Our situation was complicated because we are a military family and were searching for houses from an overseas location prior to our arrival in the local area. We had planned a trip a few months prior to our final arrival in the area to look at houses which resulted in several prospects but none of those worked out. Upon our actual move to the local area, Roya again assisted us until we found our dream home. Roya brought her patience, professionalism, and experience into the deal, she listened to what we wanted to find. We had very specific criteria for our dream house which took us a little while to find, but Roya never tried to steer us away towards something worse but readily available. Overall, our home search from first communication to final closing lasted 7 months but we truly found our dream home, within our budget, with all our must-haves, nice-to-haves and wish-we-could-haves! Prior to our arrival Roya coordinated multiple home showings for houses that were on the market and she proved to be very familiar with the area in which we were looking for a house. She showed us each house carefully and answered all our questions objectively. Long story short -- if Roya is your agent, you're in great hands!

In fact, I'm not sure if we've ever even forfeited a security deposit. THAT statement alone should make this next even more valid: You are by far the lowest class company I have ever dealt with. I am absolutely appalled with the manor on which this branch of real property management does business. I'll be sure note terrible reviews with ALL of our networks including real estate agents and renters. ZERO of the items noted on move in were repaired, barely temporary bandages performed by the handyman, and we had to live with them for a full year. The property was NOT PROFESSIONALLY CLEANED UPON MOVE IN, grease caked on all of the cabinets and above the appliances. You note missing door stopper (which were barely hanging on when we took possession) and charge $150.00??????? That's a 2000% markup EASILY. Who is making these prices up? Bottom line, you expect a tenant to do YOUR JOB as the management company, essentially renovate the house move in ready for the next tenant, and pay for professional services that are incredibly inflated. SMALL NAIL HOLES AND PLASTIC ANCHORS IN THE DRYWALL ARE NOT EXCESSIVE WEAR AND DAMAGE. Plain and simple, this is highway robbery. You know it, I know it, and I'm not sure how you guys sleep at night knowing these are your policies. Consider printing this email out and posting in your office so all the faculty has to walk by it every day, knowing these are the standards of the company in which they work for. - Terrible communication and response time - NO FLEXIBILITY when a responsible and always on time with payments tenant was in a situation beyond our control to extend lease by just a few days. - Unprofessional and half done "repairs" - Price gouging at the HIGHEST level - Selective resources, ONE OPTION for cleaning companies and landscapers which I wouldn't at all be surprised if those companies were under real properties umbrella. I'm all for companies making a profit, and we appreciate big companies taking on the risk of ownership so that we can keep our expenses low and rent from them, but we expect people to do what is RIGHT. This situation is far from right, and you'd be just as disgusted as I am if it were to happen to your son, friend, or even distant acquaintance. I hope you guys improve on your business practices, or real property (perhaps just this franchise) will soon be just another failed company because they weren't humble enough to follow the golden rule.

When we decided to list our house for sale, Ingrid came out, looked at our house, and gave us a list of things to fix. She gave us an idea of what she would list our house for if we fixed everything vs. leaving it as is. Once we got the repairs done, she had a photographer take pictures of our home and had some very professional-looking brochures made up. She also suggested that we list the house as "coming soon" while we were finishing everything up. Within ONE DAY, we had a contract on our house for full asking price. Since our house sold fast, we had to quickly find somewhere to move. Ingrid arranged her schedule so we could go look at houses at the most convenient time for my husband and I. Unlike when we bought our first house, Ingrid didn't show us a bunch of houses outside our budget; she actually told us not to get discouraged because she could find us the house we wanted in our price range. We only had to go out looking once to find the house we wanted. I can't count how many times Ingrid told us, "Don't worry, I'll take care of it." Ingrid is a very assertive negotiator and made sure everything was done just right and for the right price. She also has a ton of experience and a huge network of people she works with, so no matter what problem popped up, she always had someone to refer us to. We called her many times panicking about one issue or another, but she took care of everything, and we were able to close on both houses the same day without a hitch. She was helpful and on top of everything. It was great to have open communication and lots of access for their questions and concerns. Every time they had questions, she was responsive and available. Her knowledge about the market and the selling process was valuable and informative. Given all of the steps of selling, Jin stayed so involved and had good relationships with other service providers as well, like cleaners and movers. She was present for the walk-through and settlement with my family, and she attended every meeting with the new home builders. That kind of presence and hands-on involvement was so important and something that can't be taken for granted, because other agents do not have that level of care. For any future inquiries, my family is happy to recommend her services.

While the home-buying process itself was smooth, our move-out experience was the complete opposite. As a family with young children, we were repeatedly questioned and made to feel uncomfortable over normal wear and tear......things like minor drywall nicks that are expected in any home with kids. These were already being addressed on our end with a contractor, as we had communicated. Despite agreeing to cover repairs and forfeit a $3,000 deposit, we were met with unnecessary comments and a level of aggression that felt unprofessional and unwarranted. It was especially disappointing given that we chose to work with her over many other options, expecting a level of trust and respect in return. We believe in accountability and were fully willing to take care of any legitimate damages....but respect and professionalism should go both ways. Based on this experience, we would not recommend doing business with Jin.
