I live outside of Louisiana, but my family owns property in New Orleans. I recently contacted Greg at Compliant Appraisals for help in evaluating a bank appraisal of our property. The property is historic, and I wanted the opinion of someone with expertise in that area. When I called, Greg spoke with me immediately and in detail to ascertain exactly what I needed. I was interested in buying the house I was renting and needed an appraisal to give me an idea of what the place was actually worth. The seller had given me his price but it seemed really high for the area. A friend recommended Greg and said he took the time to answer questions and really helped him understand the real estate market in his area. I called Greg and set up an appointment. He gave me several choices when it came to the type of report. I chose a simple report with three comparable sales and an active listing to support current trends at his suggestion. He arrived on time and spent a few minutes explaining what he was going to do. Greg measured the house, and photographed the interior as well as exterior. It only took about 30 minutes. Two days later he emailed a pdf of the appraisal report. It was quite detailed with tax records, a map, flood map, pictures, floor plan and all the things you would expect. I called with a few questions and again he took the time to explain anything I didn't understand. Greg was polite, friendly and full of knowledge about old houses. I was overall very pleased with the experience and managed to negotiate my landlords price down to something reasonable. Greg Heimsoth, the owner of Compliant Appraisal Services was recommended to me several weeks ago by a friend. I was purchasing a house and wanted an appraisal for my own piece of mind. I called Greg and told him about the cool little house I was buying. He immediately knew the house and proceeded to give me some history of the place and even offered to email me an old Sanborn map showing the place over 100 years ago. He seemed very genuine over the phone. I met him at the property two days later. He measured the property and gave me some suggestions as to what I should and should not do when restoring the property. He seemed to really enjoy old houses and got me pretty excited about what I'm getting in to. Two days later he emailed me the appraisal report. It was thorough, and more detailed than I expected. I had a few questions and called him a several days later with a few questions. He answered all of them to my satisfaction. After deciding to move to New Orleans from Virginia, buying a new house was the last step before starting our next adventure. After many headaches dealing with Quicken Loans (don't get me started on them) our closing date was quickly approaching and it was time for the appraisal. We received a call from Greg at Compliant Appraisals who set up an appointment the very next day since we were on a tight deadline, no surprise there.
