I've purchased and refi houses for 45 years and never ran across an appraiser as bad as Caneva and Sons AKA David Caneva. Here's some great advice, if you're refinancing make sure you asked the lending company who will they be using and if they say Caneva and Sons, stop the deal right then or you'll highly regret it and you'll be out $600. If the lender says they don't know, I'd suggest telling them, you are not moving forward until you know because this guy is so unprofessional and talking to other appraisers regarding my situation who knows him, said he's a low baller and always has been. He completely missed a bathroom with sink right outside the door. Never asked for paperwork work where I own $30,000 worth of solar panels. I have turned over all that info to the state along with comps. Just because you make a mistake and miss a bathroom and have to drive 40 miles to take a picture with your $20 camera doesn't mean you have the right to take it out on hard working people. My house is nothing like the comps he used. He may have gotten the SF close but the inside counts too. The other houses have 8ft ceilings, I have vaulted ceilings, the other houses have carpet and laminate flooring, I have ceramic tile and hardwood. Everything in my house is high end because it was a custom built home. That's why the investigator told me to mention anything that I think is at a higher value than the typical cookie cutter home. I don't want to put him out of business, that's not my goal. I think he needs more training and some more experience under his belt. I believe his advertising is misleading. Make sure you follow up with who's doing your appraisal because this has never happened to me and I've bought a min of 10 houses and this is the first low baller I've ever received from an appraisal company. read more
