After introductions I begun to to tag along as Ryan went through his checklist. Every step of the way Ryan took time to explain what to look for, what he observed and what a homeowner should be aware of. I meant to bring a tape measure to measure foe blinds and Ryan offered his laser meter and showed me how to use it. After he had finished his inspection he reviewed everything he observed and categorized the results in terms of severity. In some cases he noted observations that were not problems, but more informational such as recommended replacement intervals or potential upgrades. I recommend accompanying Ryan during the inspection. He will note all observations in his repot, but the observations are more meaningful in the context of his narrative. I had an opportunity to ask clarifying questions and ask his opinion on all manner of things from air conditioner maintenance to filter replacement frequency. I was impressed with the sophisticated equipment for testing such things as gas leaks, his attention to detail, expertise, and thorough, clear answers to my frequent questions. He was very accommodating, willing to do inspections on evenings or weekends. Once the inspection was done, he had the report back to us that evening. it was a new construction and even so, he remained very thorough and found a number of areas that needed to be fixed. Cost of our inspection was $375 for home that's less than 2000 square feet. This was pretty in line with what we found when we called around and for the convenience, it was worth it. He also gave us an evacuation plan and for folk in his area, has information about who to call to get utilities hooked up - for those in Yakima, he unfortunately was unable to get us this info. He gets the five star bump for the quick turn around and his flexibility. Definitely a good one to check out when you need an inspection.

As part of our contract we agreed to have a pool inspection performed--verification that the pool equipment was working properly and viewing of the pool. This was not done and the owner claimed it was a "misunderstanding." His partner/wife falsely claimed the lower (negotiated) price we received was made possible by taking the pool portion out of scope. That was never the case and was never discussed--so, we encountered deception and mis-direction. We ultimately had a separate company do the pool inspection at an additional cost. This was ultimately an integrity issue as the company should have "fessed up" and taken accountability for their mis-deed.
