As first time home buyers, my husband and I did not undervalue the importance of a reputable, quality home inspector. Michael was recommended to us by our agent, and we could not have been more pleased with our experience with him. He did an fantastic job during the inspection and was extremely thorough. He walked my husband through the entire inspection process and showed him every detail that needed repaired, or just kept an eye on. He made it clear to him which things were more urgent, and which were things we could take care of further down the line. Michael checked every detail of the roof, insulation, caulking, floors, plumbing, and more, and showed us many things that we would have never realized or noticed ourselves. After the inspection he sent a very thorough and detailed report, making sure to note which items he felt needed the most attention before we started the closing process. In the report, every detail was documented and itemized, and included pictures so that we could go through it together and decide what we wanted to request the previous homeowners to remedy. Amazing job, he showed us things we never noticed or saw when we made our offer, no one really likes spending money on an inspection, but it's so foolish not to when you think about how much money it saves you before you either buy a house you really don't want, or you don't end up getting things repaired by the seller before you close. Heritage Home Inspections got many things wrong on the inspection he made of my deceased mother's house and scratched the paint and put black hand and foot print on the white entry hatch to the attic to boot. In the report he did for a buyer in contract he claimed the master bath fan and dryer was vented into attic as he couldn't see them on back of house! So, he claimed defective attic ventilation! He also said the furnace didn't have a filter which it clearly does in the incoming sheet metal duct! Because of one wire placed along with another on same point on neutral bus he claims 200 amp service should be installed (while 125 amp panel has been sufficient for over 50 years). He also claims Certainteed 25 year shingles wear out on an average of 18 - 21 years. What does Certainteed think of this? He clearly was trying to make up problems so that buyer could ask for money to fix them. His was a very biased and in some instances incorrect report! read more
