DO NOT CONTRACT THESE GUYS FOR REPAIRS AFTER HOME INSPECTION This company did our home inspection when we bought our house. The inspection was comprehensive and we were pleased. However, they recommended repairs for some dry rot issues found during inspection. They contacted us for the repairs and we agreed to have them do repairs. We paid them up front, which I later realized you should never do. They sub contracted a company to do repairs. The sub did bare minimum, and shoddy work. When replacing some siding, instead of using house wrap or appropriate water/moisture barrier, they used painters paper (brown paper used to tape off floors when painting). Didn't bother contacting Hawkeye cause they already had my money. If you're going to use them for inspections, fine. But do not pay them for repairs. read more

This week this company came to my house to do an inspection. The appt time was 8:30 am. I mention this because the man was in front of our house before 7 am. He parked where he was blocking us pulling out of our garage. Also he kept looking into our kitchen as we were trying to eat, we had to close the drape. In 30 years hiring people, no one has behaved like that. My home is 80 years old, built to code. He supposedly found a minor case of wood rot, in one widow and the company wants to throw a tent over my entire home ( for profit). I read and examined his report page by page, with my realtor at least 8 items were lies or not even noticed. You can tell, and he told us he never went into the attic nor under the house. I'm including a photo of a carbon mono & fire detector that was in the hallway. Last week I purchased a second one for my add on. Homeowners don't patronize this company they cut corners, and they don't properly inspect ALL parts of every home. We closed on our house May/30 2023, and we had Hawkeye Home Inspection services. The first day we moved in, in July, we smelt gas in the house, and asked for assistance from our gas company. They showed up very fast and noted that the gas cook top line is leaking gas and red tagged it. Next we found out that the flours under the toilets in two different bathrooms were rotted and it had to be replaced (floors are exposed from the basement). The inspector mentioned that a very small tree root may cause problem, but he did not mention the giant oak in the front the house is almost dead (I understand that he is not an Arborist). Next, we found out that the waterlines in the walls are loose and rattle against the walls anytime we open or close the faucets, dishwasher lock down mechanism is broken, and it does not work, microwave rotating tray was not original and there was marbles under the plate to turn it, and it was not spinning. Basically he didn't spend time that he got paid for on the property. The jet tub in master never was turned on, because when we turned it on, red water was coming out! dish washer never turned on. I believe he should have noted these deficiencies I mentioned in the inspection report. We trusted them with our purchase and got very disappointed. read more

Some girls dream of their wedding day, but I dream of my home inspector. 2020 was an eventful year, due to the pandemic, but it was also personally for me. I sold my first home and six months later in a competitive market, I found my dream home. I had an inspector company already in mind. But my agent recommended Hawkeye. I went on their website (its updated now), but at that time there was man on the roof and they had sample reports that looked promising. I trusted my agent because after all, she got me my dream home and she has seen many Hawkeye reports come through. Here's what happened. Hawkeye's employee arrived timely. I won't say who specifically. We went inside and he said he will look around. I was like oh, can we (my husband and I) just kinda follow you and see what you're looking at. He was hesitate like "yeah, but I prefer to just yeah mumbling...." I wish he was more open to this, considering I am putting my hopes and dreams into this house so I would like to know what I'm getting into. Maybe some people can buy a house everyday but I'm not one of those people so I want to know what's wrong with the house. We ended up following him into the garage and that was about it. I didn't want to make things awkward. So about an hour later he comes back and says he's done. A few days later we received the report and it was so bare. Like you would have thought this was a new build and not a 2004 home. The report looked flawless, which is great right? But many inspections were missing and not clear. He noted there was a cracked line in one of the bedrooms, but did not inspect it in the attic, no pictures. He said the AC unit was old, but no pictures. Nothing noted about he roof. But he took pictures of the "foggy" windows. Um, that's the least of my worries (face palm). I ended up calling the guy (inspector) for clarification and all he said was he's not supposed to go on the roof (but when you go on their website at that time, there's a guy on the roof) and he said the attic space was too "small" for him. (Well then why not take a picture of the attic so we know how it looks like). It just seemed half-assed. I was in the middle of escrow, pouring all my money into this home and the report left me with more questions than answers. I called the owner. He said he'll send another guy out asap. I appreciated that, but although the owner listened and was willing to send another guy out. I think he missed the point when he told me, his employee that came out probably had a "bad day". Um, then eat some ice cream. Take the day off. Don't come out and do half the job. Even my agent was disappointed, she said it was the worse report she's seen. If Hawkeye truly believes the employee's report was quality, then they should use it as their sample report on their website just saying. Fast forward, the new guy Andrew came and he honestly redeemed Hawkeye. He was friendly, personable, open to us following him. And guess what?! He checked the roof and even took pictures. He crawled into the attic space where the crack was and reassured us it was probably from during construction as there was no moisture there. He took a video of the original AC unit as it turned on. He even showed us where the emergency valves were. He gave us the confidence and peace of mind that we needed. I understand you cannot take pictures of everything. But if you note something concerning on the report, it would be helpful to get an image of it to back it up. Especially, if you prefer to inspect alone without people following you. The owner did reach out to me after Andrew's inspection, but we ended up playing phone tag and we never got to speak. I rated this business 3 stars because Andrew redeemed them, but I can't dismiss what happened and all inspections should be quality inspections the first time around. All in all, if you choose Hawkeye, I would highly recommend Andrew. Andrew said he inspects home as if it was for his family. Give this guy a raise! He may not share the business name, but he should be the business motto. read more

There was water damage we were unaware of untill our tradesman point out extensive water damage in the bathroom ( carpentry was mush) and on hallway wall on other side of bathroom. Alright he couldn't see under to bathroom tiles but he will not take responsibility for not picking up lower half of wall in hallway. The hallway wall is soft enough to push a finger through. He blames our current renovator. Get some else who you can depend on. read more

I used this company on June of 2020 for my new home. They missed many items but the major one was the mold. One of the room had mold all over the wall. The mold was easily detectable just by looking at the baseboards. The baseboards we covered by large amount of sealant by the previous owner. Luckily my own contactor found the mold while we were changing the carpet. I have spent thousands of dollars fixing this issue. There were other times that missed as well including many electrical issues. But the mold was the biggest one. Please save your money and go with another company. I would also like to add, when I wrote this review, the owner of the company contacted me immediately. Which is great. He claimed that he would have fix this for me, because they have 100% satisfaction guaranteed. As mentioned, I repaired everything myself and it costed me thousands of dollars. However, when I requested a refund for my inspection costs (because of their negligence), they chose to ignore my request. So much for 100% satisfaction. He did not refund my inspection cost which was minimal, yet he claimed that he would fixed the mold issue which costed thousands of dollars. Some of these companies will have you sign disclosures, so if they miss something, you can not claim it against them. Please do your due diligence people, when searching for an inspection company. I do not want anyone to go through what I have been through. Good luck everyone. read more

I had Raymond from Hawkeye Inspection out to do a professional inspection on my property. The report we received back from Hawkeye Inspection was unprofessional and disparaging to the property. While I do not argue the facts of the inspection, the report I received back will be misleading to buyers, giving them the idea that things like an outdoor cooking station and wine fridge will be included in the renovation, when they are not, and will not be. "There is an opening for a wine cooler or something but no appliance yet." Here again this is leading the buyer to think something is missing because it says "yet". "No cook station but there is a sink at the left rear patio area." (Why was it noted that there is something missing even though there is no expectation that there be a cook station outside. Now the buyer could think that he should be getting a cook station outside or it would not have been noted.) Raymond wrote: "I do not know what state the home was in prior to renovating. Consult the seller. I do not know what was permitted, if anything." The "if anything" is editorializing, and is just one of the examples of statements that disparages the property to potential buyers. When this was brought up to Raymond he replied "I am not a fact machine," and "I just wanted to say that this inspection was very difficult." I had not questioned the facts of the inspection, but rather the extra negative editorializing and of him adding in things that were not there even though there is no expectation for those things to be there. Hawkeye sent me an email requesting a 5 star review on Yelp. I cannot give Hawkeye more than 1 star, due to the unprofessional and editorialized report, and their lack of responsibility to acknowledge and correct the report. read more

He got the report over to me promptly within hours of completing the inspection. Definitely would consider using him again when I need a home inspection completed. We've used Raymond at Hawkeye for two home inspections. The first was seven years ago when he was suggested by our realtors. He was extremely thorough and I learned a ton about our new home by walking around, climbing up, and crawling under the house with him. The report we received was timely and well organized into a nice binder, complete with photos of important items, with action items listed first, followed by less urgent items afterwards. As we lived and loved our new home, we learned just how spot on his inspection was. We addressed the action items quickly and took our time with the rest. When we recently bought another home and our new realtors suggested Raymond again, we were delighted to have him come inspect a prospective new home for us. It was a relief to have a familiar and trusted resource. This time there was more time pressure, and Raymond was accommodating, timely, and still very thorough. One of the best home inspection company out there. Im in a lawsuit with Cal pros because Im out close to 200k from an inspection they did and didnt check the crawlspace. With that lawsuit I got good at seeing different inspectors come to inspect my house. Different level of services and Raymond is very good and knowledgeable.
