Nightmarish experience - faulty appliances, withheld deposit for no reason, frequent viewings, refused access to power meter - would recommend staying away. Boiler, microwave, oven, dishwasher were not working when we moved in - took several months to resolve. Tried to schedule about 15 viewings during the last week. Refuse to respond to Deposit Protection Scheme for 2 months after the end of the tenancy to return my deposit. Refused access to power meter - building management would not give it to me, only to the letting agency (C&R). Letting agency refused to ask the building management on my behalf. Refused to pay the power bill for the month before we moved in -- which the power company charged us for. read more

Hands down the worst lettings agent I have ever come across. They will fail to respond to you, refuse to do any repairs, leave you homeless without power and hot water and completely ignore you through their 'out of hours' number. Negligent, lazy and rude. Be warned. read more

WORD OF WARNING THINK BEFORE USING THIS LETTING AGENT My son rented a flat in Baguley South Manhcester, for 12 months while on placement from uni. When he moved in I spent time cleaning the so called clean flat! - Dirty oven - Dirty cooker fan - both could not be improved because there was so much grease on them - bathroom grout, especially around the shower area was black and moldy and no amount of cleaning would improve this - the mattress covers, all I can say is that I would have allowed my dog to sleep on them - dining chairs were dangerous as they could have collapsed any time - these were replaced after many complaints - bathroom cabinet mirror on one side could not be used as the mirror had deteriorated so much There were other issues, especially with the cleanliness, that I have not mentioned. The reason I have mentioned the above is can you image how insulted I was when on my son moving out they had deducted a number of things from the deposit. Purchase of x2 mattress covers - apparently they were soiled and had to be replaced. I had purchased 2 new ones when my son moved in and theirs were put into the wardrobe and put back on the beds when he moved out. Charges for cleaning of the bathroom, especially the grout, oven, cooker fan, kitchen cupboards, fridge the list goes on. When I rang, because I felt so insulted, they kept saying they had evidence with photos which obviously showed the state of the mattress covers (apparently they had purchased 2 new ones before my son had moved in - dont know which shop they used but I would give it a wide berth!) the oven and cooker hood which I had spent many hours on trying to get them to a reasonable state of cleanliness. All I can say is if you have to use C&R check and double check on the condition of the property, use your own photos as back up, as they will find something to charge you for. I thought you could trust people but I am being to learn some people are dishonest! read more

Not a reliable company to deal with, perhaps the worst property company I have come across. Once we left the property in a clean state, still tried to charge us £93 for cleaning the property. Luckily we took photos (with dates on them) to prove that the property was clean and took the case to Deposit protection scheme (DPS). DPS told us that C&R did not even provide their side of evidence to support their £93 claim. Hence, we got the full deposit. I just wonder how many students and professionals get charged £93 for so called "cleaning". read more

Apologies for the long review but if it helps even one single person staying away from this agency it will be worth the time I've spent writing it. We have been 2 years with C&R and during that time we have mostly been ignored while we highlighted some issues that needed sorting (broken fridge, water pressure and similar). It wasn't up until checkout that they showed their true face. We requested to be present during the checkout as we read in a few reviews that they are not always clear with the procedure. They asked us to pay £60 for a scheduled checkout, despite me telling them that I was ready to come at any point that was suitable for them with just 30 mins notice. They still demanded to be paid, arguing about the meaning of the word "scheduled" and not giving us any other choice. I've decided to ignore the fact that the woman who was replying to my enquiry was the rudest person I've ever had the chance to talk to or that when I showed up in their office they refused to acknowledge my presence for about 5 minutes (the owner kept on eating his crisps and avoiding eye contact) and just paid for it to avoid further trouble. I've gone trough my checkout with the only friendly employee of the agency and come out of the house with a signed piece of paper with a few things that we agreed needed fixing (and an estimate quote of "definitely less then £100"). A week later, despite everything was pretty much agreed, they decided that the house needed a treatment for the smell, as we had a dog in the property (which they were aware of). Despite that the fact wasn't even mentioned at the time of checkout and the house was left spotless and odorless I've waited for a quote, to decide how much was I willing to pay to avoid issues. I received a quote of £130 which included a chair that I've replaced and unpacked on the day. Once I made that clear they told me not to worry, they will take that off the final bill. 3 weeks later I've received an invoice of £180 which included not only my chair, but also a second couch that we never had. While the second couch has been taken off the bill (with a ridiculous excuse and no apology) the chair was left there. At that point they also decided to ask for £50 admin fee for having to call the company on my behalf, despite I've already paid for a scheduled checkout to avoid that instance. On top of that they charged me £60 for scheduled maintenance (fair) and £80 for a few plastic bits missing from a blind with no invoice (during the checkout he told me that parts shouldn't cost more then £20 and the blind itself wasn't worth half that money). In the end I've agreed to everything but refused to pay the admin fee, threatening to dispute everything and go to court. First they pretended to be kind enough to wave half of the cost and then, after my protests and threats they just released my deposit without further communication or answer to my email. On and on it took almost 2 months to get my deposit back, I've paid way more then I was supposed to and I had to fight to get back at least some of it. As someone already said, this agency is incredibly unprofessional, rude, with no customer service and with practices that are only created to rip off their customers. Steer away from them and if you really can't just walk in their office, a quick chat with the owner or their admin will make you realize that you are making a big mistake. read more

I sold my flat through C&R properties, Hulme in Spring 2015 and found them to be very professional and trust-worthy. They offered us the best valuation of all of the agents we approached, and proved to have the best knowledge of the local property market. They secured a buyer within 10 days of our property going on the market, they negotiated a great sale price, and had the lowest fees of all the agents we looked at. I would definitely recommend their services if you have a property to sell in Hulme. read more

Throughout our tenancy we have been very disappointed with C&R Properties in the various ways that they've conducted themselves. The majority of the furniture was damaged and unusable, thankfully we were permitted to throw this junk. However some of the essentials weren't in a fit state (the cooker was broken, 2 radiators didn't work alongside general boiler issues, the shower had issues and there was also a leaking pipe in the bathroom). The actual issues aren't the problem here, we know that things break etc. etc. and maybe the previous tenants never reported them, doesn't matter. The frustration was the neglect shown towards our numerous requests to have these sorted. 1 month for the boiler and radiators to be fixed, having emailed numerous times without a response whatsoever - loved sitting comfortably in the modest Manchester winter without a working boiler. The cooker and leak haven't been seen to whatsoever - please sort this out for the poor tenants taking over from us, and again this is despite numerous emails. We understand the onus is on the actual landlord to approve any payments for repairs etc, however it's not much to expect some form of response/communication nor to find it extremely frustrating to have these requests constantly ignored. So the general point is zero response to our requests for repairs on items that were outlined as essential within the contract. To add to this, when it came to collecting payment for anything it's a completely different story, we received a snotty text message 3 months in a row to say our rent was late although it was actually paid early and not due for another 3 or 4 days. This was during the period we were still awaiting any kind of response (even a telegram would have sufficed) with an update on when we might expect the repairs. When moving out we were charged £25/person for all references to any request from a prospective landlord and insisted they wouldn't give one without payment. This wasn't anywhere in the tenancy agreement, but time was of the essence on securing our new place so we paid it and resolved that issue another time - still not the point but further demonstrates they never act accordingly when it's in the tenant's interest, only when it's to their own benefit. Almost forgot their strange calculations. Due to when our payday fell and whatnot we wanted to move payment date back 5 days. In order to do this we paid the equivalent to 5 days' rent on top, which was instructed would be deducted from final month's payment. Final payment comes around, we're told a full month is payable to them. They then submitted it should be less after correcting them a few times. Once admitting we didn't owe the full amount we were given a suspect calculation and basically a second attempt at overcharging us was made, hoping we wouldn't notice (simple maths). Only resolution was to spell this out on email to which we received no response, what a surprise. 24 hours notice on viewings please, not a biggy but still, come on.. Finally, the deposit, a recurring theme of unacceptable lack of communication: Upon handing the keys back we were advised we'd receive the inspection report in 2 or 3 days, which we thought was fine. 4 weeks later, after countless messages left at the desk and numerous emails sent (to which some were responded with the likes of "first thing tomorrow", "check this afternoon and it'll be there for you to claim"), and finally we sent an email requesting the manager's contact details and finally they decided to give us access to our deposit, hoorah. Really, is it hard to click upload, or send, or whatever that button might be? Even if it is that hard, 4 weeks later than promised is appalling. Was the last straw in what was overall a painful tenancy. Was it a case for a TV programme that would be called "tenancy from hell"? No, but we can't help but have a very sour taste in our mouth over the way they conducted business. Needless to say, I won't be recommending C & R Properties anytime soon. read more

As a landlord I look for a fast turnaround, tenants who pay rent on time, and a property which is kept in good condition. C & R properties have delivered on these key points. Gurmet, Director of C & R, is very accesible, receptive to discussing and resolving property matters with a balance that is in the interest of the tenant and the landlord. Staff are proactive and experienced in multiple aspects of the business, from property viewings, arranging repairs, to finalising tenancy agreements. The open door policy of C & R means I am able to drop in and discuss issues at any time. Based in a prime location in Hulme opposite the MMU campus, the business is highly visible and within distance of potential tenants. I am confident that C & R will continue to provide good value and return on my investment. read more

C & R Properties - Salford and City Office, has been a pleasant experience for me thus far. Earlier in May this year (2014) I moved into a flat in St. James Park Apartments, Salford, that is managaed by C & R Properties. The entire process was quite hassle free I thought and right expectations were set all along in terms of rent, deposit, fees etc. The flat that I moved into was not flawless, but nothing that I could not live with (I am not particularly fussy). Everytime I brought something to their attention, I received immediate response. The Refrigerator stopped working in September, I got a replacement (refurbished one) within 2 days; the bath tub showed signs of mould and was sinking, within a week experts were sent over to fix the issue; the Sofa in the living room are in the last few days of its life so I am getting a replacement very soon. It is utopian to expect to live in a house / flat that has no issues. So as long as they get adressed in time and you are spared the hassle of running around, I think there should not be any reason to complain. I would definitely recommend C & R Properties from my personal experience. Perhaps the only thing which I did not like so far was a £75 fee for signing a new agreement for extending the tenancy after the initial 6 months period was over. This was the first time I had to pay anything for extending contracts and I thought £75 was too high. But if I enjoy the same level of service over the next 6 months, probably I would stop moaning about the £75 after that. read more
