I purchased my home about 18 months ago, and I absolutely *love* the design, the construction, and the neighborhood! So far, I have found no substantial issues. My energy bills are very low, and Brookfield has been very responsive and helpful to my phone calls and requests. My home inspection noted that Brookfield builds better than typical quality homes for the price point. There are many thoughtful "extras" built into my home. If I could make a recommendation, it would be to RUN. We started our build on private land in December of 2020 and moved in at the end of March of 2022. And guess what? We already had to sell and lived there for barely 6 months. We had to spend THOUSANDS of dollars correcting their issues and it plummeted our finances and our mental health. To start, they dug INTO our property and created issues with flooding after knowing we were in a flood zone. We had issues with plumbing, they installed our hot water and AC lines incorrectly and those had to be ripped out and replaced after gallons of water filled up in our attic, our grout in the bathrooms started dissolving, our main living rigid core floors started buckling and splitting (after they knowingly stopped selling these due to manufacturing issues), the overall craftsmanship of the home was AWFUL. We also had problems with the sprinkler system backing up into our well. This is barely the beginning of the issues we have dealt with. We had to pay out of pocket for all of these things to be be repaired. This was supposed to be our dream home and they literally sucked it all from us. Our project manager, sales personnel, and our designer all quit and left the company during our build process. They came to us after living in the home for about 60 days stating they would no longer cover our warranty based on an unpaid "debt". But, they signed all of our closing docs stating we had no unpaid debt. The debt they were trying to refer to, we have recorded conversations and email traffic of us stating we would only pay that portion if the house was started within a 45 day period. Guess what, they didn't even start until 91 days after that conversation. We signed our official contract in February of 21 and they didn't even break ground until the end of August/beginning of Sept 21 and the house didn't "finish" until end of March 22. It was a complete shit show. This company has NO integrity and they do NOT know how to take care of their customers or Veterans for that matter. If you decide to build with this company, be prepared to schedule yourself a therapist and have your bank account drained. read more

Update March of 2023: Well, we have another leak in our house. This time it seems like internal plumbing. I plan on calling them tomorrow but doubt it will do any good. Please please don't build with this company! Originally posted June of 2022: Our home build was completed in May of 2020. What we discovered is they have a tendency to over promise and under deliver. At 1st they would respond to home warranty issues but by January 2021 we stopped getting any feedback from them. We still have drawers in our kitchen that do not open correctly. Several other issues that were reported before our warranty expired still have not been addressed. Also, when the big freeze hit in 2021 we had an exterior faucet that burst and the builder would not cover it. We had to pay to replace carpet and flooring out of pocket. I continue to call to no avail. Every now and then they send someone out to look at things but nothing is ever done. I have not built before but I would probably use any builder but Brookfield if I did it again. It's sad because they are building about 10 homes in my neighborhood and I don't know how to warn people to stay away other than posting this review. read more

I contracted them build a home. they said it would be started in 3 months. 9 months later they hadn't even broken ground. They would barely return emails or calls and when they would they wouldn't have answers. Finally after half a dozen missed deadlines, and more empty promises we informed them they did not hold up their end of the bargain as per our contract and were going elsewhere. After that they never responded and kept thousands of our dollars and wouldn't respond to any requests for repayment. Overall it was about the worst experience I could imagine. I posted a review on google, but they paid to have that removed along with my wifes review as well. Don't trust the google reviews. They are greatly modified. The truth is they are a horrible company and you should run in the other direction! read more

Great builder! I'm a realtor and helped one of my clients purchase a new home. We ran into typical problems when buying a new home (small items needing repair before closing) and Brookfield was responsive and cooperative in resolving the issues. If you don't mind constant disappointment, months of waiting for anything to be done at your property, and waiting 14 to 16 months for your new home, Brookfield is fine. 10 months into the process and we have no brick, no garage door, no flooring, no trim or cabinetry, no driveway, no lighting and no real idea when our house will be completed. Honest communication is hard to come by with this business. I don't like leaving negative reviews, but I wish I had known how frustrating it was going to be building with Brookfield and I know many of my future neighbors agree with me. If you're building a new home talk to several builders, view everything with a very skeptical eye, and good luck to you. I hope no one else has this experience. read more

We've lived in our house for 2 years and the hits just keep on coming. The plumbing is so terrible that tonight our shower just won't turn off. When the plumbers left a test ball in our pipes and my daughters tub filled with sewage the first week we moved in, we should have known things wouldn't get better. Our upstairs heat didn't work for the entire first year we lived here. The grade in our yard is awful. I could go on. And of course, we are outside of our warranty but even when we were within our warranty period, we got advice like "you can buy a cheap carpet cleaner" to clean the carpets from sewage leaking everywhere. The worst is when they bullied us into adding thousands of dollars onto our price-which is illegal; promising our home would appraise for the new price-it didn't. Save yourself the stress and years of correcting their mistakes out of your own pocket and stay away from Brookfield. I know for a fact that they've bought one of their five star reviews so I would venture to say that's the case with all of them, otherwise it would be straight 1 stars. read more

Worst experience of my life. I've built several homes before, but this was by far the worst experience ever. Brookfield never disclosed accurate information about my lot selection they took my deposit under a false pretense of starting a new home build, and now i have to take them to court because they are refusing me my refund. The people who work here and even the owner are liars, when we 1st started our nightmare with them we where told we would pay more because the work is of the best quality, this is a huge lie, Brookfield hires the cheapest workers our home was built with poor quality wood, our foundation was poured wrong and we where told we where stuck with it, we where told we would have an opportunity to sit with an interior decoratior to help us plan our dream house, the lady was more involved in her phone conversation then her job, she actually told us we could go find things we wanted at other places and send her the information but whatever we found was a no she couldn't obtain it, when agreement was finally made on tub inserts we stopped by the building site to see what was new and the wrong tub inserts where in the garage if my husband and i did not catch this we would of been stuck with the wrong tub inserts, the plumbing to the house from the street was not done and when it was caught they had to dig up the drive way and the front yard making the cement week. Our backyard was never leveled when it rains it turns into a pond our gate to our fence looks like a 5 year old built it, the tile threw out the house is lifted and the grout runs up the walls, they messed up on the fireplace, and when we had to change our plan on it they messed up on that too, when we asked for theses things to be fixed we where blown off and ignored, we then posted on there website our nightmare and the building manger came over and actually was ready to hit my husband i said I would take the post down for 2 weeks time for them to complete the work fix the mistakes, im still waiting they waited out the 1 year warranty with no actual fixing of said issues, and the day after warranty was up our pipe busted causing over $2000.00 in damages, they blamed us but if the right part of the pipe was insulated at time of plumbing installation there wouldn't be a problem, also we where not told at any time until final paperwork was signed for closing of the house, that 20 feet of our backyard is a city easement it is not ours i can not plant anything this is literally half of my backyard, our storm shelter was saposse to be able to fit 6 it will only fit 4 we have 6 people in our home so which one of us gets left out in the storm, we asked what would happen if we didn't move forward with the building / buying of the house cause we wanted out because we where reliazing all there lies even before ground breaking,we where told we would just loose our money, We could not afford that , This company has threatened us, took advantage of us, lied and made what should of been a great experience a nightmare, if I had the money I would sue, 90 percent of the people who worked for Brookfield at the time of my home was built has been fired or quit during the build, this house was going to be our home, but its just a nightmare with never ending problems that cause more work then what it's worth. read more

Unfortunately zero is not an option. Don't fall for their home warranty. It is a complete facade. It has been almost a year since I purchased my home. They still have not completed what was agreed upon to be completed prior to the sale. Every other issue that has come up, and there are many, have not been completed. Huge disappointment. ZERO should definitely be an option! Do not hire Brookfield Custom Homes! They are awful! They will lie to you. They will try and cheat you with upgrades. They will try and install things that are cheaper than what you paid for and then lie about it. They do not communicate with you at all and the communication that does take place are lies.
