    This place is the biggest nightmare you will ever encounter in your life what goes on here will…read moreblow your mind I was 7 when my mom bought her and permanently moved her when I was 13 it was beautiful back then I realize that things get old but you have to maintain them and no one has done that the presidents are only out for themselves the place is a mess we haven't had a pool in 8 years they took maybe 2 years to fix it with shoddy work kept leaking then you got to wait for inspection and they send you emails your about to have a pool nothing is going on out there the balconies are being held up by piles from the gate house to the front desk they don't speak English and don't know anything they stole my boat dock from me in 2018 where it's deeded to me they are pocketing my money they changed the lock on my personal locker and want me to pay for it and give them a key not happening there is no doorman any more so if you're a girl alone like me and have furniture delivered your in trouble the hallways are disgusting they use a robot that doesn't work half the time when you reserve and elevator for delivery it's for your use only and you have to give the 200.00 deposit and you go down it's on the 9th floor or contractors are using it the company they use for your maintenance fees took 5,500 out of my bank account without my consent and sent me a letter case closed they fine you left and right I am writing to Kathleen Fernandez Rundle about this place because she's cracking down on all condos she's hitting them with the RICO act I looked up one charge that's going on here that carries a 20 sentence the President is now selling her place I had 3 realtors come to my place and said you can sell this place it's in a deplorable condition will we see how she gets hers sold lol

They are not helpful and treat every call as an intrusion. Try and get something done and not only are they nasty, but they make it very difficult. The building is an excellent concept, but it has fallen prey to the condo crash, mismanagement and a host of other unfortunate problems. Admittedly, from the inlet and from 188th, the building is very striking. If you're considering living here, the biggest problems will be the STC violations (Sound Transmission Class--the building is not sound proofed according to Miami-Dade standards between units), the awful Internet/TV service, and the general maintenance of the building. Also, if you somehow get stuck with a unit with problems-goooood luck working with the developer to get it fixed. The developers sit in an office on 29th Avenue and don't give a isht just as long as their raking in maintenance fees. The common areas are sparsely furnished--and the areas that are furnished are done so in a cheap manner. Once, the outdoor furniture was all damaged by being out in the direct sun for a month, so it was all thrown out--it was comical to see the bare terraces outside the gym and community center. My unit suffered badly stained marble on the master shower floor and walls resulting from a backed-up drain the day I moved in. The management easily spent $6,000 on a contractor that repeatedly came in and tried to scrub the stain out among other very abrasive techniques. One night, the treatment was two inches of bleach with the drain stopped-up with paper towels. In actuality, it needed to be replaced. They refused, but in the end they probably spent way more than they would have if they corrected the problem properly in the first place. Loft Marina LLLP came up with the weak excuse that the white marble was imported from some distant land. What crap. But more about the STC--each unit is separated by two single pieces of 1/2 inch drywall--and that's it. A normal conversation is EASILY heard next door. Try it out, I am not exaggerating this at all! This can make your life miserable!!! I am seriously imploring you to consider this before signing that contract! Some owners have had the walls filled with insulating pellets with much success--that's the one exception. The residents have all started going the same way (down) as the management--it's a side effect of not properly maintaining a property. Same as the broken windows effect. Artech? Meh. I am glad I am not in that boat anymore!

    I want to report a series of disability discrimination and retaliation events that I suffered as a…read moretenant of this Condominium since the day I moved in with my service dog. I filed multiple disability discrimination complaints with federal, state and local government agencies. Because of my complaints, I was retaliated and harassed by the Association and my Landlords Joelle Ache and Caroline Ache to the point where I was forced to move out. I returned to my unit on March 7, 2023 to find that all my closets, drawers and cabinets were completely empty. Certain important personal belongings disappeared, My personal documents including social security cards, immigration files, tax documents and financial documents were found scattered on the balcony floor or missing. I have evidence that the Landlords and the Association staff entered my unit during my absence and basically destroyed my personal belongings in retaliation and harassment. I called the Aventura Police and a "Burglary Residence Informational" case was opened on March 7, 2023. Two days later I filed a supplemental report with the Aventura Police to report all missing and damaged items. I moved out on March 10 and my security deposits paid to the Association and the Landlords should have been returned to me by March 25. I have not yet received my money. This Condominium is not a safe place for residents with disabilities. I was not treated fairly and with respect. Thanks to my complaints, the Association and Landlords are currently under investigation for serious Fair Housing Act violations, such as (1) "Discriminatory advertising, statements and notices, (2) Discriminatory terms, conditions, privileges or services and facilities, (3) Discriminatory acts under Section 818 (coercion, etc), (4) Failure to make reasonable accommodation".

    I can't officially say that I've lived here, but I've stayed here as a guest a few times. It's a…read morebeautiful property in a convenient location with an extremely strict security company on duty all the time. There is valet parking always available including a bellman service. Every one that I encountered here was fairly friendly and if I ever had a problem, it was resolved immediately (i.e. the toilet was clogged while I was visiting and the maintenance man was up almost immediately to fix it!) It's literally right across the street from the Aventura Mall, Equinox and the Don Shaffer Exercise Trail (the 2.46 mile loop around Country Club Drive). The lobby is entirely granite and marble as well as most of the lobbies near the elevators. The building is kept immaculately clean and very safe. I would definitely consider living here, if I ever moved back entirely to Aventura.
