I've called them in a water leak panic and they've been super helpful, even teaching me how to resolve it. They've made the transition into newer tenants a smooth one and that alone has made our lives so much easier as these starting months have been plenty stressful, it really helps hearing a friendly voice from your leasing company! This response is inaccurate and misrepresents my experience as a tenant…read more First, regarding the washing machine, I reported that it was broken on the day I moved in. I lived without a functioning washer for almost three weeks before it was replaced. This was not a minor delay, and it is frustrating to see the timeline minimized in your response. Regarding communication, I emailed Anne during business hours on October 13 and received no response. I texted her on Saturday morning, October 17, only because I had not heard back from the apartment complex and had still not received my security deposit. I was simply trying to obtain an update on my deposit. Characterizing this as an inappropriate use of emergency communication is misleading when my original attempt to contact management went unanswered. I also only had Anne's personal phone number because she had previously called and texted my mother, which I found unprofessional. Additionally, there appeared to be a lack of communication between Anne and Grace Smith, the previous apartment manager, regarding my move-out. Regarding my security deposit, as of October 20, I still had not received it in the mail. I checked my mail every day while waiting for it. When I finally opted to pick up the check at the office, I discovered that it had been addressed to my former apartment. I had specifically provided my new mailing address on my move-out paperwork because I was told the deposit would be mailed there. Despite this, the check was sent to the property I had already moved out of, creating an unnecessary delay and putting timely receipt of my deposit at risk. I ultimately received my deposit the day before the 21-day deadline. While I acknowledge that it was technically received within that timeframe, the issue is that it was not properly addressed to the new mailing address I provided, and I had to continue following up to resolve the situation. My review reflects my actual experience, including the maintenance delay, lack of communication, and unnecessary complications surrounding my security deposit. Referencing other tenants' positive experiences does not invalidate mine. I am sharing my experience so prospective tenants can make an informed decision.

Very pleasant living atmosphere, nice neighbors, and beautiful trees throughout…read more the complex. Pretty decent rent rate, two pools and a spa, plus it's less than a mile away from the park, which is perfect if you have children. Only downsides to living here are that water/sewage is not covered with rent (although it is at a fixed rate), and management isn't really on top of things.

I am writing to formally address the numerous issues I experienced during my three years living at…read moreCameron Ridge. Throughout my tenancy, I encountered countless problems, and the frequent turnover of office managers and maintenance personnel every few months made it extremely difficult to get consistent answers, resolve concerns, and hold anyone accountable. When I moved into the apartment, I completed the move-in inspection paperwork to document the condition of the unit. The apartment had numerous pre-existing issues, including walls that had not been painted since 2014, holes, and patchwork throughout the unit. I know the paint had not been updated since 2014 because someone had measured their child and marked the measurements directly on one of the walls. These were existing conditions that I wanted documented from the beginning of my tenancy. At move-out, I completed the inspection paperwork and had to provide a copy to the maintenance employee. Upon reviewing the form more carefully, I noticed the small print stating that the form was not valid unless I received a signed copy back from upper management. This raised serious concerns for me, as I had completed the paperwork to protect myself and document the condition of the apartment, yet the process required additional steps that were not clearly addressed. I also attempted to resolve concerns by going to upper management to review emails exchanged with the last property manager. I was refused access to those emails on the grounds that they were private, even though the correspondence was through the property manager's FPI email account. This refusal only added to my frustration and concerns about transparency and accountability. After three years of dealing with ongoing problems, inconsistent management, and difficulty obtaining clear answers, I believe these matters deserve a thorough and fair review. I made an effort to document the condition of the apartment and communicate my concerns, and I should not be placed at a disadvantage because of unclear procedures, staff turnover, or a lack of follow-through by management. The community was quite and parking was great. Two parking spaces, one for both cars for my roommate and I. We has an issue with the garbage disposal, and it was fixed quickly. The filters were changed every 6 months or so. The management was very proud of their property. The owners live on site, so I wouldn't recommend this place to any party-goers or house party people. I did have a few get togethers and was respectful not getting too loud. I didn't ever feel like the wals were too thin, but I may have been sleeping in the wrong room. The washer and dryer where fantastic. I loved living in this place and it is the place that I compare every place to.

The landscaping is beautiful and well kept and the apartments are nice. When our shower cracked, they fully replaced the shower (didn't just glue the crack) and compensated us for the inconvenience (even though we still had another fully functioning bathroom). Rent is also month to month which makes it very nice if you need to move quickly. It also ensures that everyone who lives there is in tiptop shape. We only left because we bought a house! Overall a wonderful place to live!

I have a lot of negative things to say but that's just because I want people to know what they're getting into. The management is amazing here. All the employees are very knowledgeable and willing to help. My only issue is they have a tendency to not respond to emails. I've only tried to email a couple times and only got a response when it regarded rent. Usually we'd just go in person. The one and only time we had to request maintenance, they fixed it the next day without issue. All of our neighbors are quite friendly and the people who live in these apartments are generally great. We've never had any issues. Now, the apartment itself. There were several issues upon move in that we documented. Broken closet railings, broken bathroom railings, the bathtub cover is peeling up and extremely rusty underneath, one of our bathrooms has a shower head that shoots water into the paint in the wall (creating a water bubble in the paint), the balcony door was installed crooked which allowed air to come in, several window screens were bent or falling off, you definitely get the renters special with some of the paint work done in the unit ranging from paint splatter on some of the mirrors, door handles and counter tops. Our fireplace doesn't work, it's a good thing we never really wanted to use it. The appliances in our unit are fairly outdated and some extremely dysfunctional. The dishwasher is pretty awful, the dishes ALWAYS come out stinking no matter how much we've tried to deep clean it or try different soaps. The oven door won't completely shut so it shoots A LOT of hot air into the kitchen when you use it. The microwave, stove, washer and dryer were all fine. They're outdated but functional. The sink is extremely shallow so it's frustrating trying to fill up tall objects with the faucet. I know that sounds nit-picky but it was a genuine issue we had constantly lol. The floors and walls are thin. We could hear our neighbors alarm going off in the morning through the wall, the downstairs neighbors baby crying through the floor and we can hear our upstairs neighbors walking constantly throughout the day. The quality of everything is pretty low. The paint on the walls and doors chip easily and you'll be billed for it. The blinds bend and break at the slightest touch. The lock for the window broke off and we had to wedge something into the crack to prevent anyone from opening it on the outside. Something they don't tell you is the apartments behind Vineyards at Valley View (White Rock Village) is low-income housing. We've seen people screaming and shouting as late as 3AM, loud arguments in the middle of the street that you can hear all the way from the complex over here, car alarms going off at all hours and constant dog fights. White Rock Village is home to several, extremely loud, modded cars that speed through early in the morning and late at night that blast music as loud as you can imagine. If you live in any of the buildings facing White Rock Village, you will hear the cars and screaming CONSTANTLY. Sometimes residents will sit in their cars and blast music late into the night for over an hour. The residents from White Rock Village speed constantly, we've almost gotten hit. I've seen some people say parking is bad, we've never had an issue. There's always been parking available for us. One issue I did have is in the more hilly areas of the complex, when it rains heavily, the mud will runoff onto the asphalt and grow extremely slippery moss. I've almost slipped on it several times and no one does anything to wash it away so it sits there for a long time creating a slip hazard. Happens every time it rains. The amenities are nice. We've used the gym frequently and the pool is always maintained. I like the concierge service and we've never had issues with stolen packages here. They also don't charge you unnecessary fees, such as a garbage valet. Overall I don't think it's a bad place to live. These apartments are overpriced but it's a good location.

Dealing with the leasing office has been maddening. There's zero communication from them with us and very obviously zero communication amongst themselves in that office. Micheal has been awful to do deal with. No one call us back, they say they're coming to fix the issue and then no one shows up. No one communicates with us as to why. Instead they say, we never set up the appointment. They blame the flooring company. Excuses after excuses. At this point I'd rather live in a fire damaged unit then deal with this leasing office. It's been so disappointing and frustrating.
