We hired Cindy and she called us immediately after inspection (before the toxicology report was returned) and instructed us to get our daughter out of that environment ASAP. The toxicology report deemed the rental home VERY DANGEROUS and uninhabitable. She sent such a detailed report and included pictures that the City of Tallahassee housing said they were so impressed and they had never seen such a professional report. The City also stated that her detailed report made their job so much easier when they went into the rental to investigate. They supported all of her findings and they found many more violations against this slumlord. Because of her, this rental property must be cleaned the right way. Because of Cindy, this slumlord cannot rent it to anyone before it is remediated. Because of her quick response, my child is safe. She went as far as to give us detailed instructions how to clean all of my daughter's belongings. The landlord did zero!!! Pay to have this done people! On the home inspection they said they could not check the attic because they failed to bring a ladder. Later we found out that the fireplace they said they checked needed to be cleaned within 3 weeks of moving in. The chimney sweep said it looked like it had not been cleaned for at least 10 years. He said if we waited any longer it may have caught the house on fire. Wagner also did our Windstorm Mitigation inspection. I have been paying $400 more a year because the report said that we did not have the right shingles. The inspector today actually looked at the shingles and found them to be perfect. do not hire Wagner Home inspection! RIPOFF

He told us to get a 4pt inspection to provide the insurance company and even told us that a wind mitigation study would save us money on our insurance. He found lots of issues, but he also told us how to deal with them in a way that would be budget friendly, like under $10. Helpful, courteous, on-time, and even knew about radon. I would hire him again.

Called him and he said I would have it by midnight, but never got it. I called his cell n bus phone and emailed but never returned my calls. And never sent the report! I had to hire another inspector! James really screwed us And caused a domino effect of problems with the buying process. Had to get seller to extend inspection period, which required a bunch of rigmarole etc etc. When I spoke to James, he gave 0 years left on roof but the 2nd inspector said the shingles were only halfway through its life and most of the granules were intact. I dont understand this flake! I cancelled his check in time, so he never got paid but why wouldnt this guy just give me the report!? Very strange! You might want to go with someone else.

overwhelmed the buyers with a 50+ page report which included things like 'missing soap dispenser'…read moreand 'dirty air filter' and yet I had a good inspection from another source that's a lot more reputable (he also wrote things twice so it looked like a lengthy inspection) other claims made by them: - roof debris on home (literally just leaves) - insulation was 'disturbed' so I should replace it - couldn't find the water meter (never asked) - a single outlet cover was missing (in a closet, the painters forgot to replace) - he couldn't figure out that the oven has a switch for the light - water heater should have a pan; NOT required, he just recommends it - recommended I change the PITCH of the roof even though there is no damage or issues, just change it due to high failure rate of low sloped roofs...house was built in 1970 and never had an issue (like the rest of the neighborhood)
