The quiet location is super close to downtown and Highway 1 yet for the convenience we are charged less than the market rate. Within weeks of contacting Nick, we had been to see a couple houses that were not yet listed, through his extensive contacts. Getting to see properties before they even came on the market during a very hot time for sellers was a huge advantage. We ended up seeing a beautiful house that the family who was moving weren't thinking of listing for a few months. Nick visited them on our behalf, came out with a GREAT price, and handled the terms which included several months of rent-back to the family. We got into the house for 10-20% less than the market value had it listed. We couldn't be happier. During the inspections, escrow, and rent back, Nick handled all the parties' communication and documents flawlessly. We are now in our home and couldn't be happier. For the sale: Nick helped set a price and we timed the listing for a very hot time. Within 5 days we had 3 competing bids. Unfortunately, our escrow fell through after a bad inspection came in (if I'd followed Nick's advice, we would have done the inspection first). But despite having to put it back on the market after escrow, we got another full price offer within the week, and sold the house. Nick made himself available at all hours to meet and sign documents, and was extremely flexible with our family's schedule for inspections, viewings, and open houses. They seem to overcharge home owners for poor services and rely only on brand name to get business. In contrast, Distinct Property Management felt like a breath of fresh air. After reading Distinct's solid reviews and after having an in depth conversation with Nora, I decided to take the leap. I'm so glad I did! Nora, Stacy, and her team are very professional and respond quickly whenever you have a question or need them! My tenant rental situation was quite challenging and this is why I hired a property manager. Nora was ready, prepared, and used her experience and expertise to manage the entire situation. It really took a weight off my shoulders. I'm very confident that few property managers would have been able to deal with this difficult situation. On top of handling the typical rental property operations (eg. maintenance, rental payments, etc), Nora adds a TON of value when things get hairy and complex! She was able to effectively handle aggressive neighbors/HOA and disruptive tenants. Upon move out, she did a comprehensive walk through with photos and gave me everything I needed to get the unit back to new. In a couple situations, I was out of the country and could not get to the unit. This required Nora's help, which was above and beyond our initial property management agreement. Nora gladly did an inspection highlighting issues where the building was not correctly painted and also let me borrow one of her lock boxes for several weeks so that I could send providers to the unit without me being there. Another update with 5 stars, again!…read more This complex was built in the early seventies, and although the condo I rent came with major upgrades when I moved in almost five years ago, things still happen. For a while, the upper panel on the white Maytag over-the-stove microwave kept falling off, and I kept reattaching it. Then the day came when I could no longer reattach it. I logged a support request. Soon, Fernando Vazques texted me, asking for the microwave's serial number. I took photos and texted them back to him, and in the process, I learned that the appliance's manufacturing date was January 2004. So it was over two decades old, but it still worked great if not for the panel falling off. I thought they would order a replacement part for that panel. However, it turned out that it would be cheaper to replace the whole microwave. Fernando kept me updated on the approval progress, the order from Lowe's, and the delivery. Once two guys from Lowe's delivered the microwave, Fernando coordinated the installation. One guy from Intempus came, installed the new microwave, and removed the old one; everything would have been ok if not for a large area of paint that peeled off the wall beneath the microwave. I sent pictures to Fernando. Several days later, David, a tech, arrived to fix the paint issue. I brought out all the cans of paint I keep in the outside storage shed that I found here upon move-in. However, none of that paint matched the color on the kitchen wall. So David went to a paint store and used their paint color matching machine (I hadn't even heard of such a tool before!) to find the exact match. He returned from the store and did a super careful job achieving the orange peel effect on the wall. He also went around the unit, noticed things, fixed them, and responded to my reports of minor annoyances. For example, he reinserted the large patio screen back into its railing, fixing the railing so that the screen wouldn't fall off again. He also gave me good advice on keeping the place in good shape and admired the many plants I keep outside my unit, which warmed my heart. There was definitely a silver lining to how protracted the microwave replacement turned out to be, in that David fixed things I didn't even bother reporting. I definitely felt I was in good hands with Fernando and David responding to my service request, and I know that if anything else needs fixing in the future, I will be in their good hands again.

Avoid this property management company if possible. They will do a great job of squeezing every…read moredollar out of you. From charging a monthly fee to pay your rent online, to lease renewal fees every year. If there is an opportunity for them to get more money from you, they will seize that opportunity. Their response time to calls, emails and maintenance requests is laughable. Expect to wait months for your concerns regarding mold and leaks to be tended to. If you have a ton of money to spare and don't mind living in a hazardous environment , until they can get around to fixing the issues, rent from this company! As a property owner, I would not trust this company, and as a renter, they prioritize profit over long term tenant relationships.
