    We have been in our Palm Harbor home for two years now. So far there have been several things that…read morehave gone wrong. Where the company made the marriage line the tile is tearing and sinking into the gap. They did not file the gap and instead just laid the vinyl flooring over the gap and now it has sunk in and begun to tear. The fireplace was horrible! The company that set the house up did not extend the chimney high enough. I asked about this when they were installing the chimney and they said it would work fine and that's how high they put all the chimneys. I have been around fireplaces my entire life and a chimney should extend at least a foot higher than any roofline near it. They put out chimney about a foot below the ridge of the roof and it would not draft at all. We did not use it until we had a power outage about two years after moving in. The fireplace would fill the house with smoke even with the dampner wide open. We had ice in the roof so we were not even able to use the fireplace and had to stay in a motel because power was out and we had no heat. The glass fireplace doors never would close because they were put together wrong. The very very short time we did use the fireplace the glass fell out of the door and had to be tied in with wire. The company that did the finish work never connected the drain pan for the water heater. I eventually had to repair the pain and connect the drain. If the water heater had leaked it would have flooded the house. Both outdoor water faucets got where you couldn't hardly turn them on or off, handles became very hard to turn. Both eventually started dripping and we just stopped using them until I can replace them. After company delivered the home the end of the house that was closest to the trucks was covered in soot. The company that came out to repair cracks and do the marriage line never washed it. I had to buy an RV brush and some industrial cleaner to get the soot off the exterior walls. Even then I still had to use a pressure washer and some soot remained. The only way to completely get rid of it is to paint the ends. The company that repaired the few cracks in the sheet rock that happened during the move did a horrible job. The took spackle and just smeared it over the cracks. They did not even attempt to texture the spackle and after painting it, with paint that didn't really match, you could see these long lines in the ceilings that were totally smooth while the rest of the ceiling had texture. And less than 6 months later the cracks were right back because they did not repair them correctly. One of the drawers on the Kitchen island would fall out anytime you opened it. The drawer track wasn't fastened in the rear as it should have been. The kitchen sink faucet started leaking withing 6 months and I had to replace it. There have been other small things and most of this may sound trivial, except for the Chimney and the marriage line, but when you pay over $200k for a new home you don't expect there to be this many problems. For the most part the home seems to be built good. The final assembly and quality control leaves a lot to be desired. I like the home, especially the layout, but with the issues I've had I would probably go with someone like DeerCreek if I had it all to do over. The salesman was very good and very professional. The man that did all the financial paperwork was, well a jerk. He had an attitude the entire time and at one point I was on the edge of adjusting his attitude. I'm 63 and am to old for a kid in his late 20s to be getting an attitude with me, especially when spending that much money and paying a $50k down payment. I'll take care of all the issues and anymore I come across. I figure I have maybe 29 more years so at that price this house better outlast me! John R

    We purchased the Grace Ann model off the lot on 05/06/19. BEWARE! They use the purchase date for…read morethe factory warranty date!!! So you're already loosing months that Franklin will cover repairs just waiting for your house to be delivered!!! We customized/added/upgraded floors, granite, paint, covered deck, breezeway, two car detached garage, drive and sidewalks for a hefty price. I hope that this review will save many people from using them. Signed paperwork reflects the house was to be completed in 51 days. MHOA claimed they were complete on 11/6/19 , 185 days later. We saw an entire truck stop be built from the ground up in the time they couldn't even get a two-car garage built. Since they took so long to complete we had to get the home reappraised. The new appraisal resulted in a substantial decrease. Luckily, we were able to avoid foreclosure. We finally closed on 4/13/2020, 341 days later on a house that was already built. They are still are not done, we signed a letter stating that they would complete a list of tasks 20 days from closing (weather permitting). In my opinion we shouldn't have done that as we are now being ignored again about when people are going to be out to finish. 11/30/20 & still waiting on repairs to be done which include the porch, new roof is needed, siding coming away from the home, drip edge not installed correctly, etc. Pictures reflect what some of my issues are with my house. We paid WAY too much for this place to have the cosmetic issues that exist. In my opinion, they do not have qualified staff. In my opinion, they do not have enough sub-contractors and/or their sub-contractors don't have enough people to work on more than one house at a time. In my opinion, MHOA will have sub-contractors doing work in areas that they may not be qualified/licensed/experienced to work in. In my opinion, MHOA does not care if anyone shows up to work on your home and you should not expect anyone to show up. In my opinion, you should not expect work to be completed in the way it was communicated to you. In my opinion, they don't care about the condition of the home once it has been delivered and completed. In my opinion, they will not notify you of anything that is wrong or the result of poor workmanship to your attention and vow to make it right. In my opinion, do not expect much communication at all once you sign the contract. In my opinion, you should not expect anyone from MHOA to be at your home during the building process. In my opinion, you should get everything in writing - they like to communicate A LOT verbally, so nothing is documented. In my opinion, you should expect to see all trim out work come undone and all crack/seams/patches reappear as if it was never repaired. In my opinion, you should make sure all repairs are made BEFORE you close, or they will never get done. Read the warranty and what is covered by MHOA, Franklin and yourself. In my opinion, you need to add to the contract that the terms are pending final inspection prior to closing. I feel this is super important if you are adding any decks, garages, etc. We had ours inspected and it revealed issues with the deck, roof, grading around the garage and a few other issues. In my opinion, you should expect the completion to take way longer than originally communicated to you. In my opinion, you should be aware that a new appraisal may be required if they take too long to complete your home, which may result in a lower value. In my opinion, you should get in writing that they will pay for any differences between the contract price and appraisal if the new appraisal results in a lower value. In my opinion, they make you sign an arbitration agreement (avoid being sued) because they know right off the bat, they're going to be dishonest. In my opinion, you should take pictures and make a list of personal items the sub-contractors could have access to such as tools, ladders, etc. to ensure nothing is removed from your property. In my opinion, you should not expect to receive any receipts or releases as noted in the contract you are to get. In my opinion, they are not home builders more like used car lot salespeople.

They had it delivered and one half was ran into a tree. Then it sat on the property a month to the day prior to attempting to send anyone to set it up. As the workers came so did the chaos. Trash out in all the cabinets, workers messed up the guest bathroom(diarrhea all over floor,cabinet,toilet), workers cursing my husband out in Spanish, mud all over the floors, the painted the walls flat paint with the other paint(so it's two toned), and the list just goes on. In April they were supposed to have finished everything but did not. It has leaks in the roof and skylight that Ron Hays knew about plus a burned out fan in the living room. We were supposed to be given a paid survey that was part of our deal and we had to go pay the $650.00 ourselves. If we had know it had sat on the lot for 3 years and the roof leaked, we would have definitely passed on this one but now we just would love them to finish it. Nothing was really done professionally. We'd ask a question and hear "that's not my job" "Ron's at lunch" " I'll call you back" "I'll text you the answer" with getting nothing. I moved from Tyler Texas in 2018 and still go there so a lot this would be a referral for me to my friends.

He's a small businessman, a family man ,he has his family working with him and we thought this was the right person for us WRONG and he seemed to be honest, so so WRONG I should've knew better when he said it that it would take 3 to 6 months I couldn't believe it , I said please take your time because I am so nervous and I want it right. I even explain some of my problems a little did I know he didn't care he just wanted our money WE PAID Indigo River tiny homes cash started this process in May can we pay the first payment in May he started in September after he started, he wanted a second installment. I didn't understand why when he just started he said that's the way the contract read and I read it again and I said we gave you your first payment and you're just now starting. I should've got a lawyer then but my husband say let it go he started, ( ALWAYS GO WITH YOUR FIRST MIND)but we had a lease agreement on a apartment so you could imagine how that went. . He delivered the house the last day of the lease what's up and I had to tell him if we had to stay in the apartment he was gonna have to pay for it or put us up in a hotel. Peter is a very nonchalant person and when he smiles at you, that means he's ignoring you and he doesn't care what you say he told us to meet us here at 2 o'clock. He made it here at 3 o'clock. He's on his own time not yours even though you're paying him I had to clean up the apartment the next day and get the little things out. He didn't care he was here leveling the house he gave us one key. We all know the keys come in sets of twos or fours who knows what happened to the other key he told us we better get another key made. We were shocked so he didn't try to open up the door. He put the key in our hand and left we tried to open up the door and we were nervous because we only had one key so one of our neighbors came up to us and said it your house is not level. The door has a lot to do with the leveling so if you keep trying, you're gonna break the key in the door he knew what he was doing. He didn't try to open up the door because he knew the house wasn't leveled he knew our cars were packed to the rim. He knew we had to be out of the apartment. He didn't care you can tell by the pictures. If you look deep at the pictures blow the pictures up this man is not a detail worker. We called him. He didn't answer the phone. We had to text him he said he would come back tomorrow and he wasn't coming in the morning. He said he would come in the afternoon. He sent a 20 year-old to leave. Our house The young man came didn't say two words didn't have a phone he had to use our phone to call Peter so Peter can talk him through leveling our house. Can you believe that he had a search around for rocks and wood to put in the house then he got in his truck without a word and we said are you leaving? He said yes and left after the door open did care how good because it wasn't put it opened . we had to force him to do that but guess when he had got all his money and sweet, talking us 31/2 months after he started never give him cash never give this man cash never give him cash if you have indigo rivers to build your home finance it you will get a better job done because the bank would not let. The bank would never let him get away with what he did to us. When you see the pictures you have to look very close at them. The refrigerator went out as soon as he deliver our house he told us we had to buy a new one once we paid them all his money he stopped working on our house. He kept saying he would finish, but guess what he never finish. We have stain where he staying in the house on the walls and is still there till this day, we have holes underneath the stairs. The floor is sinking in the towel is so cheap that he had it covered up until we moved in in a separating. It has scratches all over it when you walk in the door there's a hole women know what they want. I sent him a picture of the cabinet that I wanted in the bathroom. He put what he wanted in there, but my husband said leave it we just put different knobs on it to make it look better to countertop put a beige countertop on it in a black-and-white bathroom. I have a little black-and-white stool. I sent him a picture from one of his houses the sink to match that the cabinet to match it sorry and I bought the sink I bought so many things to go in this house. You wouldn't believe I bought all the fixtures all the lights all the knobs all the tile except the kitchen tile and I hate I didn't do that. There's a lot of pictures. Excellent craftsmanship and design. They use quality materials. Right now, I'm still searching for land, but I would definitely choose Indigo River if they could design a home with an attached front porch.
