This is a in-depth and honest review of my time living at Forest Rim. I lived here for four years in a second floor unit. I thought it was great at first, though you have to live here for a while for the cracks to begin to show in your first impression of the apartments. The Upsides: Appearance- The interiors of the apartments look beautiful at first glance. My unit was recently refurbished when I moved in, with fresh paint and refinished kitchen countertops, and I loved the vaulted ceilings and big closets. The installed washer and dryer were great, especially after years of using a laundromat. Management really cares about the appearance of the apartments, and they prioritize landscaping and maintaining the well kept exterior aesthetic of each of the buildings. Location- Forest Rim is in a convenient location and is a short walk from Nyberg Shopping Center, Browns Ferry Park, and the Tualatin River. There are several gas stations nearby, a Domino's Pizza, a McDonalds, Five Guys, Chipotle, Jamba Juice, and a 7/11 across the street that is open 24/7. The Downsides: The Price- Though this isn't unusual in the Portland Metro, the cost of rent is far too high for a one bedroom apartment. Though it was reasonable for the first year I lived here, it has increased by two hundred dollars a month in the years following with no increase in the quality of life of the apartments. Bad Neighbors- The apartments are poorly designed since each unit has paper thin walls. This means you're at the complete mercy of your neighbors. I've been woken up at 3am by my next door neighbors in a shouting match, and my downstairs neighbor loves to crank up his music with the bass on full blast, sometimes enough to feel the stereo through the floorboards. One of my neighbors was a drug dealer that was escorted off the property by police. How he got approved to live here, I'll never know. Although you are required to pick up after your dog, the rule isn't enforced and not everyone does, so you have to watch your step outside. Parking- The parking situation is terrible. If you don't want to pay the extra $50-100 a month for a reserved covered parking spot or a garage, you may want to be home by 7pm at the latest, otherwise you will be stuck walking. Sometimes this means you're walking from opposite side of the apartment complex, in the dark or the rain. I paid the extra amount to have reserved covered parking since I work a late shift job past 10pm, and several different vehicles started parking in my spot. After this became a problem over the course of several months, I tried calling the towing company that is advertised by the apartments, only to be told they no longer offer their services here. Smoking- If you are a non-smoker, you really don't want to live next to someone that does. Although the apartments are advertised as non-smoking, the rule isn't well enforced and because of the thin walls, your home can smell like a chain smoker lives there, just because of your neighbors. There's nothing worse than having allergies or having your home or clothes stink because your neighbors felt like smoking a bunch of joints or cheap cigars. Construction- The apartments may be periodically under construction, such as having someone replace the roof tiles or repaint the siding. There will be little announcement of this, as I woke up one morning to find a strange man on my outdoor balcony replacing my deck railing. The Summer Heat- The apartments have no AC, and since management bans the use of large window units, you're limited to using your personal small AC units. Every summer, even when keeping the windows closed and the blinds shut, my apartment would reach an indoor temperature of 80-90+ degrees with two AC units on full blast. The Ants- Another common sight in Oregon. Carpenter ants are an intrusive problem, and came out of the flooring, the cracks in the walls, and even the plug in sockets and light switches. Buying ant poison and ant traps are a must. Management- While they won't assault you with endless apartment inspections, the laid back attitude of the management office makes it seem like they don't actually care. When my car was broken into in the parking lot, when it was parked right by the front office no less, there was nothing they could do. Private security occasionally patrols the parking lot at night, but they never get out of their car and are ineffective at deterring petty theft. While Forest Rim Apartments look beautiful and may seem reasonable, and are honestly more like 2.5 stars out of 5, the negatives outweigh the positives. While very far from the worst apartments I've ever lived in, there are too many downsides to honestly recommend Forest Rim as a great home. read more

Hello Yelpers, I start this with ... I have not lived in an apartment complex in three years. I just didn't care for layered living BUT wanting to live by myself has now become more important. I just LUV it here. I have a view of trees. It's surprising quiet here (am I'm very noise sensitive). The staff is terrific - they take care of all the little things that are so important to a consistently good living and lifestyle experience. I am a current resident of almost a year. While the apartments are a little on the expensive side, the location and the interior of the apartment itself is worth it. With that said, I have a few issues with Forest Rim Apartments that make us not want to renew our lease: 1. When you call the office and no one can answer the phone (read: no one EVER answers the phone during office hours) or they are closed, you must listen to a LONG message about how awesome they are. At the very end, you are given the option to finally leave a message or call the after-hour emergency number. We have needed the after hours number twice - once for a broken toilet and once for our fireplace backing up, resulting in smoke everywhere. When you call the emergency number, an automated voice picks up and says "leave a numerical message" then beeps and hangs up after a few seconds. I brought this to an employee's attention, which said that he would "fix the problem". Two months later, I had to call about the fireplace - same message. Had to call the fire department. When I called the office the next day, the employee told me that the emergency number is a PAGER and that you have to leave your phone number. Why didn't the employee I spoke to a couple months ago tell me this and why did he say he would fix the problem? What??? A pager? What year is this?? And why are there no directions in the 10 minute message for the office's main number? Why are there no directions when you call that emergency number? 2. The parking is terrible. If you haven't bought a covered spot or garage space, you are screwed. 3. My boyfriend is a cop who works at night and sleeps during the day. When we signed our lease, we were told that we would be notified of daytime construction/maintenance that had the possibility of being loud near our apartment so he can just sleep at the station. No one wants a tired cop responding to their emergency, right? Well this has never happened. I know I am expecting above and beyond with this, but don't offer to go above and beyond and then not do it. lame. In summary: Meh. The apartment itself is nice, but the conveniences we expect for the amount we pay just aren't there. read more

We've lived here for about 7 months now, after doing a lot of research on another apartments in the area, this was the one for us! Tualatin River trails in your backyard, lots of greenery to walk our dogs, fellow neighbors are kind and courteous and the staff is always hosting some sort of community event. Although this complex is near busy Nyberg, our apartment is located in the back with a private walk way where all you hear is nature sounds. We love living here and hoping to renew our lease (pending prices) - if you can afford to live here, just do it! read more

After looking everywhere in the Portland area we settled on Tualatin and the Forest Rim Apartments last year. It's the perfect location, right off I-5 and near many shops, but nestled in a quiet wooded area along side the Tualatin river. The new Tualatin Greenway Trail allows us to walk or bike into the center of town in just a few minutes for shopping at New Seasons or Fred Meyer. It's a really walkable community with the new path nearby! The staff at Forest Rim (Sonia, Ashley, Jason and Brian) are all very professional and helpful. They respond to maintenance requests very quickly, and were especially helpful when we wanted to move to another apartment in the complex. Our new apartment is very bright, modern and spacious - we really love it. It's very quiet here, day and night, but I recommend getting an apartment on the top floor to avoid possible noise from creaky floors/ceilings. The lounge, pool, jacuzzi and gym are all very nice and clean, with state-of-the art new gym equipment. Parking in open spaces can be tight so you should plan to get a paid space or garage for a convenient location near your apartment. Overall we love being here in Forest Rim and highly recommend it. read more

Nice cozy apartment. Three bedroom with a fireplace. Nicer neighbors than another complex we moved from for the extra room for an office. When there is nothing on, like a TV or fan, I hear the neighbors walking around and can even hear them talking. That's apartment life. I sleep with a fan on. I hear nothing but that fan. The mornings seems peaceful. This place is still very new to me so everything I am stating are first impressions. Two weeks. I haven't smelled weed here like the other place. That's a plus. The fireplace is nice. It's located a safe close distance to a hospital which makes me feel better. I have some moderate medical issues. There is a park trail that I can easily access to walk to a shopping center or perhaps a park that isn't too far away. I have yet to walk the trail but I walked a short walk from this apartment to the shopping center. read more

Ashley made the application and hold process very easy! The property is clean and the neighbors seem friendly. Every apartment has been remodeled and, for the cost of apartments in Portland these days, you get a quite a bit for your money. This is one of the only properties I've found that offer garages close to your unit for less than $100 a month! Also, this community is right on the new Tualatin trail so lots to do in the area! I lived at these apartments for way longer than I should have while saving for a house. We were a clean, stable family of 4. We were never late on rent. We did not damage the carpets, walls, blinds, counters, and I spent two full days cleaning carpets, walls, floors, counters, bathrooms, and they still found a way to make sure we owed money when we moved out. They make rules they don't enforce such as no smoking and clean up after your dog. God forbid you bother Kelly if she's on her lunch hour or any other hour for that matter. They claim luxury and use cheap appliances, cheap carpet, and then stick you when you move out so you owe them money. The only good thing about this place are the maintenance people who were responsive and skilled. read more

I have LOVED living here! This complex has been my home off and on for 7 out of the last 10 years. Every time I leave I always come back. The location is perfect, especially if you are a commuter. It's right off I5 tucked behind the Nyberg Woods shopping center. The complex is pretty quiet and just gorgeous. We had an upgraded one bedroom (the Trona) and loved it. The layout is great and very spacious. I loved having a laundry room in my apartment! The staff here is awesome. The office staff has always been really helpful, especially Sonia. I always felt like Sonia went above and beyond and she is incredibly kind. Go see her when you check the place out!! The maintenance staff is great too. They always responded to our service requests promptly. This place has a very cozy feel to it. I highly recommend checking it out. read more

These apartments are beautiful and well worth the money once you consider all the amenities, I really enjoy living here except for dealing with the property manager, Wendy, she's a monster and thinks she's better than everyone else. The front office leasing crew/reception are extremely nice and helpful alongside the maintenance crew. Every time I put in a work request to have something repaired, they do it within a day at the least, if not within hours of my request. I also love that the tualatin greenway trail is within access from the apartments, I can enjoy beautiful scenery through the trail right in my backyard! One perk that will keep me here most likely for awhile. Another perk, i'm within minutes to I-5 and theres conveistores within walking distance. Also, Forest Rim just stepped up there game with getting a new coffee machine( a fancy one, not a keurig type coffee machine that is the norm in complex's) One negative is, I really wish I could have an air conditioner in my window for these hot summer days, but I imagine most complex's don't allow those. Update: upon my last complaint about not being able to have an air conditioner, it looks like although I was asked to take my air conditioner out, other folks are allowed to have them, because there are plenty that have them, so I can't help but feel a little singled out. I wouldn't rent here due to the sole reason alone that there's no central cooling and you can't have an air conditioner, so the summers will be pretty bad read more

I am a current resident at Forest Rim Apartments and can only give 3 stars. On the positive side, the interior look of the updated apartment units here is great. I love the granite counter tops and that the walls were already painted a nice neutral color. I have only had a few issues with my apartment and the maintenance staff has been wonderful and taken care of them promptly. So, why only 3 stars? The office staff here is terrible. They are the least friendly and most rude apartment staff I have ever encountered. They are not helpful, and seem to always have a shitty attitude. If I choose to move out of this apartment when my lease it up, the staff will be the reason. read more

I've lived here for 2 years and don't plan on moving anytime soon. The location is great, we're walking distance from Starbucks, Five Guys and Chipotle and right near I-5. The office and maintenance staff are very knowledgeable and friendly. Ashley in the office is great, she always listens to me when I have a concern and takes care of it right away. Absolutely love living in these apartments! Kelly and Anna are amazing and so helpful if we ever have a problem or question. Ashley is by far one of the more nasty human beings I've ever come across. From the day we moved in she's made us feel uncomfortable- which is typically why we go through Kelly or Anna for anything. I've talked to other tenants here at Forest Rim Apartments and people seem to get the same uneasy vibe from her. Also, it's very coincidental that anytime she is working and I call the front office-my call gets ignored but then thirty seconds later I can call with my number blocked and to my surprise she answers!! This may make me sound like an obnoxious tenant who calls the front office too frequently (haha) but I'm referring to maybe five or six times I've had to call in the past 6 months. Ashley seems like she doesn't enjoy her job due to the fact I've never seen her smile at anybody in her presence.... including her co workers. And we've heard her verbally bad mouthing other tenants while in the clubhouse. I would give 5 stars if you would kick Ashley to the curb! Otherwise everything about Forest Rim apartments is awesome! I've been at Forest Rim for 3 years and, in my opinion, there's a lot to like about this place. I think it's pretty well maintained, it has a GREAT location within walking distance to many restaurants, shopping, a great park (Browns Ferry) and excellent access to the freeways. My experience has been very positive as it concerns responsiveness of the management team. They've come to repair or replace appliances, sent a team to clean my carpet at my request and overall have been VERY reasonable to deal with. I have been a resident of Forest Rim since 2014. My first year and a half were impeccable. With Sonia, Ashley, Josh and Brian being their main staff - everything was great. Maintenance requests were completed within days and the staff was eager to work around your schedule. The only complaint at the time - was rent was increasing. In 2015, not much had changed except there was a lot of construction going on around the village. When someone moved out - upgrades were being done. Again... rent increase. Since the beginning of 2016 - several things have happened. Change in management... Loss of care for its tenants. I can say this based on the previous years of being here and seeing the changes. I do know our current staff is Wendy, Ashley, Kelly, Brian and Jason. Brian and Jason are still terrific and remember, they are guided by the office and projects are now based on priority instead of first come, first serve type of order. I had gone out of town on emergency leave and during my absence, I had to get a roommate to help with expenses and pay half the rent. When I returned in mid March, was the first time I saw my new apartment. I moved from a 2-bedroom to a 3-bedroom. Within my first week back from emergency leave, I noticed our main entry was dreadful. The main light outside the front door was/is covered in cob webs. Also, along the side of the steps... same thing... along the eaves are ridden with cob webs. Forest Rim (in my previous apartments), had a service where you could order a pressure wash of your decks or patio areas. Since I first reported this, I followed up with sending or showing pictures to Ashley so she could see how bad it is. She had Brian come look at it who brushed it off and said he'd order a new light. I followed up again - just recently with Ashley who said she would get this scheduled. It is now October and I am still waiting. We're paying $1,675 a month rent for a three bedroom, 1100 sq ft. apartment. I do expect better service, communication and follow-up from staff. In June - We were given a letter stating that from June 6th - June 10th - that we were getting our roofs replaced and that we needed to cater to Forest Rim while they complete this project. Parking is already difficult but now, we were having to find even more parking to fit their equipment and their schedule. For those who had pets - no accommodations were provided. I will say that accommodations were made for those who worked shift work and would normally sleep during the day... This was definitely a big Kudos to the complex. Everyone else however, needed to suck it up and work off their schedule. June 10th came and went and roofing project was still not complete on our building as promised. Week 2 has now come and gone and project was not completed. Week three came around when I called and expressed my dissatisfaction as this specific week, I had a huge project coming in and I needed quiet time on certain days and certain times that the complex already knew about. They finally got our building done. Next... gutters... we needed to take all our stuff off our patios and allow the workers access to our patios if needed. A schedule was given and like the schedule for the roofing project - workers would show up unannounced (not a scheduled date), causing dogs undo stress. Just another comment about what is to come to Forest Rim. We will NO LONGER be able to have window air conditioner units for those ninety plus temperatures. We do not have ceiling fans and now - we won't have AC. There are plenty of seniors and young people and children here. IF they're taking away our ability to cool ourselves down - then - they need to start incorporating air conditioners onto this property. read more

Beware of Apartment H202. The current family just broke their lease and moved out. They were experiencing strange things while living there. They found out that someone had killed them self in the apartment. The family stated that things were moving around they saw strange things. Cuboards would slam. They fire alarms would go off for no reason. Their three children were terrified and they ended up sleeping in one room. We believe that the family before them may have also broken their lease. They are already showing the apartment to people and I am pretty sure they are not telling anyone about the suicide. read more

One of the worst apartments I have ever lived in. The office staff is rude, never available and unprofessional. We have repeatedly requested for maintenance to fix problems and they never show up. The walls are so thin and unfortunately we have an upstairs neighbor who is up all night long, I have not had a full nights sleep since we moved in!! Thank god we signed a short term lease, we are moving out ASAP. read more

Pool was being renovated... all... summer... long. Whose idea was this? It gets hot as heck regardless of the tree shade (which is nice) but this was unexcusable. Do it during the off season and put a mobile tent over it so it stays dry if that's the problem. Also it's very hard to get a hold of the office staff and sometimes they're closed at random times when they should be open with no note or explanation. read more

When going on a tour at this complex it seems very grand. When you actually move In you realize all the flaws. I live on the third floor and all the floors are squeaky. Next the walls are very dark and there is not enough lighting in the place which is depressing! With no ac in the units for the price you pay it gets very hot In the summer! There is never any parking and they charge for garages and car ports. The people under me always grill so I can never leave my patio door open due to the fact the smoke trinkles into your apartment and your apartment is left smoky! When working out in the gym they do not allow you to play loud music. Once I went to the gym early in the morning and two old ladies complained about our music all though it was 6-7 in the morning and the office wasn't open they put a letter on my door the next day talk about profiling how did they know it was me and my husband sad. Office also complained about are loud music, my husband has tinnitus but they don't need to know that just thought it was stupid that we couldn't play music out of a portable speaker to enjoy a workout, it's only two people in the office anyways. Your unit is shaped like a rectangle and gets very cramped the kitchen is small not enough storage space and the utensil drawers are smaller than normal! The bedroom closet shelves are not even reachable. My bathroom and bathroom floors started getting green spots over it not sure if it was mold or what it was but i managed to get it out. The toilet is not very strong when flushing it and the water pressure in the shower is very weak! I would recommend finding a different apartment for the same price! Someone placed a note on my car once I parked in the redzone came out there was a not on my car saying no parking mind you people park in the spot all the time even my husband more than ever and I never once seen a fake sign on anyone's car so I believed I am being profiled at this complex do not move here. Also people have dogs and never clean their dog shit I have stepped in it before. Notified management they cleaned it once instead of sending out something to residents about the dog shit, there Still is dog crap every where around the complex! read more

Happy place to be and worth the money!! We live in the two bedroom jade and have been living here for about 6 months now. Sonya is amazing and she has been so helpful to us and have made us feel at home. Every cent you put into rent is used and they keep everything updated and just made a new sign and roofs! I love having all the privacy that we do and our deck overlooks the river. Our home is beautiful!! And we haven't have any issue with the applicants. The staff is always happy to help us and make us feel at home! Our down stairs neighbors are friendly and our upstairs neighbors we don't really hear anything then some bumps and light foot steps sometimes. The only thing that frustrates me with the apartments is that we are next to the path so people will ride there skateboards at 1:00 in the morning and you can hear a really really loud noise that will wake you up. Also we live right behind the mall and they send out a street sweeper that comes by around 12:00 at night and makes it hard to sleep. Also last night we had a leaf blower come by and blow leafs at 12:00 at night!!!!?! But those things are not even the apartments fault it's just one of the downsides of living the side we do. I do wish the trash service would come more and we had a bigger bin for recycling in my section. I do also wish people would pick up after there dogs in my area but since it's hidden lawn people think they don't have to pick up after the dogs.... read more

LIving at Forest Rim was not too bad, until new management took over. Ben, who runs the office at this location, is truly one of the most unpleasant, arrogant, and rude human beings on the planet - and a lot of residents have reported issues with him. He was the deciding factor in our choosing to move elsewhere after nearly 3 years there. Never had a problem with prior managers who worked there. The apartments are also overpriced for what you get - very small floor plans with limited windows (and light) in the one bedroom apartments. It's not a bad location in terms of commuting, but that doesn't offset all the negatives. read more

I really enjoyed living at Forest Rim for the year I was there. It's a great location and really loved the river walk. They were right on top of any repairs that were needed and always very friendly. There are a couple of things that I feel need improvement tho. One is that I lived at the back of the development and I felt the landscaping was not very well kept back there 'out of the public eye'. Also, I complained about dog poop not being picked up and asked that some signs be put around and nothing happened. When I moved out I cleaned the apt knowing that they would likely replace the carpet and charge me (dogs). But they charged me over $200 for just cleaning the place! When I asked about it they sent me pictures of the things they thought needed more cleaning and they were ridicules. A tiny black speck here and there! So, beware! Don't do any cleaning - they will just redo it and charge you!! read more

For other reviewers, if you want to speak to the staff, just walk in during business hours. Main negative is that some of the apartments can be dark on the inside. read more

I have lived here at Forest Rim for almost seven months and I adore the place! It is in a beautiful wooded setting along the Tualatin River, but great access to both I-5 and 205 for commuting (we say the traffic sounds just like the ocean - hah!). I cannot say enough about Sonia and Ashley and how responsive they have been to my questions and concerns. Sonia gets back to my emails or calls very quickly. My few maintenance requests have been taken care of in a short time. There are always ongoing small issues with any apartment complex, but I have found Forest Rim to be a wonderful place, and very quick to respond. I live on the third floor in a two-bedroom and love all the light and airiness of my apartment. It is spacious and comfortable with large closets and bathrooms, and having two balconies for outdoor space is a plus! Mine feels like a treehouse! It's a great mix of nature and suburban city life. Parking can sometimes be an issue, but there are covered spaces and garages available for an extra cost. It WOULD be nice if each apartment had at least one designated uncovered space somewhere included in the rental agreement, but overall, I have had to park a ways away from my apartment only a few times in the last seven months. Most of the time we can find spaces not too far away. I have never had an issue with finding pet bags to use, safety concerns, or having my residential needs met. It IS an ongoing challenge to enforce people picking up after their pets (as it is most places), but overall, it's not that much of an issue since there are lots of natural spaces nearby. And Forest Rim will become smoke-free next year! Also, very close to a good hospital, shopping and restaurant options, three great grocery stores, an awesome library, and many amenities, including a new LA Fitness and the WES commuter train to downtown (if you can bear downtown Tualatin's awful traffic control situation!). I would highly recommend living in Forest Rim. It may be a bit more expensive than some, but I believe it's worth it! I'm very happy with my home here. :) read more

Horrible staffing. We went in to get a tour.....nobody would help up. One guy was sitting at his computer, he saw us walk in, but didn't get up. I even stood in his doorway, hoping that he would have helped me then... but no. So we left. If you go for a tour or just wanting information, expect to wait for a long while, until they decide they want to help. read more

This really is a nice complex. Modern appliances, a gorgeous forest setting, and an active- and visible maintenance crew. You actually see where money is being spent (new roofs, constant upkeep, a wonderful new pool area, etc). Staff is very bright, very responsive. Sonia was able to handle my last minute moving crisis exceptionally quick, and she clearly is an expert. I wouldn't bother comparing other apartment communities in Tualatin, if you are moving here. Forest Rim is the nicest. read more

Forest Rim Apartments are well over priced. There are continuous issues with parking and trash removal. Water and sewer bills are through the roof. With two people in our apartment the water and sewer bills are nearly $100 per month, well over what I ever paid in my previous home with 4 occupants. They complex is clearly over billing based on the water and sewer bills from the city, which are public information. The apartments are not well insulated and heating bills are crazy. The baseboards and wall units have to run non-stop to keep the units warm in the winter. Our electric bill was over $200 in december...for a two bedroom, two person apartment. The complex is pet friendly but they do not enforce leash or pet waste policies. Good luck finding a pet waste bag on the property, even though you are charged a pet fee every month for that service. The spa, which is listed in the lease and as an amenity has not worked for nearly a year. Good luck getting your service request responded to. Be careful because you might find yourself living next to a 2 bedroom apartment with 10 people living in it. Not to mention an unapproved resident with a felony background. read more

I'm ready to give my notice tomorrow. I'm a mature adult and have no more tolerance being talked to like a child or worse - an idiot. Their office person, Emma, got under my skin on day one - telling me that I didn't want a garage when inquiring about one. She has so much nerve and so full of her own pseudo self importance it's nauseating. You can't have a conversation with her without her inserting some condescending, insulting remark - in her oh so superior tone. Who does she think she is - beside just offensive and an office worker who shows apts. The others talk to you with respect and allow you to have an opinion but not Emma - she knows all and knows what's best for all - when it's none of her &$#@ business. I think it would be worth the 1.5 month rent penalty to not live here anymore and be subjected to this group in the office. Otherwise, I like the apt. for the price and grounds are nice. I have no idea why little apartments showers everywhere think they're so superior the tenants who usually have better jobs and make more $$ than they do -guess it's just ignorance. read more
