Here's the story about how Dave saved our home...
My wife and I worked with Dave and were in the process of purchasing a short sale in Costa Mesa, CA. The property had two loans and the process took over 3 months. All the while Dave helped keep our expectations realistic.
He walked us through the steps and explained things in great detail, careful to review all options.
We received approval from both lien holders to move forward with the purchase. We were soo excited!
Up until this point, things appeared pretty typical, Dave was doing a great job...however things changed quickly
On the morning we were supposed to close, we had met ALL the pre-specified requirements from both lenders per their approval letter reviewed weeks prior. Then Out of nowhere, the second lien holder rejected the deal, with no explanation as to why just an hour before our loan was supposed to fund.
We contacted the bank and asked, no pleaded, to understand why they had rejected on the morning of, a deal that they had previously approved? Their lips were sealed and didn't and couldn't provide any information
We were devastated and confused and struggled to find any recourse.
Now, that's when Dave really went to work. He explained to us clearly what was happening. He pulled no punches. he was honest, direct, and Most importantly he explained what he was going to do to try and fix things,
He spent the next four days exhaustively calling everyone at the bank demanding that our file be reviewed....all to no avail.
This was a very stressful situation -- we were getting stone-walled. But Dave kept his cool.
After 4 days and seemingly exhausting all of our resources, the listing agent and everyone else had given up. The consensus was that the listing agent needed to put the house back on the market and find another buyer. it was their responsibility to their seller
Everyone including myself had given up.... Everyone except for Dave, that is
The night before the house was going to go back on the market, and slip out of our hands forever. Dave came through with news that would turn things around!
He had gotten through directly to the Vice President at the BIG BANK. This was his chance to plead our case. He asked for our file to be reviewed, fighting for us...this was Dave's defining moment.
He needed to VP of Mortgages to listen to him. He needed to convince to VP to take action. The odds were stacked in favor of the house
All of his Real Estate knowledge and experience ensured that he was prepared with the right words and right approach for this moment. But it was his passion, determination, and grit that got him in front of the right person at the right time. He never gave up.
Immediately he contacted the listing agent, escrow, title, my lender to let them know what was happening. To prevent them from putting the house back on the market. He acted swiftly and effectively.
The next day, we received some AMAZING news! Dave had gotten the BIG BANK to overturn their original decision!
To everyone's astonishment, The next morning the BIG BANK offer us a revised approval letter. For those of you that are familiar with BIG BANKS -- this kinda thing NEVER happens.
With the approval letter in hand, everybody was poised and we were able to close later that afternoon.
As I write this, I have tears coming to my house recounting this situation. This was one of the most up and down experiences of my life. But Dave took ownership of the problem, found a solution, and took action. He gave us hope, when we had none.
My wife and I am grateful for Dave and would encourage anyone to work with him.
