    We had 5th/3rd for our lender here in Toledo. Boy, what an experience (bad one)!!! I suppose it…read morecould have been worse, but it was already way more than bad enough. Every time I work on this review, I get so fuming that I have to stop and come back; this ended up taking me months to finish. So we put an offer in for our house in mid-May of 2018. Because of circumstances (that would needlessly digress from this review), we had to wait until mid-June to initiate the lending/application process. So between May and mid-June, the seller('s agent) and us (our agent) negotiated on the purchase price and we're able to have the purchase contract signed. Also, we sought out an inspector and initiated the inspection. There were issues noted from the inspection, the seller was able to address/remedy the issues promptly, and the inspector was able to re-inspect so as to verify the seller's remedies/attention to the issues (so that step is now out of the way). Also during this time, we provided all of our documentation to the mortgage broker, who is preparing a package for the in-house underwriters to review once we reach our "start" date, where the appraisal is the next big thing. So as we start with the application process, all of our documents are already submitted, the contract is signed, the property has passed inspection, now the property needs an appraisal and the rest of our application needs approval from the underwriter (and thus go to closing). Over the next couple weeks, there are some occasional questions and additional documentations from the lender to sign, but nothing that couldn't be resolved the day we get notified of the given issue(s). As the July 4th holiday is approaching, things will start to go south. The holiday is on a Wednesday this year and we had no idea that our loan officer was going on vacation until the following Monday (her adult son was getting married and I learn this later on... read on). So on Monday, I'm thinking that people are going to be trying to get out of work early for the holiday, so I want to know what the status of our application is because we have not heard anything for at least two weeks. On Monday I email and call our officer (left message because she didn't pick up) and I get no response. Tuesday comes and I'm getting more concerned because the question of our case's status shouldn't bring a loaded answer when "good" or "bad" would suffice. I call and email multiple times trying to reach her, all of which come with no response. I'm now at the point that I'm calling other loan officers in 5th/3rd based on information found on the bank's website to see if they can access our case file. I reach an officer in Columbus, calmly and courteously tell him how our officer basically is MIA, we have no idea where she went and all we want to know is the status on our case. He graciously looks into it and forwards us to another gentleman, who turns out to be her boss. I forward a message to him asking the same, to get an update to our case. I also mention that the communication with our officer has been unacceptable and we have not received, what we think, is a simple answer to this question. July 4th comes and goes and my wife and I are really getting bothered. We don't know how the appraisal went and we're hoping that there weren't any problems that would sink the deal, we're beginning to wonder if the lack of communication might mean that the appraisal went bad and the lender is trying to do damage control to salvage the deal to make it happen. This is all speculation because we are still unable to get an update on our case. The detail is hazy, but either before or after the 4th, we learn that the officer went on a vacation for the wedding of one of her adult kids and she would be out until Monday. The detail is also hazy, but either that week or when she comes back, we learn that the appraisal was not included in the package. We learn that an appraisal was done, but there are typos and only the appraiser can edit it and s/he is on vacation until the end of August. So now we now need a new, rush appraisal for the loan package. "Seriously??!! You bozo's threw away at least TWO weeks when you could have done something instead of sitting on it???!" We were living in temporary housing and that ain't free. That time wasted should be on THEIR dime, not ours. So a new order was submitted that Monday, accepted on Tuesday, but the appraiser wouldn't fill it until Monday the following week (more time wasted). I'm running out of room for this review, but over 2 weeks was wasted by 5/3 when time was of the essence. We did get some compensation for the housing we had to pay for, but you can't get back time. Communication was often horrible, the underwriter's feedback was also needlessly slow, that organization/group was not working smoothly. I'd avoid 5/3 in the future.
