You might be reading this review coz you've made up your mind to custom build your dream house and want a good quality, honest and efficient builder and you are in the process of narrowing down the best one who'd realise your dream. After having built a $700k+ custom house in Mt. Eliza through Hallbury in 2018, I can truly recommend that it's better that you look somewhere else. Hallbury Homes is not mature enough to handle a custom build. Their team are inexperienced, do not communicate well, manipulative and lack integrity. In my case, the design phase lacked proper communication. There is no single person point of contact, who would take up responsibility. The build was marred with ongoing errors and nothing was smooth sailing. In spite of the dimensions being clear on the plans, I got a narrower door and a staircase. Everyone at Hallbury acts as if they are the owners of the company, but when it comes down to getting the work done, no one takes responsibility. Especially so with the construction manager I was assigned. It's pathetic that I had 5 different site supervisors, each lasting no more than a month, because the construction manager who desperately needs a course in anger management, fired them left, right and centre. During the final phase of the build I had no site supervisor at all, well, no one could tolerate a boss like this. To top it up, he verbally abused the independent building inspector (whom I had hired) during the site inspection. Well, I can go on and on highlighting the various issues I had to face during my nightmarish build, but rather I prepare for the DBDRV/ VCAT session coming up soon. Hope you get the point. We engaged Hallbury Homes to quote our custom design home with detailed plans & specifications from our architect. To do this we unreservedly signed an agreement for Hallbury to tender building our home and paid a $1,000 fee. I did so under the impression that a professional business like Hallbury Homes would as they stated in their correspondence "prepare a detailed tender for construction of your project and will ask the sales rep to confirm his availability to present this to you" based on the scope of work items listed below: * conduct a site inspection - DID NOT HAPPEN. * obtain site information relating to the title and planning scheme - NO DETAIL PROVIDED. * analyse supplied floor plans, site and soil reports, planning permits and engineering - DID NOT APPLY SPECIFICATIONS PROVIDED. * structural analysis - DOUBT THIS HAPPENED. * feasibility study and quantity survey - LACK OF DETAIL AND INCORRECT SPECS. * establish your specifications and inclusions - DEFINITELY DID NOT HAPPEN. * prepare a Preliminary Cost Estimate confirming all inclusions and Estimated Build Pricing What we ACTUALLY got was a rushed half-baked quote lacking in detail, not following the building specifications and a salesman who had never seen the job details before and therefore completely unable to present anything of value too us. Several factors have made me concerned that the latter has occurred. The lack of contact (1 month delay in getting a response from anyone at Hallbury after paying the $1000), the minimal details availed to us, and the admission from the Sales rep himself that he did not know the details of the quote nor the project (which was the complete opposite to why we paid the $1000!!!) as well as admitting that "Hallbury Homes had not done a good enough job and you should be receiving a full refund", all point to the fact that I have not obtained what I paid for. The meeting with the sales rep (David) was certainly the most disappointing given the hour to drive to the meeting and for him to tell us after 5 minutes "probably best you chose the other builder you are working with" which led him to suggest the full refund. When the $1000 was paid, an expectation is set given what the scope of works listed, unfortunately this was certainly not delivered. read more

AMAZING BUILDER!!! We approached Hallbury because the other builders we were considering would not customise their floor plans and the one who could were so expensive we were almost about to sell our land, until we went to the Hallbury display home in Clyde North. The consultants were so helpful and made any changes we requested. They were upfront and honest about the costings and provided us with a full breakdown of the costs in a cost proposal. We only had to pay $5000 for a fully customised design, which would have cost us a lot more going to an architect. The contract phase was a bit hectic with the amount of time they allow you to make decisions, but our consultant was very helpful and answered all our questions promptly. We were on-site very quickly and our construction supervisor was so great to us. We had a couple of changes during construction and they were able to give us quotes before we signed off on the change. The quality and craftsmanship is what you would expect from a high end builder. They also finished 4 months ahead of the allocated time in the contract, which means we are able to move in before Christmas. We are so happy with the outcome and highly recommend them.
