The leasing ladies were also so awesome and would give me hugs when I would come up there after I moved out and ask about my dog. They are the best and I hope they stay for as long as they can. They were supposed to renovate them but I'm not sure if that's happening anymore. It definitely could use a renovation of updated cabinets (that was the only thing that was ugly) but for Wichita Falls it was nice. They need another pool and a dog park though. I'm throwing hints out hoping they will see this.

My wife and I are brand new to the military. We had a crazy last minute change of orders and had to find a place to temporarily live while awaiting base housing. Our wait time for housing was such that TLF would be too expensive and impractical with a 10 mo old child, yet there was nowhere with short term leasing options. Sandra and Jill, the ladies at the office went above and beyond typical apartment complex procedures and worked with us individually to make sure we had a place to stay. They really helped us out! The phase 2 apartment complexes are clean and well managed - plenty of room in both the master and second bedroom. Kitchen appliances were all new and worked well. The pool was great for getting out of the sweltering heat. We had no complaints during our stay. Would highly recommend to all incoming military staying in the Sheppard AFB area!

    Now this apartment management wants me to reach out? After moving out after living there several…read moreyears? The time to be a good, decent, and honest property manager was any of those years. Numerous opportunities to do so, every day, for every tenant, not just me. This is like HR asking employees who have resigned for an exit interview for feedback -- it's a bit too late, isn't it? BTW, I called the main office for Haley Residential twice over two months and left detailed messages. I didn't get a return call either time. YOU DON'T CARE. You are only asking me here to contact you so you look good on Yelp, obviously. Honest truth about this property -- the banner on the side of the building claims "luxury apartments," but these were built in the 1970's. The buildings are OLD - like 50'ish years, the apartments are OLD, the landscaping is OLD and sparse, the parking lots are caked with grease from cars and leaking garbage trucks (they don't clean anything before putting fresh paint over it -- your front door, the parking lot, etc.), there are crickets falling out of the ceiling HVAC vents in the hot summers, the air conditioners cannot keep the apartments cool in these summers, and they replace broken appliances with others from the '70's or '80's if your oven or refrigerator, also from those decades, finally give up the ghost. This is depressing enough, but throw in a mean spirited and cheapo manager who sends hundreds of bullying emails to the tenants non-stop, and you have chosen to lease pure soul crushing beat-downs in 12-month increments. I'm telling you, look elsewhere in this town -- YOU HAVE BETTER OPTIONS Here's my feedback for the staff, both at Arbor Creek (on the ground) and Haley Residential: it's not your fault, though it's your burden. Your call to action is to continue to be persistently vocal with the owners of this property that it's reached the tipping point: the value to the cost is no longer worth it in this market. They either need to invest more for meaningful and impactful improvements or decrease the rent per unit substantially and stop the false "luxury apartments" advertising.

They will show you the model…read moreapartment on your tour, but if you decide to go through with a lease here, ask if you can tour the unit they will be giving you (I was able to, but the woman who allowed that no longer works here). The condition of the units differs dramatically between phases. My unit (4100 Weeks Park) was in a better condition than my friend's unit (4000 Weeks Park). Unfortunately, she was paying more than I was per month. The insulation in both phases were terrible. Extreme temperatures were rough, the apartment stayed hot in the summer and cold in the winter. Our heat/AC stayed on all day, racked up our electricity bill, and we were still cold/hot. Some days our apartment was hotter than it was outside, in the summer. These apartments are not luxurious or even "updated", so don't fall for that selling point. Also as someone has mentioned, the rent for these apartments are ridiculously high and goes up every year. We lived here for about 5 years. Our initial rent was $730/month and our last rent was $920/month. Management is absolutely sub par. When we first moved in, we were told the office staff would be available (in office) 7 days a week. Now, the office staff will be closed for a week at a time, sometimes two weeks a month. I do like that there were washer and dryer connections in most of the units, if there isn't, they have a community laundromat. There is also an onsite gym and business center. In the summer, they are supposed to open the pools (that was an issue our last year here). There is also a fairly new dog park. Our section of the apartment was fairly quiet and there is an officer that lives on site. I know there are not a lot of options in Wichita Falls, so you have to just weigh the pros and cons.

I've sent…read moreplenty of emails and they pick and chose what they respond to then you go to the office and ask, and they dont even know. Also I love how there was a beautiful show room then I walked into my apartment with a giant burn on my living room floor, pink marker scribbled on my bathroom cabinets and inside the dressers AND they proped up a broken leg for the desks just under it. It's completely broken off and just stuck it right back under it. Called maintenance, said they'd replace it. Never got it. Asked the front office, but I still haven't got it. They have RIDICULOUS overcharges a month, and its consistent with each unit, its shown as electricity overcharges to cover up the fact they want more money. They have a big pest problem right now. Pest control has been in my apartment every single week, and they broke one of my plates when moving them (I had no idea they were coming in AGAIN). In other words, dont move here. Save your money.

Part of the reason…read moreI stay is because I know that with all the furnishings and bills included that it mathematically makes sense. The other part is that the staff really do care, and I haven't known them to fail on their end of the lease agreement once. They have a relatively low headcount in their staff, but are always responsive and take care of my needs both in the maintenance end with utilities and in the leasing office when I go to renew. They've helped with a lit fireplace during snowmaggedon of 2021 and rolling blackouts of 2022. They had an impressive response from staff when a massive field fire reached our property fence line in 2023. The staff here really doesn't get enough credit for all they do.
