Proceed with caution if you are considering this property. They reneged on my lease contract 2 weeks before my move-in, and made minimal effort to make amends. Customer service was abysmal. The property manager took no responsibility for his incompetence, and was defensive rather than apologetic throughout the process. Additionally, the lease had clearly been executed by both parties (landlord and tenant), but he tried to deceive me into believing the contract was a "pre-lease" so that I would voluntarily void the contract. To top it off, they have yet to refund my security deposit. Overall, I am appalled by the utter lack of integrity by the management office at Hanover Northgate, and would strongly recommend that you save yourself from a major headache by looking at properties elsewhere. read more

TLDR: Run don't walk away from any Hanover owned and managed property. They ambivalent about their customers the moment you actually live there. Management remains unable to communicate with tenants. Three simple examples: 1. The Luxer package room doesn't work when the Wifi is (frequently) down so services leave packages with the office. No one is then present in the office to pickup from. I've stood around 20-30 minutes with 3-4 other tenants to pickup something urgent. The property manager even managed to walk into the building, look at us, and walk on to the elevator rather than acknowledge our presence. 2. The building was literally shot up on a Sunday afternoon, leaving bullet holes in empty retail spaces and a glass window. Management never mentioned one word of this. 3. Management and Otis elevator left the building without valid elevator permits for 2+ years. This resulted in 2 of the 3 elevators being shut off for nearly a week. Nothing was formally communicated to residents about this shut off, either a reason or a timeline for rectifying the problem. This was a major issue given you cannot use stairwells to get back upstairs (except one random exterior stairwell) and the building is almost uninhabitable without elevators. read more

Made an appointment over the phone with the leasing agent Tiana, she was very informative and super responsive and patient with my one million questions as I am moving into this area after living in Silicon Valley. She made me feel like she personally put herself in my shoes and addressed all of my concerns regarding the area. I am looking forward to touring with Tiana closer to my move in date. At this point, I have lived in the building for approximately 9 months and have broken out my experience into the pros and cons: pros -Friendly building staff between the front office and maintenance crew -Apartments are spacious and nice, large closets for storage -Tenants are relatively quiet -Loading dock in building that is easy to reserve, makes moving in convenient -The building gave 3 free months of a year long parking term when I signed the lease -Clean common areas -Nice gym cons SAFETY CONCERNS -I have been followed into an elevator by a non resident who was in the lobby (which was locked after hours). The individual tried to get off on my floor and follow me into my unit. -Floors are considered "secure" as one needs a key in the elevator to go to these floors. Despite this, recently someone got on the floor I lived on and spray painted the walls in the hallway with graffiti and vulgar signs -Dumpsters are kept outside on the street in front of the building. Over the summer, an individual lit a dumpster on fire in the dumpster that went on for 10+ minutes before being put out. I am on one of the higher floors and could feel the heat through my window. Would not leave windows open at night or if leaving the apartment due to this. -Hanover Northgate management is unwilling to amend my lease for an earlier move out, despite my (what I consider) legitimate personal safety concerns. They advised they have never and will not amend a lease (despite the lease having a clause in it allowing this) so would consider this when reviewing this and other provisions in the lease -If you live on the Valdez St side of the building, be wary of the trash pickup for the dumpsters, which usually happens several different times, starting as early as 4AM (this morning it was 4:45AM). I noted the dumpsters when I toured the building and asked two separate employees on my tour and was told it has never been an issue, which I now find hard to believe. While the pickup is not run by the building, I felt misled, and when I brought this up to management, was told I was welcome to call the city of Oakland to resolve the issue -The lease does not allow guests to stay more than 2 consecutive days without written consent, and no more than twice that many days within one month. Given the fact that tenants pay for utilities and are responsible for any damage, I do not understand this provision, and when asked if we could strike it before signing the lease, was told the building would not consider it. read more

The management team is extremely uncommunicative. They do not care about the needs of residents and do not care about the services that they should have provided. The maintenance is pretty slow. The management team always promises that maintenance will come tomorrow or the day after, but they never keep the promise. It takes at least a whole week for the maintenance to come and sometimes even for a month. The kitchen disposal, oven, and dishwasher are constantly not working, and we need to wait weeks and weeks for the maintenance team to come so that we can cook. If you're planning on moving to Oakland, definitely avoid the Hanover properties; they are a disaster. read more

Wow, I've really been blown away by the Hanover company and the staff at Northgate. I toured several apartment buildings in Oakland and the first thing that's apparent is the quality of Hanover apartments over other buildings. There's lots of new construction in Oakland, but some of it shows clear evidence of cutting corners. Hanover apartments are in a league of their own in terms of design and quality of the finishings. The apartments feature hardwood floors, beautiful tile in the bathrooms, high quality cabinets in the kitchen, and Nests for heat/AC. Something that's important to me is access to a recycling and compost chute in the trash room. I was surprised so many other buildings lacked those (come on people it's California!). Aside from the apartments however, it's really the management that makes Hanover special. I've never experienced a leasing department with such a high degree of professionalism. I took my first tour with Dominic and he was so knowledgeable and patient with me as I honed in on what I was looking for. Whenever I reached out via phone or email for more information, Dominic responded almost immediately. I came back several times before making a decision and Thomlynne was super sweet and helpful. I've had a couple friends come over and they've all commented on how friendly the staff and leasing agents are. After I moved in I had an issue that was actually outside of Hanover's control, but they went above and beyond to resolve it for me and give me the best possible experience. Contrary to one of the reviews on here, Hanover was very transparent with the prices and fees. The website shows you the price with the promotion applied, but that is both noted on the site, and the leasing agents will be very straightforward with you in person. The prices are a little higher than some other buildings, but it's quite obvious where you're getting the value from. Lastly, I'll just say that the location could not be better. It's a short walk to the 19th street BART, 1 block from Whole Foods, a couple blocks from Lake Merritt, and very close to all the restaurants and bars in uptown. The street itself is very quiet and residential. I feel safe in and around the building. Now I wouldn't leave my bike in the shared storage, but that would be true of any apartment building in any major city. read more

I absolutely love the apartments here at Hanover Northgate and the location is fantastic! I had been searching everywhere and had found places that are nice and other places in a nice location, but finally found the apartment complex where I can have BOTH! The apartments are brand new with state of the art appliances. I am really impressed with how nice and spacious they are. The design is very practical and the apartments don't waste any space. I particularly love how new, modern and luxurious everything inside of them looks and feels. The location is fantastic. Walking distance to all of the restaurants, shops, bars etc down Broadway, but far enough away where the apartments are nice and quiet as well. All of the staff that I have come across here are very friendly and helpful. They are very approachable and make give the complex a great sense of community. I would definitely recommend living here. read more

PLEASE READ..... I have lived in the community for about seven months now and I must admit that the change in management has been disappointing which is probably why so many current residents aren't renewing leases. I was initially so impressed with the previous Property Manager that I signed a lease three months before moving in. Since the new property manager has been in their role the building has gone downhill rapidly. Everything from feces in the halls, elevators are consistently down and homeless people roaming the building. I put in a maintenance order July of 2023 and guess what, its January 2024 and the work still isn't done. I went into the portal and its magically disappeared. I brought this to the new manager's attention along with pictures and of course not a straight answer as to why every unfilled order is gone from my portal. While I can understand some things may be out of one's control, this manager will blatantly lie about unnecessary things and blame it on glitches versus being honest and upfront when communicating. What you pay here for rent (which is ridiculous) and not get in service is not the luxury experience as advertised. I will be joining the exodus of former residents at lease end. There are too many housing options in the Oakland area that I'm sure you won't be lied to while asking questions. As a HR professional, I can say with surety that this Property Manager lacks the people and leadership skills for the role. While looking the reviews listed below, I can guarantee they are false as the property manager doesn't even do tours which is yet another falsehood from this property manager. Not a great representative of the Hanover Brand. If you decide to do a tour after this, renter beware. Corporate will be made aware these falsehoods and misrepresentations. read more

I moved into Hanover Northgate in January 2021 and decided to wait a month before posting a review. I moved from New York City for an employment opportunity in San Francisco. I wanted a commute that was under 30 minutes on the BART. Location: The neighborhood is quiet, quaint, and has a great Walking Score. It's located a couple blocks away from Target, Whole Foods, and a Korean grocery store (if that's your thing). There are nice local breweries, coffee shops, and restaurants all within easy walking distance. If you prefer walking to driving like I do, this might be a good fit for you. Noise: There is some construction occurring across the street on Valdez (across from the main front entrance/lobby). It does produce some noise during the day, depending on what kind of work they are doing, but it isn't constant, and I can still work comfortably from home if I'm not heading into the office. I doubt anyone living in an apartment that is 27th Street-facing can hear the noise because the soundproofing is overall pretty good. I live on the fifth floor and I can only hear the neighbor upstairs sometimes when they drop something. I don't hear the family next door, and they have two young boys! Cleanliness: The apartment complex and grounds are very clean. The tenants with dogs pick up after their pets, and the lobby/elevators are always spotless. The cleaning staff does a fantastic job with also observing COVID-19 safety protocols. Mailroom: During my apartment search I saw many reviews stating that their packages went missing and that there was no accountability. Hanover Northgate organizes the package room (Luxer App secured) regularly and I haven't experienced any issues. Management/Sales Team: I've been lucky to have decent landlords in the past. Hanover Northgate's leasing team is transparent, friendly/approachable, and accommodating (and not just before you sign the lease - they called me to make sure I was settling in okay). I've mostly been in touch with Caroline, but they are all great! Amenities: Some, like the gym, are temporarily closed due to COVID-19. The management finds ways to create a sense of community by coordinating outdoor fitness classes, beer tastings, and notifying residents when food trucks are parked nearby. Price: I lived in New York and the prices are comparable to Brooklyn/Manhattan. These apartments feature large floor plans with plenty of square footage. I saw other apartments in Bay Area that had similar pricing, but much smaller units. Final notes: I signed the lease sight-unseen because I was in NY and couldn't travel just to look at apartments due to mandatory quarantines which wasn't feasible for my schedule. I was so nervous, but now that I've lived here for a month, and even in the worst circumstances of the pandemic, I'm very content. read more

We initially loved living at Hanover but it has gone steadily downhill since. 1) Security: Multiple break ins resulting in bicycle thefts and stealing from storage units. Despite the repeated issues, security is not in place (only temporarily on and off), cameras not monitored, parking garage gates not functioning for weeks... 2) Amenities: When the shelter in place orders started in March all amenities were closed because they did not have the ability to clean them properly. This included conference rooms, gym, patios, theater and the clubhouse. No increase in cleaning staff and no ability to even reserve these spaces. No offer of any compensation in return for the closure of all amenities for 5 months at this point. 3) Rent/Parking/Resident Service Fee Increases: Despite the lack of amenities, lack of security and drop in rental price on the website: when presented with a lease renewal we encountered a rent increase, a $85 a month increase to parking (even though our "reserved" spot has been taken by other tenants on a routine basis due to a lack of signage) and doubling of our resident service fees. An apartment with the same floor plan on the same floor is currently going for $541 a month LESS than what we are paying. In addition, NEW tenants are getting 8wks free, $2k off rent and 6 months of free parking. Hopefully this is seen by corporate and they make an effort to change the situation for current tenants. This is no reflection on the staff who are doing the best they can with the tools provided by Hanover. read more

With COVID-19, companies, establishments, and Governments have found themselves in unprecedented times, thus having to make necessary adjustments. Yet, Hanover has done nothing for it's tenured or long term residences. Yes, they have made the necessary "safety" changes; however, has done nothing in financial deductions for unusable area's and amenities. Instead, on boarding promotions and incentives have doubled, while rent prices have dropped for new residents. Although I understand prices and promotions change to remain competitive in market, I find it appalling nothing has been done for pre-COVID residents. Hanover should retroactively deduct rent cost effective mid March when these common area's and amenities became unavailable. We don't need the "check the box" apologies or a list of safety precautions made, we need action. Maybe this message will give us a voice, make a positive change, and reach leadership in Houston, Texas. If others agree, I encourage you to speak up so our voices can be heard. This review is purely on Hanover as a company, and not Thomlynne Healy, her leadership, or her staff. read more

This begs the famous "is there a zero star review?" THERE WAS ONE MORE BREAK IN IN OUR BUILDING'S LOCKER ROOMS! At least two lockers had their property stolen once again. We lost count of how many times this has happened since July 2019. During that time, the building didn't have appropriate lighting, locks, or cameras in and around the property. Many break ins and complaints about lack of security later, cameras began to be installed, but they had no one to monitor them. The garage was pitch dark, offering no visibility and safety to residents. The resident's garage door remained broken for months (and is broken again now) while there's open access to the garage by the public/nonresidents. At one point, the security guard was fired "for budgetary reasons." Is that a good reason to fire security particularly in a building with so many problems? Shortly after, more break ins and strangers roaming around the garage. Thankfully no one was attacked. Many people had their expensive bikes stolen and other property, which supposedly were safely stored in the bike lockers and garage storage units. By law, the landlord must ensure safety of residents and property. This is clearly not what's happening here. The Corporate Office just seems completely out of touch with reality and their neglect has impacted us all. They can't even get repairs done within a reasonable timeline, and as a result we see our right to a safe environment violated. We moved in around July 2019, and never felt safe in this building. If we weren't locked in a lease, we'd have already left. The stories are many... and aren't pretty. It's definitely a shame because the place is beautiful, we really like our apt.. the local management office employees are really nice and I know they work hard. I emphasize this is an issue with the Corporate Office, out of touch in my view. I would definitely warn prospect tenants about this property. This won't change. read more

I have never done a Yelp review before but I feel compelled to let potential residents know the truth. The biggest red flag here is that no one I've spoken to has been here longer than a year. Most move out when their lease is up. Needless to say, I'll be doing the same. There is a clear line of professionalism and attentiveness provided up until your move in day. After that, good luck. To date, I've left over ten messages with zero calls back! Theft is a huge issue!!!! My jewelry bag has been missing since the day I had a maintenance request filled! Packages and bikes go missing as well! The property is filthy, the garage is filthier, and the carpet in the hallways are saturated in dog feces and urine. They also decline to tell you that they charge you multiple times for various fees throughout the month. Expect to pay 2-4 hundred additional dollars per month outside of your signed agreement. The fire alarm frequently sounds in the night or various times in the day. The flooding affected several floors and it ultimately resulted in a nightmare for several families! Northgate could care less. I don't smoke weed and don't have anything against it but I'd appreciate it if my apartment didn't smell like it all of the time and especially when I have company!!!! Parking is a nightmare because so many people let others in the garage. So if you pay an extra fee for parking in the garage you aren't actually guaranteed a space. I see different people going into several different apartments all of the time. My conclusion is that the person leasing got fed up with the property and moved elsewhere leaving their renal space to 3rd party renters. These people that come in don't care about the upkeep of the property or anything else. Today I witnessed six people walk into the apartment two doors down with a ton of grocery bags and sleeping bags. If I'm going to pay several thousand dollars in rent monthly, I'd at least expect the basics. Sadly, this building is more like a scam. I do not recommend it to anyone. The rowdy homeless people that camp out across the street and the daily 4:00 am trash truck wake ups could stand as a deterrent alone! Be aware when checking out this property and ask residents about the place and their experience. No one wears masks properly either. This may seem okay for a college student that has not truly experienced luxury but it's not okay for the prices we pay in rent! read more

My girlfriend and I toured this spot after deciding to move in together, my rent increased in Oakland and we wanted no compromises. This place had it all and if it wasn't for the extra credit tour from Thomlynne I may not have become a resident. My bro was in town and of course she went out of her way to let us see the space (that became my future long term home) and other options in several smart, eco-tech floor plans -- it made the difference. We just moved into Hanover Northgate about a week ago and the entire process has been amazing. Before living here, I lived in an older house run my slumlords who never fixed anything and who responded to mold complaints by painting over those walls. Hanover Northgate could not be any different, and what a breath of fresh air it is! We signed our lease a couple months before our move in date, and decided that we were going to order furniture online to furnish the place. We let Dominick, our leasing agent, know that we planned to have the packages sent to the apartment before we arrived and he was beyond accommodating. Not only did he let us send the packages, but he actually personally carried our large boxes up to our apartment for us, separating them by room (i.e. couch in living room, bed in bedroom, etc.). He's also ALWAYS available for any questions or concerns I have and definitely goes the extra mile to make sure that our move is seamless and we are comfortable. The apartment, also, is incredible. All the appliances are brand new and the kitchen and bathroom are to die for. The layout of the apartment allows you to make the place really cute and maximize space. Also, we did not find that there were any "hidden" fees. The leasing office was transparent with us the entire time about how much the total rent would be, and even waived our security deposit for us because I'm a county employee. If you're looking to live somewhere relaxing, safe, and with more amenities than you could ask for, I could not recommend Hanover Northgate more. Misleading ad & pricing to bring you in. Lots of hidden fees that are mentioned at the end and the "offer" where you get $1K and 4 weeks free, so many exceptions that pretty much is non-existent. Really? they charge you for pest control and some Oakland rent tax? Makes me wonder how new construction would have a "pest" problem that requires an additional fee...I looked at 7 places today and this was the only one with all the ridiculous fees. Seems like if the only thing covered by the rent are the walls and the windows! That's not all that's wrong with this place. We had an appointment...when we arrived, we were never acknowledged by the staff even though we were waiting in the waiting area and one of them saw us but he was too busy being fabulous. The time of the appointment came and went, and I peaked at the office to ask for assistance, the gal there was nice, she was wrapping up the paperwork for the previous tour and she helped us. For the prices they want here, I am better off renting in San Francisco. read more
