Before we even started touring properties, she took the time to meet with me over video and walk through MLS listings together so we could narrow down what I was actually looking for. That conversation helped clarify my priorities and made the whole process feel organized from the beginning. Since then, she has shown me several homes around the greater Dallas area and has been incredibly generous with her time. She went above and beyond was when she FaceTimed me from an open house I couldn't make it to so I could still see the property and ask questions in real time. That level of effort meant a lot. Catherine is very transparent, patient, and easy to work with. She listens carefully, gives honest feedback, and never makes you feel pressured to rush into anything. It's clear she genuinely wants to help her clients find the right home rather than just close a deal. If you're looking for a knowledgeable and trustworthy realtor in the Dallas-Fort Worth area, I would definitely recommend working with her. I haven't found the perfect house yet, but she's been fantastic throughout the search and I'm really glad to have her helping me through the process.

    I found a rental property on Zillow and I reached out to Exp Realty about this property because…read morethey were attached to the listing. A man named Gary forwarded me to Catherine Cardneaux, and we set up a time to meet to tour the property. She advised me that I had to sign a contract, basically stating that she was going to be the listing agent for this property and if I were to move forward, she would be the one to facilitate the transaction. Upon signing this contract, I notice that she had put that I (tenant) would be paying 55% of her brokers fee and the landlord would be paying 45% of her brokers fee. I did not hire her for this property, nor did she help me find this property. I found this rental all on my own searching on Zillow. And she thought I was going to be a bird brain and sign this contract without reading it. She was trying to facilitate a GREAT DEAL for the landlord by making me pay MORE THAN HALF of her brokers fee! Very unprofessional, and I advise anyone searching for a rental to use someone else!

We were looking for a house near my husbands work and his work assigned us to work with Joe. Joe was very patient with us as what we were ultimately looking for evolved over time. He took us on many trips looking at property all over 4 cities. After seeing what was available, My husband and I had to retool and reconsider what was truly important to us in order to target the right property. Once we did, we narrowed it down to Location, and Investment. We put in offers on 3 other properties 1 within 2 minutes of work. There were bidding wars and Joe helped us place us prominently in those. But sometimes investors go with hard money instead of financing for whatever reasons. However, he never gave up, just kept retooling, sending us more properties to consider. Which helped us find the perfect property that is a diamond in the rough. It needs much TLC but when restored will be worth much more and in a good neighborhood near work, which is what we were looking for. As soon as we were considering an offer, Joe sprang into action getting a Roof and Foundation expert over to the property to inspect it to see what we were getting into. This proved pivotal as the property needed both roof and foundation work and Joe saw that immediately. We consulted with Joe and put in the winning bid on the property. Joe then carefully told the Seller that we wanted a new roof or we would have to walk away as a new roof wasn't in the budget for rehabbing this property as it needs EVERYTHING (having been stuck in the 1970's) including foundation work. The Seller agreed to a new roof and Joe carefully negotiated for the Seller instead of putting on a cheap roof, to put in a roof budget that covered ALL the roof and Decking needs such that we the buyers, can pick our own trusted roofer to do the roof and pay for the upgrades to class 4 hail resistant shingles, flashing, gutters and downspouts. So we have that done and in the budget being paid via escrow. Joe anticipated communication issues with the Lender which he advised us how to handle as well as subsequent issues with closing and how to get around it. During this whole selection process Joe informed us that many properties in the Dallas/Fort Worth area have foundation problems due to the heavy rains, winds, and most often unresolved property drainage problems which soften the soil creating the long term foundation issues. Joe works long hours and he was available when I called - even when it was late or early. When I was with him on tours, his phone is ringing almost non-stop, so this was impressive to me, just answering the right calls, but he prioritized us. He was funny, kind, hard working and possesses impressive encyclopedic knowledge of Dallas-Fort Worth and surrounding areas. He is a bit old school like me, in that he responds to calls more than texts, as calls tend to be more urgent. So be mindful of that when you work with him. If you need an answer soon, call. If it isn't as urgent, text or email. He didn't try to push us into any property we didn't want and I really felt he was our Partner in this purchase as he was going with us and investigating each step of the way with us as if he were in our shoes, seeing possibilities, avoiding pitfalls. In the past, I had felt pressured in other transactions with other realtors who had their builder kickback needs front and center and didn't put us needs first. Joe was not like that at all. He put our needs for a home close to work and a good investment opportunity first. I'm so grateful for that. He answers to a higher and very ethical source. He is full of integrity. When we were in Joe's office getting ready to tour property often, there was food from vendors that he shared with us making those tour more comfortable. Subsequently we found out Joe is the teaching Realtor shepherding new realtors in his office. Judge Fite is in great hands putting Joe in charge of training. They will continue to have the best Realtors coming out of there due to his tutelage, wisdom, knowledge and kindness. My Son is interested in Real Estate and I am considering having him study with Joe when he finishes High School. Joe Livingston is the ultimate guide for your next Real Estate Transaction/Adventure whether Buying or Selling. He is a gentleman, wise, patient, thorough, a great tactician thinking things through, kind, diplomatic, anticipates the next moves and has already got problems being worked out before you are aware there was an issue. If you have the good fortune and opportunity to work with Joe Livingston, take it, you won't be disappointed. He will care for your best interests, you will be informed, given choices, and in the best possible hands with this Seasoned PRO!
