I asked for help in reviewing a legal agreement to be notarized that I mocked up with AI and was told to zelle them $350 prior to getting to the document revised. The document I needed was time sensitive and when I went elsewhere and got it revised within a day, Giannantonio & Roth did not refund my $350. This was over 6 months ago and they won't even return my call to explain to me why I can not be refunded. read more

Gary and his entire staff was an absolute pleasure to deal with through the process of buying our new home. As a first time home buyers we had a lot of questions and Gary was more then happy to always explain everything. He really cared about our process and made sure everything was on schedule. Years ago we were going to buy a condo and the deal fell thru. Gary made such an impression on us that I kept his number because I knew I wanted to use him for a future purchase. I am not impressed with the way this firm handles its prospective clients' business. My husband and I needed an attorney's services in regards to a simple 4-page contract. I used the contact form on Giannantonio & Roth's website on Monday. I never heard back from anyone. I called their office on Tuesday, but I went straight to voicemail. Again - nobody returned my call. On Wednesday, my husband was finally able to get a hold of one of the attorneys - Gary Giannantonio. He was pleasant enough on the phone, thus I've added an extra star to this review. Mr. Giannantonio quoted us $250 for the review of the 4-page contract. He asked for additional $150 to draw a letter to the other party of the contract, in case that we needed one. He promised he'd send us a retainer agreement. We received it on Thursday afternoon and there were several mistakes on it, such as the address of the property in question. (Really?!) My husband made the necessary adjustments and e-mailed it back. Silence. He called back and was told that the attorney is in a meeting. What a surprise. *Sigh.* In my opinion an attorney who deals with reviews of contracts should be very precise and detail-oriented. I also believe that when you've made a mistake (or a few), it is important to call your prospective clients, apologize and discuss it further. Even if that sometimes means making time for them after business hours. I called their office one more time on Friday morning, right after we received a request for a retainer payment. Once again I had the pleasure of listening to their answering machine. I left a message, but nobody bothered to call us back. My conclusion was that they don't appreciate our business. I guess they are too busy with more important clients (or ones that pay more.) Naturally, we took our business elsewhere. read more

I used Gary as our real estate attorney. I was not impressed during the 90 day period in which we waited repeatedly for him to get around to sending out letters/reviewing them (to the point that we were supposed to close on our house a week before Hurricane Sandy but when things fell through and the storm hit we ended up being backed up for weeks), but I was not put off enough at the time to write a negative review. However, after living in our new house for several months, we realize that as our attorney he failed to protect us on several fronts. During our home inspection, the inspector found live termites. When live termites are found, it is usually a non-negotiable fact that the seller must treat for termites. The seller agreed to this and sent over the paperwork. When termites began swarming in our house the following spring, I looked up the paperwork. The sellers had simply sent over an identical termite inspection to the one I already had, but not done anything to rectify them. The sellers' attorney drew up all the paperwork for our pre-Sandy close date that we missed. No one ever corrected the sale date on the deed, so we became responsible for all the utilities AND the taxes from the incorrect close date (and in NJ we all know the monthly taxes are ridiculous). I just had my water turned off with a 6 month old who drinks formula at home because of a bill from before we took ownership of the house that the sellers never paid, but because of the incorrect close date filed to the town, it is our responsibility. Obviously, the responsibility ultimately lies with us, but the whole reason I spent a couple thousand dollars on a real estate attorney was to look for this type of stuff. I would not recommend Gary to anyone. read more

Notwithstanding the buyers constant throwing of all sorts of wrenches into the deal, Mr. Roth's skillful negotiation skills and knowledge of law helped us to overcome and prevail on the issues at hand.
