Doug from Cornerstone is, by far, the BEST leasing agent I have EVER worked with in my entire 5 years in Denver!!! The most responsive, affable, helpful, and knowledgeable!! I had to choose an apartment from out of town, so he quickly went to 5 different properties to take THOROUGH walk-through videos of every single one. And not just inside the unit. He took videos of the outside, parking lots, and laundry facilities, as well. He rapidly responded to every random question I had. He definitely went above and beyond. Cornerstone just bought Prospect on Central, as of Aug 1 2021, and the place is already going down hill in just 4 days. Security is terrible, with the front door being left open and seeing a random person *who did not live in the building* walk right out of the front door and back up the street. The package room is in disarray with packages strewn about the lobby... with the front door wide open at 8pm at night. No staff is on site and they claim to be "around" but I have seen one guy who works for Cornerstone who gave me an attitude when I asked when the water cooler in the gym would be changed out bc it was empty and I was thirsty. By the way, I got a "no answer" on the water in the gym. Just go to the store and buy another one... you're the property manger. These managers are extremely lazy and apathetic. I emailed them with my security and package concerns, among other things, and they didn't even bother to check security footage or further ensure my safety. Adam, someone from Cornerstone, said that it was likely someone moving in and that there was nothing he could do. No one moves in past 8pm at night in the dark, and the wide open door leads straight to the packages bc the package room is broken. And, yes, I looked around the building during my dog walk and then closed the door myself bc *no one was moving in and Adam refused to check any security footage*. UPDATE: As of August 5th, the extremely un-kind property manager, Adam, has served me a "compliance notice" after complaining about the security issues I mentioned above. After voicing my concerns, receiving excuses, and Cornerstone refusing to check any security footage, they are bullying my into silence for complaining about their terrible management practices. I grew up in leasing offices my entire life and have NEVER seen a notice like this after a resident complained. I'm at a loss for words. SECOND UPDATE: I am changing my review to 3 stars since Jake Smith, a director of the company, reached out to me to discuss the issues at hand. Jake was reasonable and apologized, to which I did as well for being upset at the situation. We had a transparent conversation addressing the issues at hand, without excuses and with empathy. I appreciate his concern for his tenants, and the issue is resolved. I cannot say the same for the on-site property managers, who likely need more training. read more

I've heard through the neighborhood groups that these folk are much better than a lot of property management companies in the area. They did hold off raising rents all during the pandemic, provided grace periods and payment options and even gave me a reduction (though it was made up for later by a substantial rent hike). Service requests have been handled promptly, even during the pandemic, and the new guy in the office seems very responsive. And as everyone who's been in one of their properties a while knows, Aeolian ("Big A") on the maintenance team is the absolute best. I had written a favorable update a while back, but then deleted it in a fit of pique because their assistant lease manager was so terrible (I didn't appreciate the sarcastic mockery for not taking my laundry to a laundromat in my nonexistent car while we waited on a repair), but she lasted maybe three months with the company. I've been meaning to update since then. read more

Beware: Discriminatory Management and False Accusations Living at greenway apartment managed by cornerstone specifically, Adam dimmitt for the past two years has been an utter disappointment, and I can confidently say it's the worst place I've ever resided in. The management's handling of various situations is abysmal, to say the least. One of the most troubling aspects of living here is the blatant discrimination based on race and sexual orientation. It's disheartening to witness management's knee-jerk reactions, stereotyping residents based on their ethnicity or background. For instance, whenever there's a disturbance or issue, instead of investigating properly, they target individuals solely based on their race or nationality. Whether it's a party getting out of hand with beer throwing or someone smoking, the management's first instinct is to accuse Mexicans, individuals from the Middle East, or black tenants without any concrete evidence. My own encounter with the assistant manager, Adam Dimmitt, further exemplifies the discriminatory and unprofessional behavior rampant in this complex. I was falsely accused of graffiti vandalism, a claim Adam Dimmitt made without any valid proof. When I offered to provide footage from my security cameras, he immediately requested their removal, showing a clear intent to suppress evidence. Despite my efforts to assist both myself and my neighbors by providing surveillance of common areas, Adam Dimmitt's demand to remove the cameras only confirms the management's inclination towards baseless accusations and unfair treatment. Furthermore, it's appalling to note that the maintenance staff also partakes in this discriminatory behavior by wrongfully accusing residents of various misdeeds without proper investigation. I had a maintenance person literally come to my door and was throwing (signs with his hand) Not sure if it was a gang sign whatsoever, but why would they maintenance person come to my door take a picture and do something with their hand, even though they do realize I have a doorbell, camera, This pattern of false accusations and discrimination creates a hostile living environment for residents, especially those from the Middle East like myself. Despite us all being residents of the same community, the management's actions make it abundantly clear that they view certain ethnic groups as outsiders, perpetuating a toxic atmosphere of distrust and prejudice.. read more

Had one laundry machine in our building the whole time we lived there, they never fixed the other despite months of complaints. Tamai Tower / Sakura Square - Note elevators have major issues. more times than not, only one elevator car works while the other is down...there's times when neither elevator car works and only access is by the stairs...this is a 20 floor building... I currently live in a Cornerstone Apartment in Cap Hill. The building has the old cap hill charm and I love the personality that it has- warm-toned real hardwood floors, cute archways, and a separate kitchen away from the main studio. I can easily walk or bike to get my groceries at a Whole Foods, King Soopers or Safeway. I bike to my job at a law office by the capital every workday in snow, rain or shine. My neighbors are respectful and the building managers Maeghen Davis and Tyler Kelly have both been very helpful on a few different instances. They both are very responsive by email and Maeghen does a great job following up to make sure the issue was taken care of. I will never rent from this company again. From my eyes, and from law agencies I've spoken to (as they have dealt with them before), they are greedy and will not work with you, not even after putting up a stressful fight. I lived in Belle on the Park. I don't want to completely bash this property, but it was vacant around 20% occupancy for a reason. It's a cute building, but I felt unsafe around one neighbor. Due to specific reasons I wasn't accommodated on I needed to break my lease. After trying to negotiate, which was fair due to my safety and well- being was in jeopardy, they still wouldn't budge. They gave him a 10- day compliance, which could lead to a potential eviction notice, however, that could've taken months (in their own words). After months of constant emotional distress. I am having to pay $3.6K to break my lease after living there for only a few weeks. I understand it is in the lease, but my mental health and safety was suffering, and no one would work with me. I believe Cody Kothleitner and in-particular Max Clark could have guided, helped, and supported me through this problem. Max Clark told me he "straight up" could do "nothing about the situation," which was not a true statement (and very unprofessional language). He could've tried harder to resolve the situation, reduce the cost, and ultimately see me as a human being! I would strongly advise not renting from them if you want a personal, respectable tenant- landlord relationship. read more

I am enamored with how fast and reliable Cornerstone has been since I moved-in to my space two months ago. I've had a few maintenance issues (some caused by myself and others that were preexisting), and they always make sure to send their team immediately. The one person that stands out the most is Michael (Mike). He not only calls before to see if I'm home, but always makes sure he understands the work order to get the job done. I've had terrible luck with building managers since moving to Denver, but Cornerstone has re-instilled my faith in apartment management. However, I do have to deduct one star because I wasn't warned about the dumpster living outside my bedroom window (I'm on the first floor). Due to Covid-19, I had to do a virtual tour and it was not mentioned during our call. It's made for a few noisy nights, but I've learned to live with it. Perhaps a gate enclosing the dumpster would keep people/critters out of it? My apartment faces an alley and some people go dumpster diving all hours of the day/night. I also haven't seen any available bins for recycling so I some times have to use the neighbors (shhh!). I also appreciate that Cornerstone has been through my building several times with a carpet cleaner, but I think it would better serve the owner and the tenants if they replaced what's currently in the building. It is very obvious the carpet is OLD and it's definitely creating a peculiar smell throughout the common areas. Overall, I highly recommend Cornerstone to anyone looking for a place in the Denver area. I also want to personally thank the company for joining Denver Pride this year. I used to love my apartment complex until it was bought by cornerstone. Since they took over, the parking suddenly cost $80 a month (not that it kept my car safe--a garbage truck hit my car in its spot with no help or support from cornerstone), there is construction in surrounding units from 8:30am-5pm every single day of the week (including weekends). My water gets shut off for hours at a time probably once a week. Cornerstone doesn't give a shit about its tenants, they just want money. Probably the same as every other landlord in Denver right now, but it's still such a shame to live in a complex owned by people who would gladly worsen the lives of their tenants for a few extra bucks. And guess what? My water is shut off again today!! F*** these guys for real. read more

Their game is to have a ton of apartments at reasonable rates but then gouge you when you need flexibility in moving out. Requiring $300 as a fee to go "month to month" but then still requiring sixty days notice to vacate is wild. If you don't pay to go "month to month" they require sixty days notice AND a full months rent as a "cancellation fee". My property manager had absolutely zero customer service skills, and the only pleasure in dealing with him was knowing that this shitty company is screwing him over just as bad as their customers. Therron on Maintenance crew, on 2 seperate occasions had to clean up trash left thrown around property, even though he was here for other tasks. Do not move to the 1203 Emerson building under any circumstances. They do not turn on the heat until October 15th, tonight it will be in the 40s. I would turn on my gas stove to heat the apartment, which I am sure many people do, but it pollutes the air like a car is running inside your apartment. These apartments are also super hot in the summer and they don't allow window air conditioning units. I know Cornerstone has many apartments across Denver but save your sanity and health and choose somewhere else. I'm not even including all the issues I've had in this review. I moved in June 2023 and have had nonstop issues. Upon move in, the apartment was not clean and even had poop in the toilet. I had to SCRUB everything down. It took weeks to get a reply, at which point, I had cleaned everything myself. The laundry facility has been flooding since I moved in and been seeping into the walls and carpet into the hall way. I first "officially" notified them of this in August and they only just have been taking me seriously. The problem is that I share a wall with the laundry room and my walls are now damaged. When they "fixed" it they simply plastered over everything but didn't remove the damaged wood. They told me, "real wood doesn't get damaged". I am on chemotherapy and as such am immunocompromised. I am so worried about mold and there is even black speckling on the stairs they they claim is "just peeling paint". My oncologist is urging me to move out because they are refusing to fix the issue correctly or get any type of specialist to look over the issue. My doctor has even written them a letter. They will not let me out of my lease even though they have broken the Colorado Warrant of Habitability law. I have been so disappointed by them. They have even acknowledged that they must provide a suitable living arrangement if they don't let me out of the lease but they have denied to do this too. Someone worried about medical bills should not have to pay for a lawyer to be taken seriously. Please don't over look the bad reviews like I did. They are truly the worst and prey on your vulnerabilities. read more

I currently live in a Cornerstone managed apartment and I have had nothing but extremely positive experiences. First, I moved from out of state and was able to set up a Facetime appointment to digitally tour the apartment from another state. Second, all the staff who assisted me with questions after the tour were professional, understanding and responsive. Lastly, now that I live in the building, I've found there to be excellent communication when repairs are happening or when they need to be in your apartment. When sending a question to the company, I've never waited more than an hour to hear back from at Cornerstone for a response. Cornerstone is a TERRIBLE management company. All the negative comments reviewers say about this company are true. They do not care about the tenants, and you will regret renting from them. Cornerstone will probably answer this review and say how sorry they are and how I should contact them for assistance. DO NOT BE FOOLED. -Our garage doors are constantly broken here at Park Cheesman Apartments. This allows homeless individuals to break into cars, have access to the entire building, and puts residents at risk. Building management does not care. chastises residents for "improperly using the garage doors", and has no urgency to fix the doors. -The laundry room washers and dryers are constantly broken. If you inform Cornerstone, they will tell you that it isn't their problem and that you have to contact the third party company that they lease the laundry room to. Cornerstone customer service is nonexistent. -Cornerstone undertook construction in the lobby area without a permit from Denver. As a result, the city issued a Stop Work Order and construction was stopped until they received the proper permit. Cornerstone does not care about ethics, morals, or rules. -There were two homeless people found living in two areas of our building on two separate occasions in late 2021/early 2022. This is because Park Cheesman does not secure the building. The front door that was broken into with a crowbar by the two homeless individuals has not been fixed or made more secure despite management being aware of this vulnerability. -Management is almost never onsite in the office. They do not live in the building and do not care about the property. Additionally, we have had 3 or 4 building managers/assistant managers in the last year or year and a half. Cornerstone churns through employees. Any good employees that work at Cornerstone end up leaving because the company has a bad culture. -(Potentially controversial opinion) Cornerstone installed a basketball hoop in the outside area right outside the apartments. If you plan on working from home or sleeping in on the weekend, plan on doing so while listening to a ball bouncing and hitting off the rim for hours at a time. -Heat and air conditioning are only available half the year. Air conditioning isn't turned on soon enough and you will have one, two, or more months of pure heat torture until the building decides it's time to turn it on. Don't take my word for it. A number of residents, including myself, are being illegally, charged for renters insurance through the Cornerstone has with Assurant insurance. We have all been requesting for several months to have these charges removed from our accounts. Cornerstone has been unable to do this and continues to charge us on a monthly basis. read more

Me and my partner live at a property on Clayton St. in Congress Park that is managed by Cornerstone. We are great tenants. We keep the place exceptionally clean, have good relationships with our other neighbors in the building, keep the property owner and Cornerstone in the loop with anything going wrong, and we never pay rent late. Let's start from the top. The maintenance group took 3 times to repair a rotted out deadbolt. Each time saying it was "complete" and "fixed". It was not a difficult fix, they are just either lazy or incompetent. Next, we pay $2285 a month for rent and a flat utility charge for water, trash, common building space lighting etc. This building is 6 units total. For almost an ENTIRE MONTH (next week will be 4 weeks) we have been without a washer. There is 1 coin operated ($1 per cycle) washer and 1 coin operated ($1 per cycle) dryer. These 2 machines are used by all 6 units. Every time the washer is full of coins, it jams and you are unable to push the coin slot in, and in turn, unable to start the washer. We have had to notify maintenance of this issue several times. The building owner is apparently the only person with a key to empty this, so if they can't reach him, we are just SOL. Makes a lot of sense right? Most recently this happened, and for over a week no one could get the owner to come by. Finally he comes by and "empties" the coins. Nothing changed. Still jammed, still can hear coins inside when you shake the washer. 2+ weeks without a washer for 6 units they let us know the washer needs to be repaired by a tech who works for the company that makes them. Let me note this washer and dryer are likely 20+ years old. The dryer sometimes takes up to 3 cycles to dry garments or bedding completely. They finally "schedule" a technician around Thanksgiving and we are told that the tech can't get out until the week after the holiday. Well, it's now over a week since Thanksgiving and nothing has been done. When we asked Cornerstone for compensation in the form of reduced utilities for a month cycle or in reduced rent for the time and money spent doing laundry elsewhere when it is promised as an ammentiy on the lease we signed for this building, they simply said " I will not be able to offer any sort of rent reduction for this. Again, I apologize for any inconvenience this has presented and the machine should be up and running today." That was on November 18th. It's now December 2nd and nothing has been done. We are still unable to use the washer. Don't live at a Cornerstone property, you're just a number to them. Even if you're a number paying almost $2500 a month. read more
