They found me a tent quite quickly and did all the checks. The tenant was in my property for about 18 months and then decided to move out. I got a notification from reeds rains that the tenant was terminating the contract. They said that a full check of the property would be carried out before any deposit was returned. After about 3 weeks I got a report in the post which contained 1 sheet if paper with a photo of my property on and the words property very clean. I decided to go to my property to check myself, on arrival I was horrified on the condition of the property which Reed Rains are previously checked every 6 months my property was completely wrecked even the windows and doors spray paint put on them from internal they're Dad a dog which address the carpet which was agreed that there was no dogs I then contacted re drains with my complaint and was told that I would have to take pictures myself get quotation for the repairs myself and that would be passed to a panel externally which would make an agreement if I was audible to keep the deposit for the repairs. I asked them why I had only received a report that contain one photograph and the words clean they don't explains that there was an external company they used to carry out the checks . I forward to stay quotations for the repairs to be carried out which calculated to a sum of approximately £12,000 I explained that the deposit would not cover these costs they then told me that I would have to take the previous tenant to court to try and claim the remainder to which they did not have a forwarding address so I could do nothing I was gutted that I give so much trust to this company to manage my property I was let down very badly two then be told that it was not their fault. I would never use Reed Rains again they should not be doing the service they offer as they could not even look after the simplest of things Shabby shocking service stay well clear
