We just closed on our Tampa Bay Home Area home today and having finished the process, I'm delighted to report Kris Kennedy lives up to every accolade he's received. Kris is a really nice guy (but let's face it ALL real estate agents are charming) Kris sets himself above the other agents starting with his professional demeanor and promptness. He is smart and shrewd a brilliantly, tenacious negotiator and an excellent communicator. He has league of professionals in his network that seemingly bend over backwards for him and thusly bend over backwards for his clients. Certainly if I had a question or a concern Kris had an answer, knew someone that did or found out and reported back quickly. He gave us excellent advice, asked important questions, custom built searches to suit our needs, and secured digital paperless portals to complete paperwork. Kris not only saved us time (his efficiency is miraculous), he saved us money A. LOT. OF. MONEY! 1. We were convinced we wanted a V.A. loan but upon Kris's suggestion we looked into it and discovered in this particular instance, using a conventional saved us about 11K. 2. After running some comps, speaking to the seller, investigating the history of the home we wanted etc. Kris was able to negotiate a savings of 24K from list price. FYI my husband and I would've paid asking price and Kris knew it. He worked his magic and saved us a total of 35K. From repetitive double charges with no return calls or emails for over 6 months, to disrespectful and unprofessional employees at the Tampa office, to smart home device fees at $30/month written into the lease that are mandatory (Mine has been unplugged and unused since move in yet I'm forced to pay $30/month for a convenience service we don't use). We had raw sewage coming up from our shower and tub and they told me they couldn't get someone out for almost 10 days to repair. We received a notice from our HOA communicating some things that needed to be corrected. We corrected them immediately and then months later received multiple HOA violation fees from Invitation Homes. When I inquired about the fees since we had corrected the issues immediately I was told we were fined for being notified (even though our HOA did not fine Invitation Homes). We've had multiple other negative interactions with this corporation and strongly recommend utilizing another rental company. Very shady business and clearly a mega corporation who has zero interest in providing professional and appropriate service.

I moved in with rent of $1,900/month, and after only about two months, my monthly charges jumped to around $2,700/month. That's roughly an $800 increase after I had already moved in and committed to the property and when I called to ask about they just said they would have someone call back and never That alone was extremely frustrating and made the rental feel completely different from what I initially agreed to. Unfortunately, that wasn't the only issue. I never received a mailbox key when I moved in, and still to this day Im not able to get any mail here including the medication the Va sends me! and there was also a maintenance problem that was already present when I moved into the property. Despite multiple contractors coming out, the issue was never properly resolved. My experience has been extremely disappointing. The biggest concern is the unexpected increase in monthly charges, but the lack of follow-through on basic move-in and maintenance issues made the situation even worse. If you're considering renting from this company, I would seriously recommend looking elsewhere and getting every single charge and responsibility in writing before signing anything. Based on my experience, I would not rent from them again.
