Buffalo Ridge Review Listen! Carefully! Avoid this place like HERPES! All the 5 Star reviews are by either the staff or people who are friends or former workers! The 1 STARS ARE REAL AND THEY ALL SAY THHE SAME THING IM ABOUT TO TELL YOU! ZEMAN HOMES HAS NO IDEA THAT SHE DOESN'T EVEN COME INTO THE OFFICE! Thats why she requires an appointment! She will show up at 11a and gone by noon! This place is so bad, PAM AND ROB, THE MANAGEMENT ISN'T ALLOWED TO LIVE ON PROPERTY! They got kicked out because their son attempted to unalive both of them! (Or so the story goes). REGARDLESS OF THE REASON THEY HAVENT LIVED THERE IN A DECADE... THEY CANT LIVE THERE, BUT THEY CAN MANAGE IT? Pam is the Manager! And wow, theres a 5 star review from the Manager? That should tell you a few things. Pam is completely rude, unprofessional and hasn't opened the office since 2020, the club house, supposed to be for events, hasn't opened since 2020, the pool, you cant wear t-shirts in the pool, no toys in the pool and if you make any noise, you get a letter, they are watching you too... GROSS... the pool water is so nasty.... The staff maintain it. The Dog park isnt ever cleaned! My dog got sick from there! You are allowed 1 guest with you! Thats it, 1 guest. If you make any complaint about her performance, the email/message goes straight to her! Seriously! Zeman homes has zero idea that she is stealing from them! If you get a yard maintenance letter for your 5 weeds, she has the lawn guys come and do your yard, then charge you $75. Then she will put on your bill that that money was returned, but SHE KEEPS IT! Rob, I mean, this guy breaks pipes for a living! They have so many water shut off days because pipes break CONSTANTLY! Rob is alright, can be annoying! Pam is the REAL problem. We had neighbors who would throw parties til 2 am, loud parties, and when we reported them it took 3 yrs for the park to finally throw them out, all while they continued to threaten our family! Oh ya, Pam you know who I am now, and you can no longer target us anymore! STAY AWAY FROM THIS PARK! Seriously, this place sucks! We finally escaped that prison! 13 years! We lived in hell! The weed letters are insane! Like if you have 5 weeds that you may have missed, your charged! THEY DETERMINE WHEN YOU HAVE TO PAINT YOUR HOUSE! AND THEY GIVE YOU 30 days to do this! Its like $2000 to do this! They will force you to replace your deck for faded carpet! Thats $12000! Seriously! If you have a palm tree, they make you maintain it, every year! THEY FORCE YOU TO! ITS NOT OPTIONAL! PAM LIKE TO SIT IN HER IVORY CASTLE AND LOOK DOWN ON HER LITTLE KINGDOM! She is untouchable cause no one can report her!!!! If this post gets removed, I'll put it right back up! AVOID!!!! This place is a prison!!!! Stay away!!! ZEMAN BETTER TAKE A GOOD HARD LOOK IF YOU SEE THIS!!!! EVERYONE WE KNEW HATED THESE PEOPLE!!!! SO AVOID! read more

THIS IS THE REVIEW YOU WANT TO READ NO BS ALL FACT. THE MANAGEMENT is ran but a husband and wife team that are about as shady as you can get as the husband drives around spying on everyone for anything many question if there homes are have cameras in them ! As he drives his cart around with the lights off following people taking pictures of your lic.plates and sneaking into your lot and who know where else to see if you have a weed or two at all hrs and the wife or so called manager likes to put residents with any issues that call on speaker phone and belittle them and laugh at them as they attempt to get a problem solved and she don't stop there folks she has been know to refer to some of the minority residents by racial slurs and you will not be respected trust me even when when she makes a mistake it's it's a big oh well even if the mistake cost you money she don't care after all it didn't cost her anything! Oh yea you have to conform to be on her good side other wise you can expect notifacations weekly and her maintenance crew to pull up hop out and do your yard in 5 min then they run back to there truck and there gone and your left with a fine for a few weeds that might have been 4" tall and they like to pick and choose who they do this to and don't even think of contacting corpate to inform them about these two or to get any answers cause we couldn't even verifie it exist or even get a receptionist but lol.you will get another letter from guess who (l think its an awnsering machine at there house l could be wrong but l doubt it) but the best thing that these to will do for you is set you up so they can leave you homeless and line their pockets l mean who needs a home it's not like your aloud to have company over or anything well not until you pay them $20 a friend and that tell you ok you can have him over but not her!!!! I MEAN REALLY GET REAL YOUR LIFE IS NONE OF THERE BUSINESS FOCUS ON YOUR JOB AND MAYBE JUST MAYBE THERE WOULD BE LESS ENVELOPES MISSING AND LESS PEOPLE GETTING THERE HOMES TAKEN ON THAT'S RIGHT THEN THERE'S NOTHING IN IT FOR YOU CON ARTIST BUT TAKING A CHILD'S HOME THAT'S A WHOLE NEW KINDA DISGUSTING LOW. SO BUYERS JUST DON'T DO IT!!!!! read more

Corrupt people spatting lines of contracts and regulations to be met. Their contracts are blanketed statements in which most people would assume are common things such as not having garbage and mass amounts of junk in and around your home keeping things tidy and neat you know normal HOA regulations. NO NO NO try having a garbage can with a lid = not allowed. Running an extension cord for outdoor lights due to crimes that have happened on the premises = not allowed, an unrolled hose in the backyard even for a day = not allowed. The list can go on and on, this company wants to run the lives of their occupants and you own nothing and have zero privacy if you live in this park. Not only will you be written up for even the smallest infringements their argument is you signed the agreement. I would love for this company to openly post this agreement for the public eye. They have a loose loophole at best to be treating the residence in the manner in which they are. Blanket regulations protects these dictators but punishes the trusting residence who assumed they would not be followed and harassed on a daily basis. Many residence are older and or require assistance from families and friends but god forbid you forget your shoes on the porch or don't roll up your hose one night. LOOK ELSEWHERE! Your Welcome in Advance! read more
