    TLDR: The Park at Southwood is a scam and will bleed you dry for your money…read more To anyone who is interested in living at or thinking of going to live on there and signing a lease at The Park at Southwood, please let me share with you my experience living there the past year and I'll let you make your own decision. If you already live here, I hope your move out experience is better than mine. First off, prepare for your AC to go out multiple times and your apartment will be at 85+ degrees, and emergency maintenance had no sense of urgency multiple times to come fix the issue. This has happened to me at least three or four times and 2 of the times it took over 24 hours for someone to come out and help. Also, I'm not sure if this is standard but for emergency maintenance to enter your apartment you must be home, even if it's unsafe living conditions, they cannot help you. Also, the insulation around the doors is awful so expect the door frame around the door to be basically covered in mold during the spring months and have to constantly clean it every other day. I also had a pipe leak in my closet and so my closet ceiling was leaking sometime during the day while I was at work during the week and it damaged the closet wall and ceiling and it took hours before I was able to get ahold of someone. I filled up numerous pots and even had to get a storage container in fear of the pots overfilling with water. Then, I gave them my notice to vacate form in May 2025 as I was supposed to move out the end of July 2025, which I had called to verify that they received it and they said they did. I received a call mid July 2025, asking about my renters insurance for the upcoming year because they did not have it on file and I told them that I was not renewing my lease and I sent them the form. They said that they had no copy of it and tried to have me come in and sign it, but I was out of the country so I forwarded them the same email from before, and they said they received it then as well. Well, when I go to move out, they said again that they do not have on file that I was moving out and that they needed to update their files. So, either people in that office do not file emails accordingly or update their records but prepare for documents to get lost frequently. All this to say, I know no apartment complex is perfect. I'm not asking for perfect. However, when I was moving out, I was charged $120 from my security deposit for painting fees. Now, when I moved out, I took pictures of everything. I lived there for approximately 12.5 months and made no damages to the walls. The lease states that no fees should apply, if the damage is above normal wear and tear. I'm attaching photos of my apartment when I left it and the pictures they took as their explanation of damages above wear and tear. Then, she stated that I should be happy that I was charged only $120 because it should have been $160. Every time I explained my confusion and frustration about the condition of this apartment, I was met with that I should be happy and not complain about the discount they gave me. The proper breakdown (an email sent to me by the Assistant Community Manager, Tabitha) is in one of these attached photos where it turns out instead of charging me partial paint for a 1 bedroom apartment, instead they meant to charge me for a complete paint job of a 1 bedroom. Also, some of these scuffs and marks could have easily been fixed with a Mr. Clean sponge eraser. Now, I could've done that myself and I would have, however, I was told that a $200 cleaning fee would be applied no matter what condition my apartment was in, so if I was going to pay $200 for cleaning, I was not going to make sure it was Lastly, the management is terrible. It is completely unorganized and Tabitha, the assistant community manager, will speak to you like you're incompetent and is not very welcoming. She has been the worst trying to handle anything with and is not helpful in the slightest. Her go to answer is "I don't know" and "I can't answer that for you", but when asked to speak to someone who can answer those questions, she does not help get those answers or get in touch with the person. She also does not ever return any calls. I understand that it may be time consuming trying to sell apartments but anytime I tried to get a hold of her, I would have to call everyday and eventually show up at the office to try and get some type of answer. She has been the WORST part of my experience at the Park At Southwood and unfortunately, from what I've seen from other posts on this page, I am not the only one who has been a victim of her behavior. At this point, I'm just looking for guidance. I don't know what to do, but I strongly believe this should not cost $120 or $160.

Maintenance has always been very good and friendly, management has changed a little but generally good-especially currently. Through Covid they did their best and it felt like we didn't have anything to worry about, very supportive. And finally, something interesting, if there's ever a hurricane or bad storm while you live here you'll likely either not lose power or get it back very quickly due to location being so close to government buildings.

I have put in countless maintenance requests, and the maintenance team has only fixed a couple, been a no-show for most, and given me the run-around for the major requests. The apartment was NOT move in ready at all. The floors were filled with black dirt (that i had to mop 7x to get clean.) The air filter was not even changed, and the AC compartment was filled with black scum and dust. The kitchen sink was leaking, the front door lock was broken, the washer machine turns off mid-cycle, the bathroom shower drain was clogged, and even down to the toilet paper holder not being attached to the wall. I could not even buy groceries for the first couple weeks due to the fridge seal not being in tact and the door not closing- letting the cold air out. That request took 2.5 weeks, several office visits, and a call to the manager, and it still has not properly been replaced (just temporarily put together). The most recent problem has been a flood in the bathroom on Sept 17th. During a rainstorm the bathroom vent was POURING out water. We made a call to the emergency maintenance which was ignored. With persistent calls, they finally answered and completely blew off the leak/bathroom flood. Since then, the vent has almost caught on fire. I left it on during a shower, and it smoked up the bathroom and smelled like burning plastic. Overall, I have been severely disappointed with this place. I have only been here for 3 weeks, and it has been more problematic than anything. Hardly anything has been addressed, and this place was guaranteed to be MOVE IN READY. Maintenance only gives excuses, and the office girls, while very polite, do not escalate issues properly. Management is never in the office either. If you are willing to have to drop your job/school/daily life to fix your apartments problems or fight to have ANYTHING done, then this is the place for you! Otherwise do not move here :) I am not normally a Karen at all, so leaving this review is proof that living here for these 3 weeks has been a struggle.

All places like this go through periods of good and not so good. I love living here because after a long time we have a manager who is qualified and comitted to her position. Angela has initiated many more of those amenities I spoke of before. She has been instrumental in raising the quality of living at Miccosukee Hills. She had a big job to do despite her small stature, She has the heart of Lion that has great passion for doing the best for all of us even those who are unable to evolve in their lives and accept change for the good. No one ever said getting rid of trash and poor left over unfulfilled duties would meet all the concerns of people who are uninformed and critical of change. As a manager one cannot be friends with everyone even though it would be nice. As a tenant who sees Angela as a strong and dedicated person I am commited to support her endeavors, give her a good word, be a good tenant and find good in the progressive turn of the management that we are so fortunate to have in her. I do not linger in the office, because it is time consuming and does not help her to do the immense amount of work she has to accomplish everyday. When I go to the office I make it brief to help her be more timely in completing work. She is working very hard to get our complex to the excellent place it is meant to be! This is a wonderful place to live. It is so clean,quiet and we'll maintained. We also have a wonderful maintenance guy. He is the Best! It is too bad that some people think they have the right to smoke here because it plainly says on the entrance sign and other signs inside the complex No Smoking! I enjoy clean air and feel these people should follow the rules. I plan to live the rest of my life here and I appreciate to No Smoking rule. Shelia

    Let me start by saying yes, these are expensive. They are one of the very few short term lease…read moreapartments that are available in Tallahassee so they are a niche thing. Due to a divorce I needed a short term place before the divorce was final and I could get my own place. The building is very secure, both entrance and mailboxes, there are also cameras in the halls, I never worried about anything being stolen which was reassuring. The place is fully furnished and I do mean with everything, utilities are included. Two TVs, dishwasher and microwave, they also have a gift basket with the little things you will need like paper towels, toilet paper, soaps which I thought was a nice touch. The biggest thing though was after I moved out. As I have been around rentals all my life but on the landlord side I was very impressed with their integrity. Anybody who has rented has horror stories about how they have been screwed over at one time or another. That won't happen here. When I moved out I cleaned the place well. I just got my check for the return for my deposit today, they took out $25 for light cleaning. That was out of a $1000 deposit. Wow was I surprised! These folks offer a great product that is managed well and they actually have integrity and honesty. If short term housing is your need and you can afford the rent this is a spectacular place. Everything is great, from the move in, living and leaving experience you will enjoy it.

I had…read moreto write this review for the other parents out there who may have kids moving out on their own to let them know this is the place you want them to live. I know first hand how nerve-racking it can be when your kids move out on their own and how much concern and worry you can have for them and their safety. I have never had any concern for my daughter's safety while she has been living here. The property itself is beautiful. The apartments, the pool, the gym and all of the amenities are all perfect. It is such a nice quiet complex and has the feel of a quiet family neighborhood . Even though it is close to the college, and I am sure there are plenty of college kids living here, I have never seen any evidence of loud disruptive college kids hanging around, having parties or causing disturbances. My daughter has never experienced and issues of crime, break-ins, or cars getting broken into and she has always felt safe. The parking lots and walkways are all well lit at night and you just feel safe there at night. True story, one weekend when I was there visiting my daughter I noticed that her neighbor had an Amazon package by their front door. Well the neighbor must have been away for the weekend because the package sat out by the door for the entire weekend, from Friday to Sunday. On Sunday it even began to rain and I noticed the package was getting wet so I pushed the package out of the rain. The apartment was at the end of the building so it was the closest apartment to the parking lot and you could see the package from the parking lot. I was impressed that the package sat there all weekend, overnight, and no one took it. I am not sure an Amazon package would survive undisturbed for an entire weekend at my house and I live in a great neighborhood. After seeing that, and with all my other experiences and impressions of this apartment complex over the last couple of years, I am convinced that the Enclave is safe. My guess is that is part of there business model. Total scam. They allowed garbage to pile up on the sidewalk on the weekends, fire alarms were defective and blared at night several times for no reason, the parking lot surface was dangerously buckled and there was insufficient bins for recycling.
