    Absolutely Perfect I…read morewish I could give more than 5 stars for this review. I wrote about Essam and his team a year ago when they did a superb job renovating my bathrooms. They also repaired some outside lighting and took care of a few other minor house problems (interior door wouldn't close) we've struggled with for years. Today we had a flood in our house and about 30 gallons of water ended up in our ceiling. Not only was that horrible but it threatened our hardwood floors. Essam doesn't specialize in emergency repairs but one call from me and he was here within minutes. He drained the water, opened the ceiling so as to prevent mold, cleaned up the mess from the cracked ceiling and protected my hardwood. I've used many contractors in the 20 years I've lived in this area. None come close to the quality and care provided by Essam and his team.

I get into the details of the renovation and Essam by far was the easiest to work with. He was open to suggestions and he chose quality materials. He takes pride on his work and works with his customers to make sure you get the best outcome. He's also the most reasonably priced compared to the three quotes I received. His team also made sure they cleaned up everyday and made sure to cover the furniture since I was very sensitive dust. Even when the job was dine, Essam followed up and checked on things to make sure there were no issues. It was great working with him. They did an amazing job and you'd want someone like him especially in major renovations.

    I went to Old Town Bath and Kitchen when I needed to replace the cartridge for my bathroom faucet…read more It was an older, higher-end model and come to find out cartridges were hard to get a hold of. Ed, the manager from Old Town B&K, was able to do it! Moreover, he did this over the course of 2 emails and a phone call. He was incredibly helpful in helping me maneuver all of this - dealing with a leaky faucet and a less than interested manufacturer. Unfortunately, the cartridge did not fix the problem and in fact my faucet leak became worst due to internal damage the plumber found. I was soon advised to simply replace the faucet. I emailed Ed and asked for help once again; I sent him a picture of my current faucet and asked what we he could do to help me find something similar. In hours he found multiple alternatives in a great price range - $250 - $350; this was half the price of the faucet I was replacing. The options were all great and I ended up settling on one that I love more than the original faucet. Ed was a savvy advisor that in a few short emails and calls was able to help me find a high quality and beautiful faucet that I love. He was simply SPECTACULAR - especially during a demanding work week and crazy travel schedule. Moreover, Ed worked swiftly to get me the new faucet in two days so I was able to get rid of the leaky one and have a fully operational bathroom again. Simply awesome. And while I feel the mark-up on some of the products seemed a little high, I would surely say it was all worth it considering the amazing customer service and counsel I got from Ed and the team! I plan to return to them for all my bathroom and kitchen needs in the years to come! They were fantastic.

We did full marble tile floor and stand up shower, pretty standard remodeled but he recommended some nicer finishes that were about the same price as chat i had chooses. He also helped with choosing the paint and shower tile pattern. Like i said his price wasnt the lowest or the highest but i think it was fair. In his contract he also brought in and paid a cleaning company to take care of the cleaning. Very satifies with the work and communitions and will use him to do the kitchen next.

    KMK Remodeling…read more I used KMK remodeling for some drywall repairs and to lay a tile floor in one of my bathrooms. As far as the bathroom floor goes, I had no complaints (the only reason it's not a 1 star) - great job on the bathroom floor. However, I had numerous problems with the timeliness of the work done, the quality of the drywall work, and lack of professionalism with things like the contractor not cleaning up after himself. ALWAYS LATE/CANCELS: Firstly, as I said, great job on the bathroom floor - I would definitely recommend them for tile work without question. However, the contractor was always lite by at least 4 hours. He would say each time he would start at 8am and not get there until 12/1pm. On more than one occasion my fiancé and I had to cancel plans because the contractor didn't start when he said he would, so he would end up finishing much later in the day which would overlap with our plans, causing us to have to cancel. This literally happened each time he came to do work. On top of being late all the time, he would totally cancel on an agreed upon day for him to come and do work on a job. He would say, "I'll come through Sunday" and then Sunday would come and go and we wouldn't hear from him. Then Monday we'd contact him and ask about Sunday and he'd say "sorry I got caught up I'll come through Tuesday" and then not show up Tuesday and then he'd say he'd come by the next day and he'd get there at 7:30pm at night, so we would have to tell him to come another day since he was there 10 hours after the normal time to work (which is during the day).  My fiancé is a teacher and goes to bed early - we didn't plan on having a contractor in the house working at 10pm. He cancelled several times and would use excuses like "my day job got busy" or "had another contract that got busy" etc. My thing is - if you are not sure you can fit someone into your schedule don't make any promises! I'd rather you schedule something for a week later and be true to your word than to schedule something for the next day knowing you'd be hard pressed to meet that schedule. (see screenshots attached for example text messages with cancellations). DRYWALL WORK SUB-PAR: I had him repair drywall in my hallway ceiling on the middle floor. His drywall work was rough (visibly and to the touch) and apparently had paint clumps in it when he painted over it with a brush that had dried paint on it. Also he left a VISIBLY OPEN space between the drywall and the fire sprinkler (see attached pictures and video). I had to pay another company $200 to retouch, repaint and smoothen the drywall KMK remodeling installed. DIDNT CLEAN UP AFTER HIMSELF: To top it off he left drywall residue on my hallway tile and hardwood floors and left it for us to clean up. He also left drywall footprints on the front porch and in the grass. He literally left drywall boot prints in the grass. (see photos of this attached)

    When we decided to have the ugly aluminum siding on our house removed and the original 1925 wood…read moresiding restored on our Del Ray home, we asked folks around the neighborhood for recommendations. Everyone warned us about SethAnne Studios. The word on the street was that they do beautiful work, but they never saw a budget or a timeline that they could meet. When I interviewed the owner/project manager Tom, I told him that his reputation was mixed and I asked him to please be honest about the cost and timeline. He ASSURED me that he wouldn't let me down. We even decided to pad his original estimate by 15% just in case there were any unexpected problems. ( We did encounter a larger portion of replacement siding required than we originally thought, which accounted for an extra $1500 , which had no problem with). We told him that we would hire them because his workers do such nice work ( we went to several other completed houses) . What we did not know is that SethAnne Studios was so over-booked and poorly managed that they had to hire a completely different company ( Avalon Builders) to come do all the carpentry and yet another company to do the painting. SethAnne's workers never even touched our house! When we got the bill, he billed us for the original amount, PLUS, a mark-up because he had to sub-out the job! He went over budget by almost 33%!!!! To add insult to injury, he billed us for his personal time ( project management) at 95 bucks an hour for 8 hours a week! We paid him nearly 1000 dollars a week to POORLY manage our project! Plus, they added costs along the way which I feel were wasteful, like the 395 bucks for dumpster rental ( they never brought a dumpster) . They billed us 5000 dollars for 24 linear feet of porch railing. Really? ( I didn't' pay that) We asked very early on for grey paint. We gave them samples of what we wanted, but they thought our house should be grey-brown, so they painted 4 samples of brown ( and one blue?) on the side of our house (2 x 2 ft squares) and charged us 125 bucks for 5 quarts of paint! We didn't WANT brown paint, but I suspect that if they had been able to recommend a color , they would have been able to charge us the 2500 "design fee" . We refused to pay that, since they didn't "design" anything. At every turn, these people have been unprofessional, never rude or obnoxious, more like clueless. Now, here we sit , nearly two months late on our project, the house has been painted and he still can't find the time to have the workers come hang the shutters. They promised us to have them done tuesday, but since it rained they couldn't hang them. Wednesday was bright and sunny, but still no shutters....why?....because now the workers were on to some other project! We're back down the list again. These people have no idea how to manage a project or to meet a budget. They over-promise under-deliver. They don't have enough workers to finish jobs on time and should not take on more than one job at a time because they lack the management skills to juggle multiple projects successfully. I would warn anyone against using this company to work on your home. My experience is exactly what all the others warned me about, but none of them ever went as far as to say "don't use them". Well, I am saying, I will never use them again and if I were you, I'd look elsewhere for home repairs/design/construction in Del Ray. SethaAnne Builders will disappoint you every step of the way.

    After removing the aging (ugly) vinyl siding from our house and replacing it with hardieboard…read moresiding and adding a number of craftman style features, my spouse and I worked with the design arm of SethAnne Studios to select the color for the house, trim, window frames and garage doors. It was a very positive experience. Their professionalism and design advice were excellent ,and well suited to both our house style and our personal tastes. In fact our house now looks so great, we have random people walking by our house stop to ask us who helped with the design and color selection. And, we've had people ask us to email them photos of our home, so they can try to convince their adjacent neighbors to choose similar colors when repainting their homes! We have also toured several of the homes that SethAnne Studios have remodeled in the Del Ray area. Their craftmanship, attention to detail, and designs are just wonderful. If we decide to do more remodeling/design work at our house, we will definitely call SethAnne Studios first.
