Inspection was very professional and more complete than the other two companies we used for quotes. Measurements were made and plans drawn out on their quote. (One other company barely crawled into the space and took no measurements.) Groundworks was not the cheapest quote but you get what you pay for! Quality install, done quickly, all questions answered. Installers Tripp, Keegan, James and Ryder worked well together, were polite, and got it completed quickly.

Reached out for a quote and right before I signed the document, I received an inadvertent email telling me what they really thought about me. Clearly this company doesn't respect their customers.

Trust is 100% restored knowing that if problems come up they will take any action needed to follow up. I will also say that the work they originally did was actually to code, and we agreed that the moisture problems arose due to the nonstandard setup of my dehumidifier, NOT because of errors in Terra Firma's work. Thank you Terra Firma.*** Unfortunately, I have to drop a negative review in the interest of warning other folks that their work has gone downhill. I previously had an excellent experience with Terra Firma for management of a water problem in my crawlspace. I hired them without question again for my current property for management of moisture issues, and I didn't check their work upon completion as thoroughly as I should have. Unfortunately, about 1 - 2 months after completion of work, I discovered a large mushroom growing out of one of the structural posts in my crawl/basement. On closer inspection, I noticed that the dehumidifier water discharge line they installed was dumping less than a foot away from my foundation, corresponding to the exact spot the mushroom was growing. Moisture was the exact problem they were supposed to fix, but now they have created a severe structural problem secondary to moisture with the dehumidifier line dumping large quantities of water right next to my foundation. In other words, they created the exact issue they were purporting to fix by collecting the moisture and depositing it into my foundation. Once fruiting bodies are growing out of wood, this is an indicator that the wood is severely compromised and the fungus network has grown extensively. I now have a very expensive and serious problem to fix. I called to let them know about the problem, not sure if I will hear back from the coordinator/ the team who did the work. I am not sure if I would trust them to fix the issue after the damage they have caused, but I would accept financial remediation. If they take steps to make things right, I would update my review. I would not hire Terra Firma again for any crawlspace work, be it structural or moisture related because of the big problem they have caused. Again, just would like to warn others.

We've recommended them to countless friends and relatives over the years whenever homeowners in Seattle inevitably need help dealing with drainage issues. We've sung their praises to people on forums seeking help finding the best company to help them deal with drainage and repair jobs. Never again. Even if we set aside the fact that our last annual service appointment took almost 9 months (with four reschedules and three no-shows) to actually happen, this company is no longer even able to bill correctly for work that has been completed. We've now gotten three invoices in a row that are not only the incorrect amount, but they're for a bill that we paid in full back in February. They're not even system glitches for an old bill in the system: someone literally created a brand new invoice for the wrong amount and for services that we've already paid for, and they did it after we paid in full. No one ever answers the phone. No one calls back. We just keep getting texts with this wrong invoice over and over. The last response we had about this was in an email on April 1st, and all it said was that Ryan (the owner) had recently fired the back-end staff person who'd screwed up all the scheduling for 2024 and that he'd asked another person to handle the invoices. No apology, no attempt to resolve, and (most importantly) no follow up since then from anyone at PermaDry to actually fix the incorrect invoice that we keep receiving. We've stuck with the absolutely terrible customer service for over a year now because we didn't want to invalidate the warranty we have for the work they've done for us, and we've tried to have patience since they've done great work in the past. At this point, though, it's probably going to be better in the long run for us to just let that go and move on to picking someone else for future household needs. Do yourself a favor and choose another company.

The project had so many mistakes that it's amazing it was ever completed. During the project, they dropped the corner of the house off the supports while it wasn't supported by the foundation, they redirected AC drains to go up instead of down which caused flooding in our basement, they poured a non level, and non true wall, and finally when they replaced the framing that they had removed they replaced it with framing so poorly constructed that it didn't actually support the weight of the house. To top it off they installed this framing right before the winter holidays, and then left us with springy floors and didn't return our calls or come out to fix the problem until after the holiday season had ended. Now about a year later the wall they poured is leaking, and they seem completely disinterested in honoring their warranty. I cannot recommend that anyone use this contractor until they: 1. In addition, they gave me a $200 Home Depot gift card for the inconvenience. Ram Jack West has great customer service and prioritizes the satisfaction of their customers. I highly recommend! I originally chose to work with Ram Jack West because I felt that Chris (our salesman) was open and honest compared to other companies. When evaluating our project, he called the engineer on the spot to clarify what our project would entail which I appreciated since previous companies were wishy-washy. We were able to schedule quickly which I appreciated, and the price seemed fair for the amount of work that was going to be done. When the team came out to do the work, I reviewed what I believed they were going to do for the project. The crew foreman, Aaron, said no, that's not what they were told to do and proceeded to tell me something drastically different from what Chris and I had reviewed. My father was also present when Chris was here and verified that it was not what was discussed. I called Chris directly to clarify which he reassured me that sometimes they need to provide support to structures but the team onsite didn't think it was necessary. He "wants clients to be overprepared so that they aren't shocked if more equipment is needed". I then had to ask, wasn't this part of the costs that you originally quoted me for? He then said, he would have to check the estimate to see. After my prompting, I was returned $880. This would have been overlooked had I not asked. Furthermore, I questioned the foreman, Aaron extensively prior to the work beginning. I was worried that the way they were installing the Helical would not support the cement post properly as we were told with previous companies that it would make the cement tilt and push up on the beam unevenly. I was reassured by Aaron that it would be fine. Sure enough, after the team began the work, the cement block began tipping as they lifted the beam and we could not get the balcony back to level. The "finished" product looked extremely unstable and I was concerned about long term stability. I was again reassured by the onsite team. Despite this, I decided to reach out to the project manager, Bijoy (who I had never met in person and was only in communication with via email) and sent photos of the completed work. I also sent a company review after being prompted to do so with an automated email from the company. After this submission was sent, I was reached out by supervisor Tyler who also said he would review the photos. Tyler was very pleasant to work with and responded promptly. I received a call back from him shortly later and said that although the structure is stable, it doesn't hold up to Ram Jack West standards in appearance and they would come out to lay new cement down (which is what I thought I was paying for in the first place). The team came out again, and laid cement which looks so much better! I was very happy with the results until we had to remove the wood framing around the cement and found a hole where the helical is. It is a deep hole (at least 3 feet) and our gravel in the area falls in to it. Furthermore, I am now concerned about it filling up with rain water and further disrupting the ground. I, again, reached out to Bijoy and sent photos with questions about how this hole can be filled. I didn't hear back for nearly 2 weeks, at which point I reached back out to Tyler. After Tyler's prompting, I then received an email back from Bjjoy instructing me that I could fill the hole with anything insulating "such as foam or newspaper". I clarified that newspaper would not be water proof and also the hole is at least 3 feet deep which would not be feasible to fill. I asked if cement would work instead, which he did say I could do. Overall, the initial project took 3 guys less than 3 hours. The crew returned to place more cement a few weeks later. And I still have to spend my weekend (and money) filling the remaining hole for an unfinished project. I was really hoping I was going to like the finished product but because of the continued need for work, lack of initial transparency, and delays in communication, I can't say I would recommend using this company. I think that the Ram Jack West supervisor, Tyler, did a great job trying to improve this issue for me and had great communication, but ultimately, I still have to do work on something I spent nearly $6k to get fixed properly the first time.
