RENTER (please) BEWARE. Read reviews from actual tenants over the property owners…read more Absolutely terrible property management, the worst I've ever been aware of. I have close friends who rented from them this past year. From failing to make proper repairs to the very invasive and frequent inspections, It was nothing but stressful and difficult the entire time. Upon move out, the rental was deep cleaned - I know because I helped them move. ANYONE would be comfortable moving into the residence in a moments notice. It was a close to perfect as possible. I made sure to take an excessive amount of photographs because we had heard stories about them. And then they came after the renters for SO much money. It's honestly absurd. I will be in court with them when the time comes. Please read and consider ALL the warnings before even considering this "management" group.

We rented a property from Rainey Realty that is owned by Danny Wooley two years ago, during our…read moretenancy we never received even a single violation, rent was paid on time without being late throughout our 24 month tenancy. For all intents and purposes we were model tenants, we replaced fence boards, took pride in the home as if it were ours and have a long (10 year) history of renting with nothing but glowing references. We got a bumpy start with Rainey when we took over the lease from the previous tenants, we paid a $1,300 deposit and when we viewed the home for the first time it was the opposite of clean, even though we were told it was professionally cleaned. There was pubic hair in the shower and on the door, urine (yes human) on the floor and baseboards around the toilet, fecal matter, hair. I have photos of all do this, walls were past dirty, stained, nails, scratches, you name it. I sent all of this to Rainey and spent the next two days (my only two days off work) deep cleaning the home, all of which I have photos and videos of with time stamps. An apology wasn't made, no offer to send a cleaning company, although I'm sure they charged a hefty cleaning fee to the prior tenants knowing what I do now. Just silence. I try to handle most things with grace and assumed it had just been overlooked. Throughout the tenancy every 3 months Rainey would send "maintenance" over, now it does say in the lease they will do that, it however does not say during those "maintenance/inspections" that a man will come in, open your closets, and your cabinets room by room to record your entire home as well as all of your private and personal belongings in those closets and cabinets. To some this may seem like a way to protect an investment but tenants are real people who deserve just as much privacy in the home they pay for as the owner deserves in his own home. Late February we found a house and decided to put an offer in, around the same time we received an email stating we needed to submit a 30 day notice if we were going to be moving out on May 1st, we had some friends who wanted to take over our lease. After many phone calls and emails Rainey approved them. During this time I was trying to cross every T, double and triple checking how the process was going as that would affect our closing date. During the time they were considering the tenants not one single representative from Rainey said I still needed to submit a form formally moving out, all of our communications were about the new tenants move in date.Anxiety was high on my end as it was a lot of money that I spent a lot of years earning for this moment. Rainey approved the potential new tenants to take over the lease. The stress eased and they said we were on track so we began moving everything out to a storage unit in preparation for our new home. We then received an email that the owner Danny Wooley had denied the applicants for reasons they couldn't disclose to us, even though the company itself had approved them. We were floored, and now being asked if we'd still be paying Aprils rent and given some options to end our lease early. What a blessing, (we thought) they said if we left the home in move out condition we wouldn't have to pay Aprils rent and our security deposit ($1,300) would be returned. I took off of work, and even resorted to pay someone to cover a shift where I couldn't get off to scrub that home top to bottom, we had the floor professionally polished, mowed the yard, scrubbed baseboards, walls, even in the walk through from the rental company it says the home is extremely clean. Sounds move in ready does it not ? My mom who also took off work to help would agree, she's an even bigger clean freak than I am. Not to the owner, we were cited for the gutters not being clean, yes the GUTTERS, paint spots on the floor (noted when we moved in) paint that was on the ceiling, (there was green paint on the ceiling when we moved in)and paint spots on the baseboard as well as "weeds" in the flower bed. All of this to Rainey Realty and Mr. Wooley meant that the home was not "move in ready" and that they could not only retain our $1,300 security deposit but also charge us an additional $725. The property is already rented again and it's not even May 1st, the utilities were switched over to the owners name on April 7th, it was listed on the 11th of April. None of this matters to the owner or Rainey, they were able to rent an immaculately clean home in under 30 days, and retain over $2,000 from me. I don't have an extra $725, I hadn't had high hopes of getting my entire deposit back but I certainly never expected this. I'm at a loss and I'm disappointed. Yes being a landlord is a "business" but you're in the business of people, and you should conduct yourself with dignity and honor. To this day not one single receipt has been provided for the additional $725 in charges even though I've requested it time and time again. Yes the unit has already been rented again.

This company managed a small apartment complex for me and my out of town partners for years. We…read moredidn't pay close enough attention to what was going on, and Debbie Dorsey took advantage of that. She will act nice to your face, and take advantage of your ignorance by quietly ripping you off in many small ways, e.g. landscaping was costing us $200 -$250/month and it looked terrible with leaves and fallen branches never picked up, and overgrown shrubbery, and then a tenant told me they only showed up every second or third month. The maintenance men didn't care about doing their job (although well paid), so LOTS of little things that should have been taken care of never were. There was a fence next to a back walkway that would be the escape route for tenants if the front door was not available in the event of a fire. There are privacy-fenced patios behind each apartment. The fence had fallen over onto the patio gates of some of the back units so that the gate could not be budged. So - potential deathtrap!! Debbie insisted that the fence belonged to the property behind us and said she had been "fussing" with them about it. I found that owner and spoke with them. They had never heard from Blissard. I never would have known if I had trusted Blissard. If you hire them, you will have to work almost as hard as managing the place yourself just to supervise the managers. Another example of neglect: the water bill suddenly went way up, but they never looked for the cause. Now that we have new management, they have discovered the leak and it's being taken care of. Things were so neglected that now it's going to cost a lot to deal with, whereas if she had done her job, these little things wouldn't have piled up into this big mess. It's hard to find good property management, but definitely stay away from Blissard.

I bought an apartment building they managed, and I asked as a curtesy to send the tenants an email about new management moving forward will be me. Debbie said since I don't pay her, that is my problem. That she never did, and never will do that. Then she denied to one of the tenants that she did not have my contact info even though I have email trails of her contacting me. The good reviews that you see in their Google reviews are fake. These people are horrible people. They do not have good business skills, nor customer skills. DO NOT HIRE THEM!
