First in 2023 faulty window latches making window fall inwards & break open a hole in glass pane Mitchell Miller mgr at that time told me;"oh just put cardboard with duck tape over the hole & it'll be fine" this in the middle of a snow storm in December!! The BBB got TFVs to respond & fix it the very next day, but now as of February 2026, my hot water gradually started going cold while showering in November 2025, called manager Karla Thompson (she's only been here 2 years) she promised to fix it, but they didn't send anyone to my apartment till January 14th, 3 men from another property had to come take a look at it(there is a LOT of maintenance turnover here in Grandview cuz the owners REFUSE to let them do legitimate repairs) they said yes your only getting roughly 8 minutes of hot water, that's obviously not enough for a shower, looks like one of ur elements is out, but we first need to go get the tools & speak to Karla the landlord, then we'll be back to fix it. They never came back once Karla told them NOT to REPAIR it. So we got the BBB involved, they ordered TFVs to hire a company to INSPECT the tank, well they did but lied to us as well saying the elements look good, so we hired our own contractor and he said the truth- there is rust colored water coming out of the Hot only, there is rust & sediment at the bottom of the tank, which could lead to it flooding the apartment,& one of the two elements is dead, each element roughly offers at least 10 minutes of hot water each, but both working combined elements is 20 to 25 minutes of hot water and elements only have an 8 year lifespan, so far I've lived here 6 years and never once had any issues with hot water not lasting long enough till November. And being physically disabled senior, channel kmbc 9 news already came out last summer to interview one of my neighbors who didn't have running water nor air conditioning for 17 days!! This company has done much more trying to lie, OBUSCATING the facts, gaslighting tenants making them seem like their imagining the facts they keep trying to weave out of new cloth to fit their own lying narrative that the owners have ordered them to NOT do ANY repairs & they think they know the facts of what's going on here and they don't know the first thing about complicated HVAC electrical plumbing issues. And I know for a fact that other neighbors I've spoken to all say the same thing, Peak Living for whatever reasons absolutely refuse to fix legitimate repairs, they won't even inspect without the BBB stepping in, as of today there are including mine 15 active BBB cases with Truman Farm Villas Apartments in the last 3 months according to the BBB website! I had a terrible experience living at this apartment complex and would strongly advise others to…read morelook elsewhere. During my time there, a golf ball actually came through the glass of my car, causing damage. When I reported it, nothing meaningful was done. I also moved into a unit where the sink was already broken, which set the tone for the level of maintenance and care the property provides. The apartment itself had multiple issues. The air vent above the shower blows directly on you, making showers uncomfortable, and the front door never sealed properly, letting outside air and noise in. There were also ongoing issues with other residents. People at the pool were frequently disrespectful, and at one point a man looked through my third-floor window when the blinds were barely open, which made me feel extremely uncomfortable and unsafe. When it came time to move out, management charged me for a "prorated carpet replacement." They explained it once and then completely ignored every follow-up email I sent asking for clarification. Communication with management and the property owner was consistently poor -- they were rude, dismissive, and unwilling to address concerns. Overall, this place was poorly managed, unresponsive, and frustrating to deal with. I would not recommend living here.
