It appears they must rent on feelings rather than the proper channels. Amy and her team have ZERO regard to protecting your property. My family member trusted her beautiful home in Hope Mills, NC to this company who proceeded to allow a known debtor, a person with zero credit and what appears to be numerous social security numbers to move in, 1st pay default rent and it took four months and the sheriff eviction to get her out. My family had to pay the mortgage since Ace was certainly not able to collect, all the while paying rent in a new home. The "human renter" also left a house full of trash and a huge hole in the ceiling of the home. She was also known to smoke pot all day and the landlord, AMY REYNOLDS, failed to take action. Take a free internet search. Here is the link for y'all to see. Even a 5-year-old would have seen this person should be on the DO NOT RENT LIST or what's called the DNR. Here is the eviction with Wellington Advisors / Cumberland Towers Apartments right before Ace let her ruin my family member's home. This investigation is ongoing and interviews are being conducted. If you have suffered any wrong doings by Ace Property Management, and can prove it, we would like to hear from you. Further details will be made public as they become available. Instead of enforcing the rent as mandated by the lease, they allowed the renters to do partial payments and took forever to evict them. They kept my security deposit and did nothing to use it to straighten my home that was left abandoned. Save yourself the headache and hire someone who cares for your property.

    Copied over from my maps review:…read more Just be forewarned that it's cheaper in the long run to just let them have your deposit instead of paying $800+ to get everything cleaned, pest sprayed, carpets done, ect.. Imagine paying that and then getting fined $300 for a few areas not being cleaned that could've been done in 10min. They also don't let you walk through with them for the inspection so you can address stuff, they just take a month to tell you they're cutting your deposit in half and there's nothing you can do about it. The manager I had was a complete moron, always having an excuse for things and I had to be the one to keep bugging her about stuff. She blamed being new, she blamed covid, she blamed contractors, ect. I was a VERY mellow tenant and only brought up big stuff like holes in the roof and water issues. The day I was supposed to move in the water was cut off because the manger screwed something up 'because she was new'. The house was NOT CLEAN and I was told 24 HOURS before I was scheduled to move in-- keep in mind everything I owned was already packed up in my truck and I had already closed my previous residence. So I was given the "option" of waiting until it was cleaned (with NO ETA) or I could move in and clean it myself and she'd issue a 'credit' WHICH WAS $20 DOLLARS, ARE YOU JOKING? They charged me $300 for the cleaning fee because some baseboards were dirty. $200 for a yard that I kept up and left looking better than 90% of the neighborhood (and it was FALL) As far as work orders, expect to wait 3-4 months even if you call in every week. Of course the manager tells you it's your job to be following up on it because they have too many houses to keep track of . For example I brought up concern about the septic possibly being full and having bubbling issues about 4 months before the septic overflowed and I had to deal with septic water in sinks and baths. Nothing was ever done about the concern and it was always 'well i have to check with the owner to see what they'll pay for' when there was sh**water in the bathrooms. The manager of course stopped responding to my emails, but I won't stop pressing now that they've stolen my money. This should be an eye opener for owners looking to utilizing their services as well: they don't care about the upkeep unless something is leaking, on fire, or falling down. Refer back to my mentions about work orders never getting done and septic flooding.

Nate is the only reason why I am leaving a one star review, so if you get a different realtor you may have a different experience. From the outset Nate was indifferent to our needs and seemed only interested in selling a house. When we tried to get him to negotiate on our behalf he would reply with some excuse as to why he couldn't. In all honesty I have no faith that he actually reached out to the builder. When we viewed homes it was clear Nate did not do any research as he knew nothing about the house or the builder. The final straw is when I informed Nate that another builder was able to work with us on certain aspects of the home buying process. His answer was rude and unprofessional, telling us to go with them then. We ultimately decided to go with the other builder, DRB homes, because we got everything we wanted at the price we wanted and were treated with respect and dignity.

Ultimately, told to provide receipts to be reimbursed $150 towards next month's rent. On December 1st, this month's rent was subtracted efficiently. Still no heat. Who wants to unpack in the cold? Already, Thanksgiving was horrible. No heat. How can someone own a house and not ensure it is livable? Next, like a child who must be monitored to ensure that an adult's change is returned, told to provide receipts for the cost of purchasing heaters to be credited to next month's rent. As of November 26th, for $2827.73 plus moving expenses, I am now feeling as if this was not such a good decision to rent with Brown Property Group to provide a livable residence for an elderly, Disabled US Army Veteran. We are expecting snow in the days ahead, and old bones are already freezing at the very thought.

    Beware: Property Owners Should Think Twice Before Using This Company…read moreWe've worked with this property management company for several years while owning rental property out of state. While they were reasonably effective at securing tenants and collecting rent, the real trouble began when it came to tenant move-outs--and that's where they consistently failed us. Costly Inspection Failures First Incident: After one tenant left, the inspection was rushed and insufficient. Damage caused by the tenants was never documented, and we had to cover repairs out of pocket instead of using their security deposit. Second Incident: Voicing our previous concerns, we were promised a seasoned inspector would handle the next move-out. While the inspection itself was thorough, our requests regarding damages were initially acknowledged and accepted. We were told we'd receive the full deposit and more--but without warning, over 50% of the deposit (equal to 1.5 months of rent) was refunded to the tenants. We only found out after the release. Ignored Damages We requested an estimate for cleaning due to the poor condition of the property. Instead, they hired cleaners without confirming--and paid for cleaning that we had already handled ourselves. We also asked for an estimate to repair a cracked bathroom sink, which had a chip and leaked. Their response? A vague claim that it would cost "around $60 to seal," without ever obtaining a quote. We had to replace the sink ourselves for $600, and again, none of this was charged against the tenant's deposit. Communication Breakdown & High Staff Turnover They stopped responding to calls and emails when we sought clarification. Over time, we dealt with a constant stream of new staff members due to turnover, which meant repeatedly re-explaining the same concerns to different people. It was exhausting. Final Thoughts Their lack of accountability cost us over $2,000. More importantly, they failed to advocate for us--the property owners who were paying them to do exactly that. If you're looking for a management company that protects your investment and communicates reliably, this isn't the one. I won't be using them again--and I strongly advise others to look elsewhere.

All aspects of renting from the application to the 30 day notice process was smooth and professional. If you're looking to rent, or if you're needing a property management company, HPM was great for me.
