1)They were so behind that even on move in day we had to come back twice and didn't get our keys until 4pm. 2) The apartment was absolutely filthy upon arrival. It looked like someone moved out yesterday. Despite us giving them the 2 weeks they asked for to make sure everything was cleaned up for us. 3) There is a roach infestation in the apartment. we weren't informed nor told that was something we needed to worry about. 4) My only pro is that the leasing office staff was nice. Stephen was super helpful and nice! We were told to not look at the reviews as they were under new management (my fault for not doing so). The day after we applied I decided to look at the reviews as saw that someone had moved in recently and there was a roach in their pictures and that's a no go for me! I then proceeded to call Stephen and ask if by any chance they can refund our application fees as too in rental criteria it does not state non-refundable. They unfortunately couldn't not refund me the money so my reason for the review is learn from my mistake and READ THE REVIEWS to see what they have to offer and if you are comfortable with that. Apart from all this the staff seemed nice. The model we saw was also nice! Unfortunately we didn't not get to see our apartment before hand as it would not be ready till our move in day. read more

We have lived here going on 5 yrs now. We have seen management's come and go and few upgrades and non-upgrades!! Its nice to finally see upgrades being done like the total painting and redoing the driveways and finally about the dog leftovers for sitting outside and trying to enjoy the night was getting hard when the wind would blow and that was all you smelled. Would be nice to get some approved hanging balcony railing decorations like a ivy nets and mosquito nets approved to help with the bugs! As to the appt its self it has a nice size to it being a 2/2 so its not small in size. The only maintenance issues we have had that weren't corrected were from when we moved in within a month the ice maker kept going out and had to call them to come fix it and he would melt the ice in the tubing and this went on for a few months back and forth til the last time he came and said "he'll fix it for sure this time" and it worked for longer that time then stopped again so we just bought ice trays instead of dealing with it. Wasn't a that big of issue for us. There are several spots were whom ever they got to paint the interior of the apartments messed up and over sprayed onto door ways and walls an such so its going to have to be repaint when we move out to fix it. Also in the kitchen and bathroom there are boards on the cabinets that like a fake drawer that came off that we had to put command strips to hold them bk up because im not sure theres away to fix them since its a plastic piece that was broken when assembled. I had read when signing our new lease for yr 5 that when you move out that the charges pertaining to carpet that there is no charge for carpet for it would be replaced. So im not worried about there being damage charges as when we clean we always rearrange the furniture so as to not leave indentation on the carpet. Well minus my room were i don't have room to do any kind of rearrangement..our only issue that has remained since move in has been the gates not working more then them working. We realize there always getting fix and all but why not just replace them by now they can see its a major issue with most due to it was a reason we picked here was the gates and sq ft for your money was great. We're glad thru it all Hannah G is still here she was amazing with getting us in here! She's very sweet and helpful. Will say something that would also be nice is a online bulletin board for residents were we can post stuff like for sell items or give away items or even in need of items or request like a dog walker babysitter things like that to pull the community together. read more

When you move out they take forever to notify the property management affiliates so you keep receiving emails about updating renter's insurance and payments etc. Even though you paid all fees. And when youmove out they charge a ridiculous cleaning fee if your furniture left indents on the rug which they consider "damage". Also the office staff has made a decision to stop responding to my emails and communicating with me while also refusing to give me the property management company info or escalate my case above them. This is the way they do business. If you give any type of pushback you're dismissed. At this point it's better to just take them to court and let an attorney deal with it. read more

When I first moved to these apartments 7 years ago I thought it would be a good fit. The leasing office and management at time were really proactive and friendly. Thru the years there have been many changes in staff and ownership. Apartment name changed 4 times as I was there. As I got half way thru my stay with them I started to notice a decline. First off I was renting a storage unit from them that was not in the same building as my apartment and that was fine, until I went to check on my storage stuff and found everything gone!! Washer, Dryer, Mountain Bike, Area rug, Totes and Boxes just to find out they typed up the wrong storage number on my lease and gave me keys to a different storage than what was in my lease agreement. They had removed my items because there was another tenant listed under my storage number & those tenants just happened to move out and so they thought the tenants left their things in storage so they confiscated my items and cleared my storage. I immediately called front office asking where my things were and was told maintenance's moved my belongings because they thought they belonged to another tenant. I didn't get my things back till that weekend and they just threw everything back in storage like it was just junk and wasn't! Another incident was our refrigerator went out and took awhile for us to get another one and when we did it was much smaller and belonged in a efficiency apartment not a 2 bedroom 2 bath apartment so we had to throw a lot of food out because they gave us a smaller fridge. Even after getting a new fridge the ice maker never worked. Also the building had an upgrade and was painted and because of them spray painting fence the splatter from paint ended up all over my car which had to be detailed and still looked like crap. I understand things happen but what got me the most is the unprofessionalism of the management. I found her to be cold, non empathetic and quite frankly rude and did nothing to make things right. With New Braunfels growing I would highly recommend looking at all other options than this apartment complex read more

Update: management seems like they're reaching out to fix my issues yet we spoke over a week ago and they didn't come to much of a conclusion other than they were right and i was wrong/ to remove my review. The pool was consistently dirty, lacks shade from the Texas heat as the palm trees died from the freeze years ago, and the fireplace in the lounging area never functioned during my stay. The move-out costs are excessive. I recommend thoroughly reviewing the move-out statements as they charge $150 upfront for cleaning, with any additional cleaning required adding to the final bill. read more

Do NOT sign here. While you're "living" here, expect the apartment to be: -poorly built. The cabinet above the refrigerator was put in with the ugliest slant and it looks like it would fall off. Wasn't even used. -the walls started showing cracks and the paint came undone on previously done patchwork that obviously wasn't done very well. A common theme in this place. -the panels by the floors in the kitchen were loose and could be bent to expose the inner walls and plumbing. I saw plenty of bugs get into my apartment because of this. -panels in bathroom to fall off as it seems they couldn't afford better super glue than what they used to build this fake cardboard box. -the A/C unit to be so poorly built it leaks water all over and causes MOLD leading into the pantry. Have the maintenance employee come, only spray an anti-molding agent, say he's going to come back and paint over the mold and NEVER do so. -the gate to never work. Out of the 14 months I lived here, 12 months the gate was broken and unusable. Letting anyone come in and go as they pleased. -your mail would easily get stolen because of this. -no noise complaints to be solved. My neighbors dog yaps and barks because they lock it in a room starting anywhere from 5 AM to even hearing it go off at midnight on a weekday. The office told me to call the non-emergency police with their famous reason: "We don't have the staff to deal with this situation." The police will then tell you that it's the complex's responsibility to manage its tenants as the police can legally not do anything in these situations. And then when you bring this to back to the office, they'll say: "Well, we can't do anything outside of office hours so just leave a voicemail with the complaint and we'll address it during those hours." Their office hours were 9 am-5 pm so good look it being address by then. Oh and it won't be resolved. The dog is still barking as I write this review in the morning. They apparently have no real power to control or change anything in their buildings but are more than happy to add fees to your bills. Expect sneaky charges like: -FULL price for the pool and gym when it was closed for 5 months because of the pandemic. Plenty of gyms offered freezes and didn't charge their members for services they didn't use. But not here. -water and utilities, when you already have the utilities set up with NBU (they give vague answers as to why they can do that) -trying to charge $50 for when you have your vacuum in your own patio -trying to charge $50 for when their trash people fail to collect your trash that's in the trash can -WORST of all, charging $500 for 4 days past your lease. Yes, they'll gladly work with you if you happen to miss the 60-day notice but fail to mention the prorated rent they'll be charging you that's nearly TWICE your normal rent. And you'll never see it mentioned until they conveniently show you the single added sentence that was never in the original email. If you ever needed a single reason to remind yourself why you'll hate living in an apartment, look no further than Villas At Sundance. Their overblown prices for a cheaply made cardboard box that's conveniently located here in New Braunfels is not worth the year's worth of a migraine. Waste of time, money, and space. read more

Do not live here. I should have listened to the reviews before I moved here. Although Stephanie is really nice, the rest of the staff are rude. You call and you can hear it in their voice they are not happy to be there. Like you are doing them a disservice because you ask a question about using the pool or how to get your mailbox key. My biggest complaint is about the noise. It was the worst experience I have ever had living in an apartment complex. It doesn't matter how much you complain or call the cops, the parties continue till 2am. My husband left for work at 3am and still the loud music is thumping into our kitchen and you can hear our dishes rattling. Upstairs the girl is moaning on her cheap metal bed for that 3 min miracle in the middle of the night. One day in the middle of the day we had to yell at her to stop because my kids were watching a movie in my room. The office received our complaint and was too embarrassed to say anything. So the upstairs and behind us are super loud even as I type this. No one cares and this us how an apartment complex becomes a crappy place to live. No one upholds the rental agreement in the office. Never did the office offer to move us or cut our rent down. Police were called because above my kid's room a girl was being slapped around as the guy screamed at her. Two times now we have had our kids sleep in our room with the bathroom fan on so we cannot hear the rude people talking at the top of their lungs in the hallways or the thumping music. Dogs barking all early hours of morning and the metal grate in the parking lot being driving over at 2am that makes a super loud noise. As far as the condition of the apartment , it's ok until you close a door too hard and have the front wood panels in the bathroom fall off or find a mickey moused fix to the air conditioning. If you are looking for a short term rental, this isn't it. If you need more time, they want $2300 a month. That's more than we paid in LA. If you are looking for long term rental, dont do it. You will be stuck with rules that apply to you but not the rude neighbors and the office they doesn't care. Worst waste of hard earned money and least amount of sleep that I have ever had. Maybe hire security or like the new place, have a number to call to have security check things out. They could make note and the tenants would be more considerate? Need a place to rent.... Check out River Haus in Creekside or any other apartment complex over that area. Glad we are out...peace. read more

I have lived here about three and a half years and I regret it everyday. Counting down the days until I can move out. The management of this apartment is terrible. They do not care about the residents. Business does not move smoothly at this apartment. Service requests are ignored, complaints are ignored, things aren't fixed, they weren't ready for me to move in. The gate has not worked the whole time I have lived here and when they randomly decide to fix it they do no tell you so you are stuck outside the gate. The pool bathroom is completely abandoned and not taken care of so I wonder why we are paying for these "amenities." They also do not hold other residents accountable so the apartment looks very trashy with couches and trash on people's balconies. read more

There are so many things they won't tell you. I was paying for a service fee for a whole year before I found out if I just put my checking info instead of debit, it would waive the fee. The lady knew this information and didn't even tell me. When I mentioned it, she gave me a "sucks to suck" kind of reaction. They changed the system which apparently disabled my auto pay and by the time I figured it out through an email which I usually never check, the late fee was close to $100 dollars. My friend and I both took separate tours of this apartment on different days. He took his tour of the complex with the assistant manager (Meghan) and I took my tour of the complex with Trista. We both came away with the same feelings and the same experience of both the manager (Trista) and the assistant manager (Meghan) being RUDE and DIFFICULT. I chose NOT to rent at this apartment complex because of the manager Trista and the assistant manager (Meghan). Both Trista (manager) and Meghan (assistant manager) need to removed as they are both VERY RUDE and VERY DIFFICULT. I'm so glad I did NOT rent here. I read the reviews and my experience was the same experience as others that experienced VERY RUDE and VERY DIFFICULT encounters with both Trista (manager) and Meghan (assistant manager). Trista and Meghan are NOT user friendly and both are SMART MOUTHED DISRESPECTFUL PRICKS!!! read more
