    The manager contacted me about my complaint and I am bringing up the stars. You cannot beat the location of this property. And the staff are accommodating to work with you and they handled my last issue well. The building and units are built like shi* and it can't be helped. Door handles falling off, towel racks and shower knobs falling off... I can go on.

    This apartment will charge you for damages from previous tenants even when you write in the move in condition form that there were scratches when you moved in and refuse to give you back your security deposit . My move out final invoice stated that I had to pay $247 for full paint for the entire apartment for 17 months when I only signed a 7 month lease (how much wall damage do you think 7 months would do? I didnt even have a couch nor tv in there, just two twin sized mattresses) , included $223 extra on rent because they couldn't get my move out day correct. $170 clean and sanitize charge is mandatory for every move out. They had to correct the final invoice two times. I have emailed and asked to see the revised final invoice to which they still have not sent me. My advice ask for a fresh new paint job on all the walls when you move and carpet cleaning. And photograph all the marks because writing it in the move in form is not enough. Day to Day Life At Lotus~ There's a pimp next door to me, and someone jumped over a balcony and shot someone over a drug related incident. Don't believe me ? Look it up the news articles on google. Move in fog didn't work, but I guess that doesn't matter since the gates don't work more times than they do work. Missing packages, they wont even bother to hold your mail, and you HAVE to sign up for parcel service for packages. They have amenities for unauthorized guests, but no printer. Wanna smell urine every morning first thing when you step out of your apartment? Because thats exactly what the ground floor entrance to the stairwells smell like. This is a pet friendly apartment so why not change the carpet at the entrance to tile so I don't have to smell feces every-time I step out my apartment? And what was the biggest kicker of this place? THE WORST TMOBILE CELLULAR signal EVER . 4/5 of my calls were being dropped and I had ZERO cellular internet. This is not a problem when I step out of my apartment, so make sure you have signal when touring. I also had guests with AT&T who complained about the cellular service/internet here too. JUST DON'T! Anywhere but here, consider Jade Apartments if you're looking for similar location and price. Don't say I didn't warn you when Lotus keeps your security deposit or emails you mentioning collections for THEIR calculation mistakes. UPDATE: In reply to Jeannette, I did reach out to Lotus on June 27 at 2:51pm via email for a revised final invoice, to which I still have not received.

    Dog potty area constantly filthy, the smell is unbearable.

    Don't do it! I lived here with my boyfriend for a year. Moved out at the end of June 21. 3 doors down from me a person hopped the ground level balcony into a persons apartment and got shot and killed. My car was broken into twice, management did not respond my emails (lack of care) Residents leave their dog poop and pee in the carpeted hallways, in the dog park, outside of your balcony, basically everywhere. The dog park smells CONSTANTLY! Had a guy let his dog pee on my truck. The people that moved in above me (8 months into my lease) let their kids throw stuff off of the balcony hitting the cars below. Let the kids slam and stomp on the ground at all hours of the day and night. Complained to management, they couldn't do anything about it even though the quiet hours are from 10:00pm-8:00am and the kids were vandalizing vehicles. Had some random guy walk up to my balcony and cuss out my dogs through the window (weird I know, he must have been high) A homeless person smashed the TV's down by the pool area People walking the hallways at all hours of the night being extremely loud so you can wake up to that. Cops are constantly there dealing with the residents. Amenities are mostly closed, at least the year that I was there. Never a break in the rent, when you advertise all the amenities and can't use them I feel that there should have been money taken off. The smoke detectors are extremely sensitive, if you boil water the alarm goes off. If you have pets they charge you "pet rent" every month $30 per pet. My 2 dogs don't have jobs so I had to pay for them. Elevators constantly broke down. Trash chutes constantly overflowing into hallways. Residents put their trash outside of the trash cans (indoors!) so you have to step around the FILTH to throw your trash away like an adult. Drug dealers in and out of the place all the time. Nobody follows the rules at the pool, nobody enforcing them. Had a drunk guy wake us up out of our sleep middle of the night because he was trying to open my door with his key. Someone set the mail room on fire. The doors that require a fob to let you in are broken and you can simply just open them. Views are sh%^*y you will most likely see a parking lot out of your windows. Residents allow people to air bnb their units so random people always coming in and out. The property manager Karen is useless. She does not respond to ANY emails or issues you may have. Management knows the place is fu%*+d but they can't fix it. RUN AWAY AS FAST AS YOU CAN!

    Would not recommend signing a lease in this place, car was broken into management didn't care at all, there's trash in the hallways, and they claim to have security but every time I call they say no one is on property.

    This is what I saw when I went to do laundry the first time. Lord knows how long it had been in there

    After such a weird living experience, I moved out. Sorry is not enough for me not being able to live in my unit, and having the elevator roof panel fall on my head. Was told by the manager that someone must have been moving out and had a large item in the elevator. I just don't understand how cheaply made a panel has to be to fall on one's head after a little poking. My neighbor said when he came to tour the elevator just stopped working in the middle of the tour. The same one with the broken panel. Obviously this was an issue they must have been familiar with. Too hard to give the benefit of doubt. The actual premises smell like fresh flowers but my unit smelled like dead dog and it was just one thing after the other. Just seemed they rushed the building and I just got a bad spot. As I mentioned before the people are nice and I genuinely met some great neighbors but not enough competency to run the property as needed. Don't follow the reviews, I did and later realized they were for free applications. Take a tour, and don't move in unless you see YOUR SPECIFIC UNIT in person.

    2/17/2026 UPDATE: We are getting ready to move out of state…read moreand wanted to share an update as we first moved in in 2022. PROS and WINS: -Chyla and Courtney have been here since we moved in and have ALWAYS been helpful. They're always quick to respond and do everything within their power to address issues and needs that come up. -Albert (one of the maintenance team members), he's SO NICE and always helpful and quick with repairs. There's a newer maintenance team member who does a fantastic job. He's always outside picking up any loose trash and repaired our washer quick. -The grounds were clean when we first moved in and have felt that way the entire time. Of course you have neighbors who don't pick up after their animals. But I honestly think it's gotten better. - The community spaces are always clean. It was so nice having the coffee machine in the community lounge. I really wish they would've replaced that. -They always do monthly community events. They're cute and it's fun to walk over and stop by. -The Bend outdoor shopping center has really developed and fully went up since us moving in! It's so fun to have a coffee shop, food options, workout spaces, UPS, gas, etc all within a 10 minute walk or 3 minute drive. -our carpet was fully replaced prior to our move in and on both renewals we were given a carpet cleaning voucher, so that's fun! Feedback: -I noticed the side gate tends to be opened and not latch closed. This has been reported and the front office has said it's been repaired, but it continues to randomly be unlocked. Truthfully, I just got tired of reporting it was broken. But I fully believe if I would've mentioned again, they would've looked into it. -Would love for the coffee machine to have been replaced. We loved going to the community center to play Monopoly Deal and grab a coffee when there was a machine there. Advice for future tenants: -The walls are THIN and the stairs are hollow. Our layout was in building 14 on the ground level and our master room wall is shared with the stairs. And every single neighbor above us STOMPS so loud. If you are a light sleeper, I would highly suggest not opting for a layout where the master wall is shared with the outside stairs. -Ask for bug spray in the warmer months. We did our own bug spray inside our unit but I believe you can ask for more outside. -Be a good neighbor. Pick up after yourself in the gym and pick up after your animal. Respect the shared community spaces. -Honestly if we were not moving out of state we would've renewed because overall we enjoyed being here! Review from 4/2023: So far, my experience with Solana and the leasing office has been better than I could've I asked for! And we toured 4 places in one day and nothing matched the experience we had here. We literally started our tour day with Jody at Solana, went to tour other places and came back same day to apply. The moment my partner and I walked in we were greeted and made to feel like family. Jody was AMAZING. She had so much energy and passion about her job and it really sold the place. We were pleasantly surprised about the property, i personally think the photos don't do the place justice. Pros: -armed guard at all times -24 hr maintenance ON SITE -fitness center is clean with a variety of equipment -pool looked cleaned and maintained well -we toured the grounds and looked to be maintained well Cons(more so outside of Solona control): -next to freeway (not a deal breaker for us, but you really can hardly tell -area still in development stages. We searched different apartments and she was the ONLY one out of them all, where when we walked in to ask about potentially moving in, she offered us coffee with a smile. Even though we are already living in here, anytime I come in, I am still greeted with that same energy. Other apartments, when we walked in, they looked confused, or didn't acknowledge us right away, or we had to go to them and ask for help, and NO ONE OFFERED US coffee. It was automatic for us. We knew this was the place for us when she greeted us. The apartments itself is wonderful, spacious, clean, and for us, the biggest thing was that we felt safe. Gated community with armed guards roving. The amenities and services available, the landscaping is upkept. You can tell this complex is invested and we are happy to be here.

The pools, gym, beautiful landscaping, and large grass areas are always so welcoming. Our little dog loves walking around the grounds and playing with the other pups at the dog park. And Basilica, the Italian restaurant is fabulous. We go to happy hour there at least once a week, and watch sports at the Taps & Barrels (amazing beer selection!) next door. I'm not gonna lie ... when the place was first built there were some bumps along the way, but they fixed them quickly and the maintenance crew is extremely responsive whenever we call. Now that the place is totally online, that seems like a distant memory. Our apartment is so spacious and the views out to the pool and downtown Vegas are stunning.     I recently toured Evora with my partner, and unfortunately our experience was very disappointing…read more We brought both of our dogs with us--one is an 8-week-old puppy and the other is an ESA dog who is calm, friendly, and well-trained. Before beginning our self-guided tour, we confirmed with the front office that our dogs were allowed to accompany us. The leasing associate welcomed us, provided the fob, and even offered treats to our dogs, commenting on how well-behaved they were. During the tour, however, we were approached by a resident who repeatedly confronted us about having our dogs with us, even after we explained that we had permission from the leasing office. We continued our tour, but later near the pool area, the same resident approached us again. At that moment, my dog was simply sitting on the concrete with one paw touching the grass while we figured out the direction of our next stop. Despite this, the resident continued to make comments and then took a photo of us without our permission before walking away. This encounter made us feel extremely uncomfortable and unwelcome. Our dogs were calm, leashed, and fully under control the entire time, and the leasing office had explicitly allowed them to be with us during the tour. Because of how uncomfortable this resident made us feel, we ended our tour early and returned the fob. It was upsetting that a tour we were genuinely excited about was overshadowed by this interaction. While we appreciated the kindness of the leasing staff, the experience with this resident left a very negative impression. I hope management takes note, as no prospective resident should be made to feel this way--especially while following all the guidelines given by the leasing office.
