Don't trust your home investment to this inspection company. Inspector was unable to inspect the roof at the time of the inspection, due to snow. He was hired to revisit the house, the snow had melted off the roof. He was to inspect the repairs made to the roof flashing. He was unable to provide photo documentation of his re-inspection. He never updated his comments on the roof condition, resulting in us having to re-roof the house within a week of closing. He never returned any calls regarding the re-inspection and took no responsibility for his failed documentation of the roof. He did however cash the check for payment for the re-inspection. They offer an insurance policy that is basically worthless. For instance the pressure tank for the hot water heater is not covered be cause it is outside the confines of the hot water heater itself, Well it is responsible for proper operation of the unit, therefore should be covered. Now add hundreds of dollars for a plumber to fix that and keep hot water heater from leaking water. Inspector did not notice or comment on the window seal failures causing fogginess in windows. Inspector visited house, he did document some areas of mold growth, but failed to identify the multitude of evidence water intrusion incidents and extensive mold growth. This error resulted in thousands of dollars of restoration work. Do your homework, select a company that has integrity and is trustworthy. read more

We have purchased 5 homes over the course of our adult lives and was under contract for our new home. We used Carlson based on the online recommendations. We had some concerns with the property and wanted specific answers based off of more than our DIY basic construction knowledge. Using Carlson Inspection was the worst $500 we have ever spent. The employee was late and we felt he had limited knowledge. All of the findings were things that were very simple and we were already aware of (Example: The tile has a crack here in this spot). During the walk through, he completely missed ALL of the important items, all of them were the items we had concerns about (water stain on ceiling, sloping/non level floor, foundation crack, leaking clothes washer). All these items had to be brought to his attention before he was aware that they even existed. We had to request him to check items and he indicated that he could not check certain things because chairs, rugs or blankets were covering his ability to check them (Uh, how about moving that tiny 4 ft rug to the side). Our realtor was not impressed with the inspection as well, and she deals with inspectors all the time. I am not someone who complains, but because our experience was so poor, of course we contacted the owner. What we wanted was perhaps the owner to come repeat the inspection to answer the questions we had that his employee could not. The owner, Bryan, became defensive and did not validate our concerns. In the end he said he would speak with the employee and call us back, but he never followed through. My suggestion is to use someone, anyone else. Even with the bad experience we had, Bryan should had validated our concerns and offered to make it right. Any good business would do so!!!!! read more

Paid a lot of money for him to miss something that was obvious. This would have made a difference in our negotiation with the seller. Contacted this company to see what they would do to fix it, he did come and look at the problem and told me that he would fix it himself because he did miss that problem. After scheduling a date with me to fix the problem he never showed up or would answer his phone. read more

I am certain I'd stay away from these guys. First of all they wanted the seller to not be home when they came. Are you kidding? Who asks for a home to be vacant of the owner and open to let stangers in? They showed up over two hours early, missed inspecting some items then showed up at the door again, and this time unannounced after we'd already told him we didn't have time for him to come back for a few days. Then they tell the buyer one thing and the seller another. They don't seem to care that they're messing with peoples' lives and their financial well being...as long as they get paid. You have nothing but ethics as your calling card in this game and they haven't caught onto that yet. Professionalism in this industry is lacking in our area as it is so to make it worse by the kind of service provided by these guys just makes it all the more disheartening. Always make sure you're comfortable with a home before you buy it, but be careful how you approach that comfort level. Before spending money on an "inspection" remember a good appraiser and good underwriter will call for the house to meet minimum property standards before allowing the mortgage company or bank to loan money against it. read more
