The owner Silver hammer properties as well as PFP(who took over lease after we withheld rent from landlord due to habitability and lack to properly address our health and safety concerns, or fix the problem), both failed to have professionals properly mitigate the mold. When we were notified PFP took over lease, it was apparent that the owner was more concerned about past due rent than the actual habitability issues. I was dismissed, talked over and yelled at, taken advantage of and above all disrespected. The lack of professionalism is appauling. We were sick the entire time we lived in the back house. When it started growing out of the walls, we started putting the pieces together. My husband has a profound allergy to what was found in our home. We had the air tested. We have pictures showing mold growing essentialy everywhere. We lost nearly everything we own due to mold contamination as we had to put our health and safety first. We were removed from our home, but only after I had to send the warranty of habitability letter to PFP. We were placed in a slum hotel with our two dogs for two weeks. Then I personally met with several of the contractors due to PFP miscommunication. We were more or less pushed into the lease we have now with them. We moved in with nearly nothing since everything was contaminated. We ultimately abandoned everything due to a poorly handled situation. I refused to sign both of the settlement agreement and mutual release agreements they sent to us. As a non disclosure was included... Needless to say trust nothing they say and keep record of everything. PFP is the worst property management company I have ever dealt with I do not recommend. It is far from a Christian business. PFP response to my post on social media. It has come to our attention that there are posts on social medial that are slanderous, defaming, and harassment, I am going to ask that they are removed and if they are not we will be pursuing legal action. Also since we are the worst company ever and you wish to slander us. Please let us know if you would like to end your lease and move out of the property you are currently in. Thank you. He knows how to go above and beyond in making sure everything is done appropriately, and most of all, he is a man of integrity. This was especially important for me, since I live out-of-state. He had accurate answers for questions we asked, unlike other realtors we spoke to. When we had issues with the inspection, he immediately offered companies he has worked with in the past and made the process of repairs so much easier.

Their handy men are scuzzballs that show up drunk. They tried to get me to cut the huge ass tree limbs from the tree in our front yard instead of having a tree service come! WTF?! They will do everything they can to avoid you...it's all about the Benjamins. They screw their clients over by charging them for services and don't do squat. Good luck if you rent from them...you're in for some serious babysitting if you need anything taken care of.

I took time off to put 2 bedrooms in the basement to help it market. Before we even had it on the market or finished, they wanted to show the house. Okay. The people loved the house and were supposedly going to put in an offer. But, we had no contract with the realtors, yet. So, they wanted us to sign that contract right away. Right after we signed....nothing. They didn't say anything about these "clients" that were so interested. A week later, I told them to find out what happened. My thoughts....brilliant scam to get people to sign right away. They wanted us to lower the price after one week. Not a chance in this market. Then they kept asking when it would be finished. I had already given them a time frame. We did get it finished and immediately had multiple showings. One of the signed that day. Inspection time, I was told NOT to be there, in my own house! Okay. I could get in the way. But, when I returned, the refrigerator was broken, the freezer lid was very dented (creased), and a desk had a long scratch on it. Your realtor is supposed to advocate for you. Not K & O! They gave me info so that I could call and get it resolved. They didn't know how this could have happened anyway. Enough of that client...I wasn't interested is selling to them. My realtors didn't like that. No one ever claimed responsibility for any damage. I understand things happen, but TAKE RESPONSIBILITY! Next clients. As soon as they put it back on the market we had another offer. It is ridiculous to take it off market. I would have liked having back up offers. This client (after going through many hurdles) ended up buying the house. However, I had to call the realtors to c hange the paperwork because it wasn't done right. If I had just signed it, not reading over it page by page, it would have cost us thousands of dollars! I don't think Jill read over anything! Once again, your realtor is supposed to advocate for you! That's what you are paying them for. NEVER have I seen a realtor more incompetent or just looking for commission as this. In my opinion, as all of this has been , based on my experience....do not ever use K & O Realty! On a side note....Brenda Odenbaugh is a great person and I hope she can get her own company away from Jill Kline. She would do great on her own.
