Very disappointing and misleading experience. I do not…read morerecommend dealing with Ninety7Fifty on the Park. Two weeks ago, my husband and I visited the property. We clearly informed the leasing agent that we were under time pressure and needed to move before February. She showed us a specific apartment and confirmed that it was available, strongly encouraging us to apply immediately. That same Friday, we completed and paid for both applications. The next morning, I called to ask about the waitlist and was told--without the person even knowing who I was--that the apartment had already been approved for someone else. This was shocking after being told the unit was available the day before. After the weekend, my husband returned to the office and met the same agent (Sharon). Before he could explain anything, she said she had another apartment for us. She told us it would be vacant that same day and made it seem like everything was moving forward, only stating that they would "just need a co-signer." Based on this, and due to our urgent situation, we were asked to place a $250 hold check on the unit without seeing it, which we did. After we submitted our income documentation, which clearly showed that our income was more than three times the monthly rent, we were then told that a co-signer was required anyway. Despite this being unexpected and unnecessary given our income, we complied. The co-signer we provided fully met all requirements, including an income of five times the rent. What makes this even more frustrating is that the co-signer was not requested until a full week after we applied, causing further delay. A background check normally takes about 5 days, yet our application was dragged out for over two weeks, even though they knew we were in a rush to move before February. After all the delays, paperwork, and repeated assurances, the application was ultimately denied due to my husband's credit. This raises serious concerns: * If credit was the deciding factor, why wasn't the application denied from the beginning? * Why request income documents, then a co-signer despite sufficient income, and then reject us anyway? * Why give applicants false hope and waste valuable time when deadlines are clearly explained? From our experience, this property misleads applicants, delays decisions, and wastes people's time and money. This entire process was stressful, dishonest, and extremely unprofessional. Proceed with extreme caution before applying here.

We work from home and the community, amenities, etc. is a perfect fit. Having lived all across the US to include California this property ranks amongst the best! Safety is great, garage is great especially during the winter months, and apartments are very modern and spacious! I would give 6 STARS if I could!

My unit flooded August 14, 2021. The management company, and the Hampton Courts condo association, were both aware of PRE EXISTING, FOR YEARS, water issues in the ENTIRE BUILDING. ed initially attempted to hold me responsible. My entire carpet, bedroom and living room, must be pulled, due to feces, mold, and mildew. The condo has also tested positive for ASBESTOS, about the end of August. Since then, ed would not return calls, answer text, and when he would answer he'd state, " oh, I'm sorry, I was off today. I thought they had started the repairs." In the meantime, the tenant has been displaced, during the covid Era, and the condo association and management company, have refused to speak about compensation for displacement. ed has a hand picked restoration company, Rainbow Restoration (Mia Hanson), that has joined the fray, and lies, of Edward Oswald. My calls, text, and any communication with them has been documented and recorded. They'll continue to double, and triple, down on deception and lies, as the tenant's health, and well being, is being compromised. I'll watch, as I put this issue on the front page with local, state, and federal regulators. "It's not the crime. It's the coverup!" Zero stars!

I have been here for three months now. It's getting worse as each day goes by. Let me start at the…read morebeginning My husband rented the apartment for us since we travel for work we figured it should be fine. We were told it was an "active" 55+. It is not! There are no amenities unless you count yogurt and a snack bar a perk. We arrived at our apartment on August 1, 2022. It was filthy, I mean disgusting, they never had the apartment cleaned. Everything from dishwasher to shower was broken and needed repair. Thankfully I am very outspoken and most of it got done. I just spoke to a man who moved in 2 weeks ago, he had the same issue. So moving on from the disgusting apartment that I have now cleaned, the hallway carpet is stained and just dirty. They don't keep anything maintained but with 150 units and one maintenance man, what can you expect. What is really troublesome is the shared washing machines, that you pay for has NO HOT WATER! How is that okay? It is a public washer with who knows what is being washed before you attempt to get clean clothes. By the way t Management knows about all the problems, their solution is to leave passive-aggressive notes everywhere. Most here have the same complaints so it's not just me. Management does nothing here, the main manager is rarely seen, he is probably just watching the cameras. Active? You mean like the website shows, walking groups, yoga, nope! Nothing active except all the coyotes waiting to eat your dog. I guess running from them is active. They had an activity directed, bam! She's gone! Lee the maintenance guy does his best but is so over worked, they did hire a cleaning guy, who does great. So the place is only disgusting on the weekends when family comes to visit you. I looked and couldn't find a corporate number so I figured why not do reviews. Oh and if there is a fire, good luck. It is about 85% walkers and they can't get down the stairs, so the stair well is blocked. I was told by another tenant they said to stay in your room, really with a fire and a siren going off that will make you deaf. So this is my little review. Just don't believe the pictures you see. I'm out of here in a few months but wanted to stand up for the tenants that a nervous to complain or voice their opinion.
