He was helpful in formulating a strategy for one of the tenants I needed to vacate in a complicated situation with another tenant in the home who gave notice to vacate. I called the office, left a message and the next day Alex returned my call, prompt service. This was a consultation over the phone. Alex is a great listener, responsive to calls/email, and understood my goals. He gave me invaluable tips, that came into play throughout the 1.5 months, including up to the very last day of vacating! I remembered the advice/tip and implemented it confidently at vacating day and a solution was made with the tenant. Wow! He knew exactly, the common mistakes landlords can make. He saved me a lot of time and money! Alex is patient, kind, professional and easy to talk to. He made me feel confident in my dealings with the tenants and I'm so very grateful for that.     We were referred to Gaw Van Male by an East Bay associate who has used them before. We are three…read moresiblings who had dealt with the loss of our 93-year-old mother in the end of 2015. She had left excellent records and no debts, but had a few assets to be properly transferred, so we started the legwork (paperwork) in early 2016 to deal with dissolving the estate. GVM was very willing to take on the remaining paperwork for an upfront fee of $5,000.00 plus a retainer of $2,500 toward "extras" which could occur unexpectedly during the coming months. Their contract was worded to suggest that the extra $2,500 may or may not be needed. (Naturally, my mind leaned toward hoping it would not be needed.) So we signed the contract and started with a payment to GVM of $7,500.00 as requested. In the period of April through October 2016, seemingly every interaction by their assigned attorney generated an "extra" billable charge to us. This quickly depleted the $2,500 reserve. We kept getting bills above and beyond the original estimate, even though there were no apparent obstacles during the processing of the Estate plan. I wondered what he was doing for his $5,000? Our total payments during the six months of involvement were $11,024.50, which seemed about 120% higher than the original $5,000 estimate. The processing of the Estate went quite smoothly, though the GVM attorney set aside our case from time to time and had to be reminded to finish. (Each phone call and each email response generated a new billable charge.) Document errors were minimal, maybe one or two corrections which needed to be called to their attention, and were taken care of promptly. After we had paid about $10K, I questioned our attorney about the excessive fees and why so many elements of his work for us were classified as "extras," rather than part of the big project itself. He essentially just responded with a quotation from the original contract, which allows them to bill the client for any extra time needed, such as dealing with emails and telephone calls. I realize that by signing their contract "as is," I had no grounds to fight it. Bottom line: Don't expect much for the initial fee; expect to pay a lot more by the time you finish.

    On 1/26/2016 my 4 siblings, and I, had obtained the services of Gaw Van Male, for the purpose of…read moredealing with unfinished issues in regard to the passing of both our parents, and the transfer of their house to us for future sale. Seemed like it would be a fairly simple procedure, and we were assured that it could be done in a timely manner, and with little headache to us. The retainer of $5,000 was given with the understanding that much of that money would most likely be returned. By May of 2016, the $5,000 had long been used up, and another $2,500 was being demanded by Gaw Van Male. With much grumbling, and protest, another check for the amount was provided. The fee of $395 per hour was adding up fast for such things as "reviewing strategy", and "researching rules?"...etc. By the time we had finished in July of 2016, the total amount of money paid was in excess of $14,000. Not only were they rude to my brother, and myself, in regard to our inquires about billing, at one point they seemed to be threatening legal action against us if we did not comply. I would NEVER recommend this firm to anyone. If I could give them a lower rating than one star, I would.
