Over the summer my husband and I signed a lease for a home that was "move in ready" when we needed it to be. We then paid all of the fees and drove our family across the country to our new home. We had spoken with Lakin about our move in time and date and she said everything was perfect. The evening we told her we would arrive we had not heard anything from lakin about how we would access the home considering she never told us when we could pick up the key. We pull up to our "home" very late in the day to discover someone fully still living in the home we had paid for. We then start calling and texting lakin and no answer.. until we threatened to get the police involved and she answered super quickly. She then claimed she had no idea what was going on and the people in the home must've been squatters and she now has to file a police report. She continues to offer us other properties that are "ready tonight" as if we would ever trust anything this woman has to say again. Weeks and weeks go by waiting for our money to be returned to us since we had to find a whole new home to live in. (We drove across the country with our 2 children and dog and had nowhere to go) Fast forward 6 months later we got a call from a debt collector saying we owe up to 10k in "missed rent" payments on a home we never even stepped foot into. Thanks to Spence properties we were able to find a home perfect for our family and they worked very quickly knowing our situation. Point of this review is to PLEASE not do business with these people. They obviously have no care for their tenants

Note; no trash in the backyard, no tires or propane tanks left behind, no storage shed that's a hoarders dreams or a snake nest, no freaking mold on the ceiling, no big holes in the ceilings & no human waste in the toilet. I have no words to describe how horrible it has been dealing with this company! Dealing with them giving us back our money has been extremely stressful on us & our family! If it wasn't for our family financially helping us stay in a hotel while waiting for these people to give us our money back, we would have literally been out in the street! As y'all know Stephen is retiring from the Navy & for the past 9yrs we've resided in Jacksonville Florida. Stephen was offered & accepted a job offer in Panama City. 4hrs away from Jacksonville. He was traveling back & forth as much as he could to scout out some places for us to live. Unfortunately, since we're not made out of money we had to rely on the internet & our realtor to help find us a nice/safe place to live. We ended up finding what we thought was the perfect home in Freeport Fl. Spoke to our realtor, Lakin with Emerald Coast management in Walton County Fl. Who had assured us everything is great & ready to go! House is in move in ready! We 100% relied on & trusted Lakin. Put in our 30days notice, packed up & drove 4hrs to get there,(which is not easy with 2 big ass puppies btw) Get there & this is what they think is"move in ready"!

I can't even begin to put into words how absolutely phenomenal they were! We worked with Kim specifically as our property manager and she was so great. We really liked how their process was set up. If there were any concerns with the property, Kim told us immediately. We ended up moving overseas for 3.5 years and during that time frame, we switched tenants. I can't imagine dealing with all of that while being overseas. We experienced minor tornado damage to the property and Kim was on top of it. She was always open and honest. She kept things fair for both us as the owners, as well as our tenants. We fully trusted Kim and never once had to worry about anything. It was such a huge load off to know we had that! She really was such a blessing. We decided to sell the property in 2021 and got teamed up with Donna. Donna was just as incredible as Kim from the very beginning to the very end. She made the entire selling process super easy. She was open and honest about our options and walked us through every step and answered every question we had. We live out of state and knowing we had someone we could trust to take care of selling the property was a relief. From our end, the selling process was easy. We know that's because Donna is such a phenomenal agent and took care of the heavy load of things on her end. In the eight years that we worked with Assurance Realty, whether on the Property Management side or the Real Estate side, we knew we could trust them completely. Honesty, integrity, and professionalism are important. Assurance Realty of NWFL, LLC goes above and beyond for their clients. I simply cannot say enough good things about them.

If you are renting in the area avoid…read morethem like the plague and if you need a company to manage you rental also avoid them, they never stepped a foot in the house to see if we were taken care of it. When we moved in, the house was dirty, they only said oops sorry, when we moved out they charged us for ridiculous things, like $10 for a missing screw on the outlet plate, which it was already missing when we moved in. Our attorney said their contract e misleading and quite disappointing coming from a real estate broker.

    So we lived at one of their properties for about 4 - 5 years. It was old, outdated and was in some…read moreserious need of some care. Pipes leaked, burst, the fence was dilapidated on one side, there was a big problem with mold on the ceilings, etc. We found a brand new house, just built, and decided to jump at the opportunity to buy it because we knew it would go fast. We told them, and understood that we'd be responsible for the property until they rented it out and we wouldn't get our deposit back. That's fine, we have plenty of money. Eventually we were told on the phone and over email that they'd "try to get the deposit back to us". Neato. We weren't expecting that since it says we'd forfeit it in the lease agreement. No big deal if not. But cool nonetheless. I scrubbed the baseboards, tiles, and bleached the daylights out of any mold I could find and made the house as pristine as possible without doing any power washing. Understanding that'd come out of the deposit. Was told in person, on the phone and over email. (Which I still have from March 27th, 2017.) to not worry about the carpet at all, whatsoever. They had a pipe burst which ruined a bunch of it, and it needed to be replaced anyway. So. That's awesome. I didn't worry about getting it cleaned, I just vacuumed and made the house look as nice as possible, sans steam cleaned carpet. We get a certified letter stating that the house was dirty and used up all of the deposit to fix it. Okay, I knew this was going to happen. However, among the accusations, they said we did not replace the drip pans on the oven, which stuck out to me the most. Because funnily enough, I still have the receipt and pictures of them being all brand new and sparkly installed on the stove. We took 94 pictures when we left, and since we were accused of not cleaning the house enough we sent those photos as proof, contradicting what was said in the letter. We got an immediate "uhhh, we'll get back to you" response. We were given an email that just stated how they felt entitled to the deposit. That's fine, I can only imagine you need the money to pay your workers. We weren't expecting it anyway. However, because of the lies and what I perceive to be shady business practices and poorly kempt properties, I'm of the opinion this company deserves one star. I'm very relieved to be in my own beautiful house now, and will never have to deal with these people again.
