Throughout the process, Dan has been thorough, prompt in his responses, and professional. He communicated with us very clearly about what information we needed to provide at each stage from prequalification through preapproval and finally the real loan application. Even now after our escrow has closed, Dan is still very reachable and happy to help answer any questions we have. As first-time home buyers we had a lot of basic questions, but Dan handled all of them quickly and thoughtfully. I appreciate his effort to explain the reasons behind certain requirements and options - not just telling us what we needed to do, but why, which really helped us learn more about the nature of the process. Diversified Capital also acts as both a mortgage broker and a mortgage lender, which meant that Dan was able to find us competitive loan terms by looking both internally and externally. Finally, it's clear that Dan and his team worked hard to hit our tight escrow deadlines - 10 day financing and appraisal contingency removal and 21 day close - and we are so appreciative that he and the team were able to help make our offer competitive in that way and then come through to seal the deal for us. Thank you Dan for helping make our buying experience smooth from start to finish, and beyond! Highly recommended.

Buying a home is beyond stressful, but they bring ease to it. I am confident that I will be taken care of and will have all the information I need to make decisions. There is no one else I would use or trust. Also quick note, Brian answers the phone/texts even on vacation!! They make it clear they will always be there, whatever your needs (or in my case, whenever I have a panic moment).

We recently had the opportunity to refinance and without hesitation, Stephen reached out directly to us as soon as he noticed rates were coming down. We did not need to chase him for it nor constantly inquire about it--he just felt like it was the right time and reached out! I'm very grateful for Stephen and his team and will definitely be referring him to our friends and family.

This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you. Anyone interested in connecting with the straightforward broker we ultimately used is welcome to send me a private message, as I'm not allowed to include that information in my review.

She is not only knowledgeable about the different loan products, but more importantly she uses that knowledge to recommend the most suitable financing options based her clients' needs. She cares about her clients so she does a thorough review of their cash flow to help her clients understand their true buying power so there are no surprises. I doubt if any of her clients are caught up in the subprime lending debacle! This speaks volumes because she is honest about what her clients can and cannot afford and will not jeopardize anyone to benefit herself. I have worked with Christine for my personal real estate purchase and re-fis. She is my go-to gal for financing because I know she can get the job done right -- every time!

On offer day, she really step up to the plate for us by presenting the offer along with our agent to the seller, and ensuring that the fund will be there. Furthermore, after we won the bid and sensing that mortgage rates might rise, she recommend that we lock in the rate that night. We did, and the mortgage rate went up by 25 bps the next day! :) In short, you cannot go wrong by having her as your mortgage broker.

The refinancing process was a little chaotic, and some departments in the bank were slow to move files despite borrower's multiple warnings of deadlines to the loan agent, so the loan did not close on time, which caused significant complications and expenses due to borrower's upcoming overseas traveling. 2. The loan agent promised a processing fee refund after loan closing, but he refused to honor it later. The borrower had to escalate the issue with his supervisor to get the fee refund. 3. Several months after loan closing, the title company told me they are still missing various signatures and notary acknowledgment pages for loan closing and they had to make an appointment with me to redo these pages. There seem to be many gaps in their refiancing operations.
