If you are buying a house or land in Quebec, you need a notary. They'll do the research to provide all the legal documents on ownership and rights associated with the property, and help you make sure you actually own the place and are up to date on taxes when you purchase etc. I've had no problem communicating with the team at this office in English via email, which is awesome, and when I've met anyone from the office they have been super warm, kind, professional and perfectly bilingual. During my first experience with them there were changes that had to be made to the documents bc of mistakes made by the bank (or a lack of communication from my realtor, hard to tell) and when I got the bill from the notaries it was unexpectedly about $800 more than what they had quoted me. The bank told me this was a very unusual practice and that they were taking advantage of the fact that I was waiting on them to make my purchase complete. I don't know about that, but when I confronted them about these charges upset, they did reduce them significantly and treated me with kindness. My second experience was very positive. They communicated between myself and the seller and helped navigate some of the confusion and emotions of the seller who was experiencing some loss of memory. I really appreciated the help and I'm glad it's done. Their office is right in downtown St Jovite, and they were willing to send me digital copies of everything so I could have a backup in the format I preferred. In general, given that you have to pay a notary in Quebec I found their prices fair when I looked up comparables and found the people super nice and prompt. So thanks!
