Mike Turner did the appraisal for my house as part of a divorce buyout. His actions were harmful,…read moreout of line with that of other professional appraisers, and ultimately cost me a great deal of money. I have since submitted a report to the Bureau of Real Estate Appraisals (BREA), and after completing their investigation, they just alerted me that Mr. Turner was found to have committed gross negligence and has surrendered his license. I had 6 other appraisals: 3 licensed appraisers and 3 real estate agents that provided market analysis reports (my ex did not agree with the initial appraisals about the price and wanted more money, which led to continued appraisals). Mr. Turner's appraisal came in at approximately $1 million dollars higher than the average of the other appraisals, after he (1) had two extensive private phone conversations with my ex-husband, and (2) received an emailed list of "suggested" comparable properties from my ex-husband. My ex-husband was clearly out of line, but Mr. Turner's job is to provide an unbiased appraisal regardless. However, 5 of the 6 properties in Mr. Turner's report were from my ex-husband's list (and not used by the other appraisers). When I asked him to explain why his estimate was such an extreme outlier from the other estimates, and almost identical to what my ex-husband sent him before he completed his appraisal, Mr. Turner suggested that it was a coincidence and wrote: "I can't say for sure how [ex's name redacted] chose the comparables but if I was to hazard a guess, I would say he used the same search criteria that I did, hence had similar results. The reason I think this is that during the screening process he ask[sic] what my selection process was. If he had access to the MLS through a local RE Agent, it would be easy to replicate my results." He also suggested that the other appraisers, who had never met each other, have years of appraisal experience, and appraised the property at 6 different times, were all using faulty data. He wrote: "For all I know they use each other for a data source so the logic becomes circular. If one is wrong, they are all wrong." I already signed a legal document binding me to use Mr. Turner's report in my buyout price from my ex-husband when this occurred, and it led to a huge financial loss for me. His actions made me feel financially violated in a way I have never experienced before. Thankfully, the Board of Real Estate Appraisers agrees and has decided this man should not be licensed. Please protect yourself.
