When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers. His appreciation and knowledge of older homes such as mine, as well as his knowledge of how houses of all eras are put together (and his sense of humor), is a bonus. The appraisal received was low-balled about $65,000 because they did not know how to handle a perfectly legal and permitted 600 sq ft axillary dwelling (think mother-in-law suite). I have a 2200 sq ft main house with 2 car garage and another 600 sq ft mother-in-law-house with 2 car garage on my property. All comparable properties selected were in the 2200 sq ft range and a grand total of $5,000 was added for my extra $65,000 cost 600 sq ft apartment. There are about 20 appraiser articles written on how to handle auxiliary dwellings. They included common sense methods such as adding the square footage of the auxiliary dwelling to the main house and choosing comparable properties in that range as well as more sophisticated methods such as using the probable income appraisal method. This appraisal company did none of these industry acceptable methods. I contacted several real estate professionals, 2 appraisers and did an online survey of Zillow, Chase Mortgage and 2 other value sites that all proved how far off this appraisal was. This information is available to everyone but not even looked at by John Robert Appraisal to see if they are in the ball park? They were $60-140k higher than the appraisal report. There are several reasons that I suspect for the bad report but they may be filtered out by yelp or sound discriminatory. There is a problem in Florida among home inspectors, appraisers, termite inspectors and other part time service companies in real estate with retired individuals seeking a second income while doing just enough to get by in the industry. Just think. There is little recourse for wronged consumers in these industries. The bank hires an independent service so it doesn't look like the good-ol-boy system. The independent service makes more money by paying the people doing the service as little as possible. People with another income are more likely to do the service at a huge discount and can only pay for the bare minimum continuing education and Errors and Omissions insurance required for the license. This system put in place in 2011 has put most of the good professional appraisers and home inspectors out of business. I had a professional home inspection business prior to this huge discounting mentality. I demanded the bank send another appraiser and I paid for a second appraisal with the bank again choosing the appraiser. The new report was far more professional and common sense in their approach. The value was $55k higher than that unprofessional report by John Roberts Appraisal and better reflected the value of the property.

    We rented a home from Karen and Ray Levy. They are both scam artists! They advertised there home…read morewhich is a beautiful home at a high rental price. But with both me and my husband law enforcement and prior military it was a perfect location and seemed to be a quite housing division. We were fortunate to buy a home and had to relocate. I contact Karen and Ray both via text and phone. Both were ok with us leaving 2 mths before our lease was up as long as we kept our rent current which we did. Karen assured us we would get our lasts mths rent which was paid upon move-in back as well as our security deposit as long as the home was left in the same condition we found it. Which I have our recorded phone call to prove this! I have attempted to contact both Realtors Karen Levy & Raymond Levy trying to arrange a good time to meet to exchange keys and the garage door opener for our owed money. Finally after wks she text messaged me that we will not be recieving our OWED money. Karen stated we left the house and yard an "absolute mess". This was a complete lie! I took pictures prior to moving as I know what crocked real estate agents are capable of. This couple who claims to be nice and caring is a SCAM! It is my assumption they have spent our owed monies and have nothing to return to us. Steer clear of this real estate office/agents!
