Yes, $500 at ONE TIME. Converting these old apartments into luxury apartments, of course. Because this area DEFINITELY needs MORE luxury apartments. Q: If big real estate takes root and buys up a lot of cheaper residential properties and "renovates" them, how do you think that'll affect the housing market? A: Per Princeton's Journal of Public and International Affairs, " Institutional investors, particularly large ones, raise rents- likely using their scale to extract markups-and disproportionately target neighborhoods with declining incomes and high minority shares." "Risk is offloaded to low- and middle-income households, while returns are concentrated to investors." "Nearly half of renters in the U.S. are rent-burdened." "When households devote an unsustainable share of income to rent, wealth accumulation becomes impossible, and unexpected cash shortfall leaves them vulnerable to eviction."     I have lived at Pelham Place Apartments since July 2018 and I have loved it here. When I initially…read morebegan looking into the complex I was shown several different units - studio, 1 bedroom, 1 bedroom split, and 2 bedroom (all very well priced). I fell in love with a couple units but couldn't make up my mind. The manager let me swing by several times and was so kind about letting me repeatedly view the apartments until I decided. Since then, I have spoken with her many times and no matter how busy she is she is always very friendly and has gone above and beyond - giving me tons of helpful advice for living in the Norfolk area, and being a general pleasure to chat with whenever I step into the front office. I moved in in the Summer so I did initially have a few flies come in due to the hot weather but when I reported it to the front office, maintenance was immediate in coming over to repair any windows that might have had small holes and I didn't have that problem again. Speaking of maintenance, Pelham has one of the handiest and sweetest you will ever meet. He is so quick to fix any problem and extremely respectful about your space and privacy. He also loves to answer questions so I ended up learning a lot of useful tricks from him about general apartment care! Honestly, I do not have enough nice things to say about maintenance at Pelham. During the winter my radiator would make noises when the cycle would switch from on to off and he worked so hard to make sure I'd get a full nights sleep. Other than the occasional radiator sound, the general area is very quiet. The grounds are well maintained and when he found out that I liked to take my cat out for walks near the back alley area, he stopped using harmful pesticides on the grassy areas so my cat wouldn't get sick! We ended up starting a little cat walking/fostering community within the complex and I have made some very good friends just by living here. Parking (as well as heat, water, and sewage - a seriously good deal) is included with rent and the lot is well maintained. Street parking is also free and easily available. Trash is deposited in a dumpster in the parking lot. One change I'd love to see Pelham work towards would be getting a recycle bin put in the parking lot as well, but even without, its still pretty easy to find places to properly discard my recyclables. I have felt very safe the entire time I've lived here - there is a large gate closing off the alley and the cameras on-site definitely help contribute to feeling safe. When I first moved in I had a security system in place through Cox but I cancelled that after a few months because of how safe I felt at Pelham. I work at the hospital down the road so I walk there every day and have never felt scared walking back, even when its been late at night. The neighborhood is beautiful with a lovely courtyard in the middle of the complex and a park, small pond/river, and open field surrounding the complex. The staff here truly care about their resident's well being and its evident in how tirelessly they work. I highly recommend Pelham Place Apartments. It has been a pleasure to live here.
