    Terrible management company. Rent from anyone else. Overhype the apartments as better quality than they actually are.

We put money down to hold our spot and as we were driving away a man from a showing I had canceled called to insist we come look at his brand new townhouses on Humboldt. We did, and were wowed, but loved the character at JHL and told the owner of the townhouse no thank you. I took the weekend to think about it and after crunching numbers/pros cons, I changed my mind only because: 1) Price. It would have cost between $4-5k more (than our other option) to live at JHL over two years factoring in parking, ALL utilities (even trash), and some nonrefundable amenities/pet fees. 2) Convenience. JHL Only has surface lot parking (not covered), which costs $80/month. Our other option had two attached garage spots included in the price of rent. 3) Location. I didn't love the feel of the neighborhood. I know Walker's Point has a lot of great restaurants etc. but it didn't feel like a place I'd feel comfortable walking the dog/running at. 4) Some minor cons: utilities would probably be ridiculous at JHL because of the huge windows/very large size of the unit we were interested in, electric range instead of gas range (as someone who cooks almost every night, that was something I really wasn't looking forward to), stand up showers instead of bathtubs. All that being said, the unit we were wanting to rent was incredible. 18-foot ceilings, tons of natural sunlight, great views, incredible warehouse character -- all concrete, exposed ductwork, expansive loft windows. It had in-unit laundry and a dishwasher, both of which are non-negotiables for me at this point in my life. Shaina, the person who represented JHL and showed us the space, was incredibly kind, prompt in her responses, and wonderful to work with. She was also flexible when we were trying to negotiate rent based on being willing to sign a longer lease. After we changed our minds, she returned half of our application fee, even though it was pretty clear at the time we paid it we would not be getting it back if we were approved and decided not to live there. She waited for me to move and then mailed it to my new address. I was really impressed with that customer service. I'm still sort of sad we didn't live there even though I love our new place. Our new place is brand new with awesome amenities and I really love the neighborhood, but there's just something about the character of a loft.

First, I was absolutely​ asked for my ID before I had my scheduled tour, the email and phone call that I had prior to the tour both indicated this was mandatory. I totally​ appreciated​ that they ask for it and that they do a safety scan​, if I am going to live here; I want to feel I am in a safe community. Second, I showed up in yoga pants because honestly most days that is how I roll. I did not feel judged or uncomfortable, I just felt like I was in a beautiful building. The lobby is beautiful, I felt like I walked into a resort in Las Vegas with beautiful chandeliers and gorgeous seating. I was greeted by Hussaun and he made me feel very welcome. Lydia took me on the tour and she was very friendly, knowledgable and answered all of my questions. The building is breath-taking with gorgeous views of the lake and the city. The units are finished with beautiful finishes, and​ everything is high-end. I do wish that they were a little more spacious but, the quality is unmatched from everything I have seen (and I have thoroughly searched). In the end you cannot beat the views and the finishes. Even though they are smaller, they were designed for a lot of storage and are so light and airy that the space feels big. Also with all of the amenities and events you are out of your apartment more than you think you will be. Now let's get to the amenities. Fire-pits, sports lounge, sky-view roof top, business vignets, virtual golf, outdoor terrace pool, dog-walk, not to mention a quick walk to the Historic Third Ward, the lake, and Jazz in the Park around the corner. After living here for almost 4 months now, I can tell you that it is exactly how they represent it to be on your tour. The staff is incredibly responsive to the point of spoiling you. On the few minor issues we have had they have fixed them within hours (Nick and Carmello and the rest of the maintenance crew are very responsive, nice, and fast). Garrett, Andrew and Tyson always greet us with "Welcome Home" when we come back from our travels. If you ever need anything they are always happy to help or answer questions. The staff puts together social events monthly (cocktail hours, meet and greets and charity events), and brings in vendors from around the city to host food and learning events. We are always out of town for the events, but are looking forward to being able to attend the October Fest Happy Hour. The views from the units are unrivaled.....if I sound a little excited about the place, it is because I am. 7Seventy7 works for us because we travel a lot and we always have the security of knowing someone can help if you are out of town and need to have deliveries or maintenance issues addressed. There you have it, beautiful building, incredible staff and the perfect downtown location, we are incredibly happy we chose 7Seventy7 as our new home.

    We were charged $7,000 as an early termination fee for breaking a lease with 6 months left on our…read morelease! Yes $7,000!!! They also required a 60 day notice when we requested a 30 day. I've never felt so ripped off by a business. We had to terminate the lease because my wife took a new job in a new city. What's so egregious is that the fee for breaking the lease seems arbitrary as it is not listed anywhere in the lease.

    I cannot rave about this place more…read more Modern, Scandinavian feel, with GIANT windows, in a great location, that are big, new appliances, very clean. Common amenities include: trash chute, work out room, and suite/lounge area you can rent out. They've tried to keep as much of the history as they can, and there are beautiful staircases that showcase that. The units are extremely quiet neighbor to neighbor, I can tell when the upstairs unit is walking around in heels or moving furniture, but I have never heard a sound from either side. One thing to be mindful of. You are in the heart of Milwaukee's urban downtown. Street noise is a thing if you have windows overlooking Wisconsin or Plankinton (obviously). Sirens, busses, people leaving the riverside. To me it is extremely manageable but some of the neighbors have been bothered by it. Not a negative for me, but something to keep in mind. Lastly, I have to rave about management. I have never lived in a place with such kind and understanding apartment management. Most recently there had been a billing error on their end and they handled it with poise, professionalism, and were fair about the solution. The lobby areas are spotless, no problems with packages being delivered, and they're pet friendly!

After reviewing and analyzing hundreds of rentals all over the Milwaukee area, I chose River Place Lofts sight unseen from the confines of our place in Seattle, Washington. I even created comparison charts. Yet, one never knows about a choice made from the internet. For once, I was right on! River Place Lofts aren't perfect, but what is? For our needs, RPL is close. The buildings stay true to their historical origins. We reside in the original, Beams House, a renovation that has been awarded architectural prizes. Our two bedroom, two bathroom apartment has original cream city brick walls, wooden ceiling beams, and charming accouterments from the turn of the twentieth century. Friends ask how we found such a cool place, and they ask if we hired a designer. No, that creativity came with the unit. The spaces are large, windows thick, and I just wish we weren't on the first floor. Some views at RPL are wonderful. Ours stink, but ya can't have it all. River Place Lofts has the best location in the city, and that's not hyperbole. We are a five minute walk from the excitement of Walker's Point. Second and First Avenues restaurant/bar/gallery quarter is to the East, and just a short walk over the Sixth Avenue Bridge is Milwaukee's Zocalo plus distillaries and breweries. I have a ten minute walk to the Third Ward and the Public Market. The Menomonee River runs along the complex and I can have a kayak in the water in two minutes. Yet, the coup de gras is RPL is private and exclusive, residing on a dead end street, and enclosed within a gated enclave. We have no worries walking our dog late at night on the designated grassy areas. The next door neighbor on our dead end is the brand new Rite-Hite headquarters and showpiece, designed with lovely walkways and places to sit and relax. It's a green oasis surrounded by industrial chic. Truly, RPL has its private space within the city of Milwaukee. My photos tell a decent story. There are some issues. I need to be honest. The A.C. could be stronger. Lighting isn't great in our unit. Construction on the fourth building is still continuing, and is annoying. We can hear our upstairs neighbors clearly through the floor joists, and the kitchen is not designed for a chef. Appliances are builder grade, but the resident demographic doesn't cook much with hundreds of restaurants ten minutes away. These are all minor compared to what's great about RPL. Sean, the manager, takes great pride in what RPL has accomplished. He wants each tenant to appreciate what went into creating this place, and Sean wants everyone to be as happy as he is. When we need something fixed, Ricardo is here the same day we wrote our ticket! BTW, I forgot to mention there is a fully equipped gym, a cigar room, a party space, a wine vault, and a pontoon boat at your dispoasal. Are you kidding me! A pontoon boat! I'm in. Even with several buildings, RPL is always quiet, and we rarely run into anyone. The buildings are not constructed to shove as many apartments into the spaces as possible. Thus, the population of the complex is quite manageable. I know this reads as if I'm gushing, but after moving to Milwaukee from a penthouse condo in Seattle, I never thought we would find such a great place to live. We are very happy. Now, if we could just get a place at RPL with a better view.............................

This was absolutely the best apartment we have ever lived in. The management was very nice and attentive, I loved the rooftop deck with patio furniture and grills, and I miss the time my husband and I spent by the fireplace in the clubhouse with the complimentary coffee and tea. They also have a gym, which is small, but wasn't heavily used so I rarely had to wait for a machine I wanted. They had fun resident parties, as well. The location is amazing in downtown Milwaukee. You only have to walk half a block to get into the skywalk system. If you want to take transit, almost all of the bus lines stop along Wisconsin Ave. within a block or two. I worked in Mequon and took the Ozaukee County express to work. My husband was a graduate student at UWM and took the express bus to school. Also, the underground parking was an incredible asset to us, because we started our family here and could go from underground parking to underground parking in the winter without having to bundle our baby. Our apartment had an amazing view of downtown and the lake! The high ceilings made the space feel very spacious and open. We never heard our neighbors, but we were on the 9th (top) floor. You may want to pay attention to where your unit is, because some people complained about construction noise from the parking garage across 4th st. However, it is probably over by now because that was over a year ago. The appliances were basic, but we mostly ate out anyway. I think you can get units with upgraded appliances if you want it.

The Boston Lofts were undoubtedly our #1 downtown choice based on location, amenities and price. We ended up going with another apartment choice because of our work situations, but we won't forget the great help Jessi was to us!! If downtown ever becomes our ideal location, there's no question we'll be pushing to live in BL :)

    I am filing a complaint regarding The Reserve at Wauwatosa Village Apartments due to concerns of…read moredisability-related housing discrimination and failure to comply with Fair Housing Act requirements. During the application/approval process, management and/or their third-party screening provider refused to appropriately accept and process valid Emotional Support Animal (ESA) documentation, despite ESA accommodation letters being legally protected under the Fair Housing Act. I provided additional supporting documentation as requested; however, the documentation continued to be questioned and improperly rejected in a manner that appears discriminatory. I contacted the company directly to address the issue, but they stated that the matter was not their responsibility because the process was outsourced to a third-party provider. This response is unacceptable, as the property remains responsible for the actions of any third-party vendors they hire to act on their behalf. Additionally, I attempted to follow up with office staff, including Taylor Gaw, but no meaningful assistance or resolution was provided. Due to the continued refusal to comply with legal accommodation standards and the discriminatory handling of the ESA request, we were ultimately forced to withdraw. I am requesting that this matter be formally reviewed and that The Reserve at Wauwatosa Village Apartments be held accountable for discriminatory practices and failure to follow Fair Housing Act accommodation requirements

    Towing cars without giving people a notice is unacceptable. Towing those who didn't pay after you gave them a final reminder is more reasonable.
