A Cautionary Review of Land Designs by Colton Our Experience…read moreand Lessons Learned Initially, our experience with Land Designs by Colton seemed promising. The project kicked off smoothly, and we had high expectations based on their assurances and professionalism during the early stages. However, as the work progressed, significant issues began to arise, tarnishing our trust and satisfaction with the company. And then they ghosted us. The Tree Planting Disaster One of the first major problems we encountered was with the landscaping aspect--specifically the planting of trees. Out of the nine trees planted, six died within a relatively short time frame. We had been informed that these trees were under warranty for a year, which gave us some initial reassurance. Unfortunately, when we sought replacements for the dead trees under this warranty, the company did not honor their commitment. This was deeply frustrating and marked the beginning of a series of disappointments in dealing with Land Designs by Colton. Contract Issues Another frustration arose when we attempted to obtain a copy of our contract. We had initially accessed the agreement through Google Docs, but it was mysteriously deleted. When we reached out to Land Designs by Colton for a copy, they claimed they could no longer provide it due to changes in their system following an update. This lack of accountability and transparency added to our growing unease with the company. The Deck Extension Debacle The most costly and distressing issue was related to a deck extension they built for us. After the work was completed, we discovered that the extension had not been permitted--they assured us that this was not necessary. As we began the process of obtaining necessary permits, we learned that the construction itself was not done to code. Specific deficiencies included: * Footings that were not deep enough * Railing spindles with uneven spacing * Stairs that failed to meet code requirements These violations have forced us to reconstruct the deck to meet code standards, incurring additional expenses totaling thousands of dollars. In essence, the deck project has doubled in cost due to their negligence. This has been an incredibly stressful ordeal, both financially and emotionally. Conclusion Our experience with Land Designs by Colton has been nothing short of disastrous. What began as a promising relationship quickly deteriorated due to unfulfilled warranties, lack of transparency regarding contracts, and substandard construction practices that led to code violations. We hope our story serves as a warning to others considering working with this company. Proceed with caution and ensure that every aspect of the contract and work is meticulously monitored to avoid similar hardships. Beware of Land Designs by Colton. What seems fine at the start may end up costing you dearly in the end.

Jonathan is among the most unprofessional vendors I have ever come across…read more For background: I hired him to work on my front lawn, and warned him I'd need him to be flexible as I was also getting a fence installed. I paid him half up front and he did some work. When I needed him to return to finish the lawn after the fence was installed, he strung me along on a finish date for months. I tried to press him to finish the job, and he got nasty. I'd often get trapped in circular conversations with his assistant, who hides behind legalese language, while Jonathan's correspondence was filled with condescension, personal attacks, and threats. (As an example: See below his assistant's response as evidence of the kind of legal speak they use, and how they twist it around in their favor. Pegging blame on the customer without accepting responsibility for their own awful service.) And they're thugs. I had to file a police report after he and his workers broke into our backyard _and garage_ to reclaim what he says are his materials. Some $10 pipes. This is something they'll point to in the contract as a thing he has a right to do. Upon terminating his contract for stringing me along, severe unprofessional behavior, and even violating our safety and security, he charged a termination fee. This would be laughable if it weren't so vindictive. Despite it all, I did pay him whatever ridiculous invoice he'd excuse with his contract in order to get rid of all the vitriol he was turning my way. So... Be wary of his, and his assistant's, predatory contract which they rely on to get away with crappy service. You'll know he deems your project to not be lucrative for him, when he gives you side comments about him "doing you a favor." He lacks follow through to complete a job unless it's on his terms, and he lacks professionalism in dealing with client requests. He gets nasty and personal if you get on his bad side. He loves to tout his educational background, as if to reassure you he's somehow different or that you'd be getting excellent service. Don't fall for it. There are plenty of other contractors in the Denver area who do amazing work in a timely fashion without all the drama. Save yourselves the headache.

This is the kind of review I REALLY do not like to do…read more To start, I had been emailing with Janice over a few days, and scheduled a meeting at our home build for today, Sunday at 11 AM. Our email conversation started with making the appointment to meet. Then Janice asked for a survey, so I sent over the plot plan so she could put together a rough plan as she asked for "must haves" which I sent over same day. That was Thursday. So now it is Sunday, we are at the house, waiting. As time passes we discussed how long we are going to wait etc. My wife tells me I should email Janice, but I told her she is not going to see it if she is driving. At about 11:20 I called Janice, went straight to VM. I called a minute or so later to leave a message, it rang a few times and then went to VM, so I left a voice mail to find out if she was still on the way, to call back to let me know, and I left my number. 6 or 7 minutes later, Janice emails me. WTH? Why can't you return my call?! Let me know you are not going to bother to attend a meeting that was scheduled 5 days ago?! This is what I got in return via email, to my phone calls and voice mail: "Sorry for any confusion this morning. I was going to work on the estimate and concept before we met to make sure my print is in line with your budget." Needless to say, Janice, I will not be calling or emailing you again...

We appreciated her knowledge during the site visit and early design discussions, and the process of signing the initial $1,738.93 design agreement was straightforward. However, as the project progressed, we encountered significant challenges. The design provided was quite basic-limited to a 2D, black-and-white format-and did not fully address the complexities of our sloped backyard. After agreeing to an $80,000 project and providing a $28,000 deposit, we were surprised when, the very next day, Janice raised new concerns about the need for additional retaining walls and major changes to the grading plan. These issues had not been anticipated or discussed in earlier phases, and we think Janice was caught off guard when her subcontractor visited the site. There was no grading plan included, nor was there a clear intention to consult with an engineer, despite the technical demands of our site. The scope of earthwork required was revised dramatically, from an estimated 20 cubic yards to a possible 120 cubic yards, with the associated costs left undefined. Janice was unable to provide updated cost estimates for these changes, and her contract specifies that any additional expenses resulting from inaccurate estimates are the homeowner's responsibility. While it was clear that Janice believed she was acting in our best interest, the lack of detailed planning and communication about potential complexities led to considerable frustration. Based on our experience, her team may be better suited to straightforward projects that do not involve significant engineering or sloped terrain. We would advise future clients to review contracts carefully, verify insurance coverage, and clarify whether the designer will coordinate with city officials, engineers, or other professionals as needed. In our case, all design work was handled solely by Janice, and the limitations of this approach became apparent as the project unfolded. Edit: *Janice is quick to reply on a negative review saying that the negative review was not from their client. We do of course, have signed contracts for the design fee and the actual design. Yet took the design fee, and the $28k deposit for the work, and could not determine, from November '24 to June, '25, that it was not a site they could work on? Then on the start week, decided we needed to Tier the slope of the yard and add an undefined cost and then, after contracts signed, check taken, then, decide to tell us the project as designed was not feasible. She was right - I do not have an unknown, unlimited budget, for work that is not as per the agreed contract.

I found Nick on Yelp and was immediately impressed with him during our initial consultation. We had…read morea substantial backyard overhaul and met with several landscaping companies to get quotes- Nick understood our vision immediately and in a way none of the others did. Admittedly, the only thing that gave me any pause was that he doesn't have many reviews- don't let that deter you!! Nick gave us an incredible design and worked with us to revise and phase it out for budget purposes. We completed phase 1 of the work with him this spring (deck demo and paver patio install) and it was absolutely seamless. From tweaking design to picking materials, Nick was always accessible and a great communicator. His crew worked quickly and efficiently and we are SO thrilled with our new outdoor space. We'll be calling Nick again next year to tackle the rest of our project! Cannot recommend him highly enough.

Our project…read moreincluded design services, complete removal of existing backyard landscaping and patio, save for one tree, pouring of a new concrete patio and hot tub pad, installation of a gas fire pit and gas line for our grill, new sod, 5 large trees, around 20 plants, and a new irrigation system to include new valves and lines. Many aspects of the project fell short, and if you don't want to read any further, my recommendation is to look elsewhere for your landscaping needs. Pros -Very solid design work, our backyard originally looked great and the design is much more functional and private. Cons -Patio: the subcontractor ran short on concrete and I witnessed them pulling what was left from the pump lines and a catch tray to complete the project. The result is a portion of our patio that has incorrect drainage/pooling, spalling and cracking. -Irrigation: and entirely new system, including valves, was supposed to be installed. None of the valves were replaced and I am now having significant problems that will require a complete replacement of the 20 year old valves. -Plants: Nick assured me that the 7 boxwoods he had planned would hold up to my two male dogs. They were dead within 3 months, replaced under his warranty, and were all dead again the following spring. In researching, it turns out that boxwoods are not tolerant of dog urine whatsoever and something else should have been used. -Fire pit: beautiful centerpiece in our backyard. Unfortunately, it was slammed together at the last minute and the internal structure couldn't support the lava rock. I rebuilt it myself less than 6 months after the project was completed. Lawn: extremely lumpy and uneven, is going to require a bunch of sand and labor to get it where it needs to be. I spoke with Nick many times after our project was completed to address some of these issues (not all were immediately present or known about) and was brushed off and made to feel like I was putting him out...after cutting him a check for $60k. Not only is the value not there, I am now paying a second time for things that weren't done correctly the first time and in some case were borderline fraudulent like the sprinkler valves.

He was incredible to work with and I highly recommend him and his team to anyone looking for an outdoor project team. I had a loose idea of what I wanted to do in our yard and Jorge came back with suggestions and recommendations and even a 3-D rendering when I had a hard time visualizing. We will only be using the Rios Brothers for any of our future projects!

The magic…read morestarted early when Manny jackhammered out 3 cracked steps and a landing that had slowly sunk over the years. Once done, he framed in the new steps and landing. The concrete truck arrived shortly after, and Jesus and Marcos worked to ferry the concrete up to the steps in wheelbarrows. Manny and his float tool massaged the wet concrete and it all came out great! He even anchored the railing into the concrete! While Manny was shaping up the steps, Jesus and Marcos resumed their work to place metal edging in sweeping curves in the yard to encompass the area where huge ancient juniper bushes had been previously removed, with their subsequent grass kill. Several tons of small decorative rock were then placed on top of the weed barrier, spread out, and then they were done! All in 1 day! Incredible! Throughout all this work, neighbors stopped to check the site and marveled how quickly they progressed; and asked for bids from Jorge for their projects. One hired Rios Brothers on the spot! Amazing! We highly recommend Rios Brothers Landscaping for any project that you would want done quickly and professionally.

Highland came in and removed all the overgrown shrubs and replace our entire 30 year old, 12-zone sprinkler system. Highland installed a high quality Rain Bird system with three manifolds beautifully built and professionally wired with waterproof wire nuts. The quality and attention to detail is second to none. Highland partners with a local nursery that has an exceptional selection of high quality bushes, trees, shrubs and perennials. We were able to select exactly what we were looking for with their guidance. Highland utilizes software capable of creating 3D renderings of the landscape with the plants we selected at full maturity to ensure that we were getting the curb appeal we envisioned. Highland doesn't hesitate to devote a large crew to a landscaping project when its required. Every Highland employee that we interfaced with was courteous and respectful. Once the plants were delivered, they planted with the same care and attention to detail. They ran two driplines to every plant and ensured that the right size emitters were used based on the plants water needs. Highland has skilled craftsmen that take pride in their work. They go above and beyond to ensure that you are pleased with the final result. We had a particularly challenging area, that we were not sure how to address. Highland came up with a unique solution that they implemented beautifully. From the beginning of a project, Highland listened to our concerns and goals.
