The property is clean and nice looking. It is a nice place to call home. The cost of living is not to high and golden bee is also willing to listen and help in any way if they can. I really enjoy living in one of there locations.

Dealing with MARISOL RODRIGUEZ and the management at 2301 E Market St is like trying to reason with…read morea brick wall -- rude, petty, and never helpful. They're absolute clowns. MILITARY FAMILIES BEWARE: Management and Marisol ignore federal SCRA rights, unfair charges, and basic maintenance. Enter at your own risk. Wow. Where do I even start? The maintenance crew is chill, I'll give them that. Pool and gym were good. Everyone else in management? A complete dumpster fire. * SECURITY DEPOSIT SCAM: When I moved out, they snaked my security deposit by charging me for "damages" that were already present when I moved in. I provided proof -- photos and documentation -- and they completely ignored everything. No response, no correction, nothing. I was ready to take this to court, but I had to relocate out of state, and they knew it. They absolutely count on people giving up, yet I was so close. * UNFAIR CHARGES: Management hit me with a $750 bill for bed bug extermination -- no paperwork, no proof, no signatures, nothing. Insane. MARISOL got offended because she threatened to charge me with future fees, and I covered my rear by proving I was following exterminator's instructions!! ***Even after moving out, they continued to hassle me over this unjustified fee, showing their consistent lack of professionalism and unwillingness to follow the law. They then charged it from my security deposit since I didn't comply to their control -- which is ILLEGAL. * APARTMENT DISASTERS: Hole in ceiling for 5 months, insulation left exposed in the apartment for a month -- breathing that stuff is hazardous (fiberglass, other chemicals), and it may have contributed to the bed bug issue. Sewer smells, flooded parking garage, rust-colored water leaking on cars, and management's solution is signs saying "not our problem." Brilliant. * FAKE KINDNESS: They gave a free TV at move-in. Oh, that solves ALL the holes, rust, flooding, bed bugs, and medical emergencies they ignored! Sure, makes sense. SMH. * LACK OF EMPATHY: I was admitted to the hospital after a motorcycle accident and couldn't work. I offered to give up my security deposit and move out just ONE MONTH early -- Marisol flat-out refused with no second thoughts. Money over humans. Always. * TOO LITTLE, TOO LATE: After I successfully used the SCRA to terminate my lease early, management suddenly asked if there was anything they could do to let me stay and even offered a discount. ***Mind you, this was after my accident and after I had already requested a reasonable middle ground. Complete 180, and completely insincere. * SECURITY CHAOS: Packages stolen repeatedly, cameras everywhere, and management shrugs. * RULES GONE WILD: Kids ride scooters? Email!! Dangerous plumbing, flooding, or bed bugs? Meh. Life happens! Not their problem! No fun for kids here! No scooters! Nothing! * SCRA NIGHTMARE: MARISOL tried to block my federally protected lease termination even when presented with valid proof of active duty service. Only complied after a Staff Non-Commissioned Officer and Base Legal (JAG) intervened. On top of that, MARISOL went out of her way to contact my wife's recruiters, attempting to spread rumors and speculations about our situation. If you're a service member or military spouse, be prepared to fight for your rights here. VALUE: $2k/month for paint-over jobs, hidden flaws, and management that thinks a TV makes up for their terrible behavior. Bright spots? Maintenance crew, gym, and pool. Everything else? Avoid unless you enjoy headaches, nonsense, and complete incompetence. (Their Google reviews aren't any better, go check them out.)

The property in question is located at 5266 Corteen Pl, Unit 101, Valley Village CA. During the showing, there were multiple items requiring repair and attention. During a second showing, not only the items we pointed out were not repaired but additional ones were found. At that point, it became clear that this is simply not a well-maintained property, and certainly not one that justifies the rent being asked. Equally concerning was the team's highly granular and repetitive scrutiny over items that did not appear material, particularly given our strong qualifications: excellent credit scores, stable long-term employment, and substantial combined savings. This was compounded by intensive phone questioning that went well beyond what is typical for tenant screening, making the process feel unnecessarily burdensome rather than evaluative. Rather than exercising reasonable judgment, the verification process felt adversarial, as if the goal was to drag things out rather than evaluate applicants fairly. A specific concern arose regarding a severely desilvered mirror in a windowless bathroom. When asked whether the mirror could be removed to allow a proper inspection of the area behind it, this request was declined, and only photographs of the visible surface were taken. Given the absence of natural ventilation and the reliance on an exhaust fan alone, it was reasonable to raise questions about moisture management. Requests to inspect behind the mirror and to replace it were dismissed, which demonstrated a clear lack of diligence and attention to basic inspection standards. While the cosmetic deterioration was notable, unanswered questions regarding moisture control and long-term maintenance were more significant. The potential health and habitability implications were far more concerning. This approach--declining a basic inspection and disregarding reasonable questions--raises serious doubts about how future maintenance issues or habitability concerns would be addressed after move-in. From the very beginning, the entire interaction--from the cumbersome application process, to excessive nitpicking, to adversarial phone "interviews," to the use of firm ultimatums instead of clear explanations--felt unnecessarily rigid and unaccommodating. Rather than feeling like we were dealing with a professional housing provider, the experience felt dismissive and combative. And finally, despite repeated claims that there were "dozens of interested applicants" and pressure tactics suggesting we needed to act immediately and sign the lease, more than a month later the unit is still listed as available--and who knows how long it had been sitting vacant before that. I suppose that speaks for itself. After all of this, a professional acknowledgment of the experience and consideration of a refund of the application fees would have gone a long way. Two application fees were required even though one applicant alone met the qualification criteria, with the second individual intended to be listed as an occupant on the lease. No apology or fee adjustment was offered, which left us disappointed with how the situation concluded. The result is an impression of a process that collects fees while failing to properly address legitimate concerns or necessary repairs. Ultimately, we chose not to proceed. In hindsight, I'm genuinely glad we dodged a bullet. This experience confirmed that walking away was absolutely the right decision.
