Diamond S Construction and General Contracting will never be recommended by us. The worst contractor we have ever dealt with when fixing our rental houses. Here is how it started 10 days after he started the interior demolition we were notified by Tyler that we should get a remodel permit. Per his bid he should have got the permit to remove the asbestos ceilings, old insulation and harmful substances (this is a home built in 1900). We told him it was his job to get it. After not hearing anything for a week we filed for one so we wouldn't be fined. Then came problems with his flooring subcontractor and that he decided that he didn't want to sand and refinish the hardwood floors as he stated he would do in talking to Tyler and thought we should put in new, I asked for a new bid which only said it was Red Oak Hardwood. I messaged him and asked for information including thickness, grade, is it waterproof, who covers the warranty, Never received any information from him and also learned at the time his flooring subcontractor didn't have an active Utah Business License, therefore bacause we couldn't get any information we didn't sign the bid for the flooring. I then began to question him, so I asked for his and his drywall subcontractors Liability and Workman's Compensation information. He had our deposit for drywall so we figured we would let them do it. Tyler gave me a liability form that showed it in effect the day the Interior demo was done. He didn't provide anything that said he was covered while they did the demolition. That makes us as homeowners responsible for injuries and damages. He provided nothing on the drywall subcontractor or his workman's compensation. I let it go at the time as we weren't ready for drywall yet. I notified him when the house was ready for drywall asking him again for the insurance information. He said nothing. 3 days later I asked him again and told him to cancel the bid if he couldn't provide the information. He said he would get it. We received nothing, and hadn't heard from him in 3 weeks. So he was asked for a start time, we figured that it would probly be a few months out but anything would have been nice to know and for the drywall subcontractors name so we could check his license, also asked for all the insurance information, again (4th time asking) he said he would get it that day. Never heard anything. A week later 3 1/2 months from when he was first asked for the Liability and Workman's Compensation Insurance verification, we sent him a certified letter to terminate our business with him for lack of providing information that is a Utah right for a homeowner to ask for the information to protect them from liability. The contractor is required to give the information in a reasonable amount of time. This contractor does not follow Utah Business License Laws and puts homeowners at risk for injuries and damage to their property because of his lack of permits, liability and workman's compensation insurance Anyone reading this before you hire a contractor don't sign a contract unless they give you Liability and Workman's compensation verification for their business and all subcontractors, and definately call and make sure they are valid, or you could be liable. Will definately never recommend Diamond S Construction & General Contracting to anyone. read more
