The building is an excellent concept, but it has fallen prey to the condo crash, mismanagement and a host of other unfortunate problems. Admittedly, from the inlet and from 188th, the building is very striking. If you're considering living here, the biggest problems will be the STC violations (Sound Transmission Class--the building is not sound proofed according to Miami-Dade standards between units), the awful Internet/TV service, and the general maintenance of the building. Also, if you somehow get stuck with a unit with problems-goooood luck working with the developer to get it fixed. The developers sit in an office on 29th Avenue and don't give a isht just as long as their raking in maintenance fees. The common areas are sparsely furnished--and the areas that are furnished are done so in a cheap manner. Once, the outdoor furniture was all damaged by being out in the direct sun for a month, so it was all thrown out--it was comical to see the bare terraces outside the gym and community center. My unit suffered badly stained marble on the master shower floor and walls resulting from a backed-up drain the day I moved in. The management easily spent $6,000 on a contractor that repeatedly came in and tried to scrub the stain out among other very abrasive techniques. One night, the treatment was two inches of bleach with the drain stopped-up with paper towels. In actuality, it needed to be replaced. They refused, but in the end they probably spent way more than they would have if they corrected the problem properly in the first place. Loft Marina LLLP came up with the weak excuse that the white marble was imported from some distant land. What crap. But more about the STC--each unit is separated by two single pieces of 1/2 inch drywall--and that's it. A normal conversation is EASILY heard next door. Try it out, I am not exaggerating this at all! This can make your life miserable!!! I am seriously imploring you to consider this before signing that contract! Some owners have had the walls filled with insulating pellets with much success--that's the one exception. The residents have all started going the same way (down) as the management--it's a side effect of not properly maintaining a property. Same as the broken windows effect. Artech? Meh. I am glad I am not in that boat anymore!

The gates are constantly broken and left wide open, making the entire property accessible to anyone. At this point, there is absolutely no difference between this complex and an open public street. Any stranger, thief, trespasser, or unleashed animal can walk in without any restriction. What's even more alarming is that there have already been incidents involving stolen vehicles, yet management still hasn't taken permanent action to improve security. The condition of the property is equally unacceptable. Hallways and common areas are neglected for months at a time. Residents have repeatedly reported disgusting conditions, including dirt, debris, and even worms in the corridors. No one should be paying premium Miami rent prices to live in these conditions. The most frustrating part is the complete lack of urgency from management. Residents are forced to complain about the exact same problems over and over again, while nothing changes. Families with children should not have to worry about strangers walking around the property, broken gates, unsafe conditions, and unsanitary common areas. We are paying thousands of dollars every month, not to live in a poorly maintained property with zero accountability. This is not luxury living. This is not a secure community. This is a serious management failure. I would strongly advise anyone considering moving here to think twice before signing a lease. I want to report a series of disability discrimination and retaliation events that I suffered as a…read moretenant of this Condominium since the day I moved in with my service dog. I filed multiple disability discrimination complaints with federal, state and local government agencies. Because of my complaints, I was retaliated and harassed by the Association and my Landlords Joelle Ache and Caroline Ache to the point where I was forced to move out. I returned to my unit on March 7, 2023 to find that all my closets, drawers and cabinets were completely empty. Certain important personal belongings disappeared, My personal documents including social security cards, immigration files, tax documents and financial documents were found scattered on the balcony floor or missing. I have evidence that the Landlords and the Association staff entered my unit during my absence and basically destroyed my personal belongings in retaliation and harassment. I called the Aventura Police and a "Burglary Residence Informational" case was opened on March 7, 2023. Two days later I filed a supplemental report with the Aventura Police to report all missing and damaged items. Thanks to my complaints, the Association and Landlords are currently under investigation for serious Fair Housing Act violations, such as (1) "Discriminatory advertising, statements and notices, (2) Discriminatory terms, conditions, privileges or services and facilities, (3) Discriminatory acts under Section 818 (coercion, etc), (4) Failure to make reasonable accommodation".

Every one that I encountered here was fairly friendly and if I ever had a problem, it was resolved immediately (i.e. the toilet was clogged while I was visiting and the maintenance man was up almost immediately to fix it!) It's literally right across the street from the Aventura Mall, Equinox and the Don Shaffer Exercise Trail (the 2.46 mile loop around Country Club Drive). The lobby is entirely granite and marble as well as most of the lobbies near the elevators. The building is kept immaculately clean and very safe. I would definitely consider living here, if I ever moved back entirely to Aventura.

They admittedly chose a cheaper tile, but when you look at the new hallways as a whole, they look awesome. 4) the community of residents are nice and supportive 5) Aventura is one of the nicest towns to live in and the Aventura Circle (where the Coronado is) is one of the best locations in all of Aventura 5) close to shopping, the famed Aventura Mall, grocery, everything someone could need. 6) security is smart and trustworthy. I once lost a $250 gold bracelet and they put it in the lost and found! Security also cares about the residents and tries whenever possible to make the unit owners happy. 7) the grounds and pool and well kept & tended to often Negatives: the office! This would be a five star property if it wasn't for that office. Disorganized, confused, and uncaring do not begin to describe their inadequacies. They are embarrassingly bad at their jobs. I have other relatives who live on the same Aventura circle and I am friendly with their office managers; all of whom tell me constantly how they know the Coronado Office is one the worst run offices in Aventura. I know everyone has to feel important, but these office secretaries and managers just enjoy holding their power over you. They love hiding behind unnecessary or ridiculous rules just to make the residents lives harder. I will give you just one example: I was moving out and was curious if I could park a UHaul on the property. There is ample space in the garage for an 18 wheeler truck , however the Coronado has a "rule" against Uhauls staying on the property after 530pm. Of Course this is minor, but the office tries constantly to impose these ridiculous rules on unit owners. Why couldn't I just leave my Uhaul in an unused large spot? I would understand if someone abused this spot and was parking large trucks on the spot all the time, but asking for a favor once in three years, the building could have bloody granted it. For minutia (like the UHaul) or large problems the offices default position is to make the residents lives harder. The rules exist to preclude the residents from Abusing the building or one another. If nothing nefarious or negative is a potential consequence the building should allow something to transpire. Period. If the office starts taking care of the residents instead of themselves this could really be an awesome building. The office needs to be more like security and worry more about resident happiness and less about their silly rules. Good news is, you have to deal with the office very rarely. Live there, join the board, and change the office :) you'll love it.
