The grounds are always beautifully maintained, and the entire property feels clean, peaceful, and very well cared for. It's tucked away enough to feel like a quiet escape, but still conveniently located near shopping, restaurants, and everything you need in the Shreveport/Bossier area. Inside the apartments, the attention to detail is incredible. The quartz countertops, stainless steel appliances, hardwood-style flooring, and spacious layouts give everything a very modern, upscale feel. You can tell they really put thought into creating a space that feels both luxurious and comfortable at the same time. My wife is a Doctor, we are a professional middle aged couple, and only used the apartment as a second home on weekends when we were in Shreveport. We were never once late, and we routinely had a cleaning service keep the unit immaculate. We actually hated to leave, but once we did that is when Cindy and Allie got weird. When you lease from them, you are required to purchase a lease term bond in lieu of a deposit, which gives them a $600 insurance policy against the renter upon vacating. We had the unit for three years and wanted to keep it but when they raised the rent from $1165 to $1499 it was more than our mortgage, and I gave them notice to vacate. They told me for $350 they would have their cleaning service clean the unit once we were out. Again, this unit was spotless, and the cleaning service I had contracted with was going to charge me $185, so I declined and went with my company instead. My company cleaned the unit on Saturday Nov 4, 2023 and on Monday Nov 6, 2023 I vacated. Again, they are never in the office and I was told "If we aren't here, leave your keys, gate card, and your check for $XXX in an envelope in the Mail Drop box." I did exactly that, the money was already agreed upon. Fast forward to February 2024 when I started receiving collection calls from what I thought was a scam caller. It turns out Cindy and the staff had written up numerous charges totaling $645 that we owed. Now, she had my cell and never once called, texted or emailed me about this. The reason is simple, if it's over $600 they can file a claim and if it goes over 30 days without the renter paying Canebrake gets paid. Then it goes to collections and it's between the renter and the collection company, Canebrake is out and profits the $600. I had to demand an itemized list of the charges three times, and when I received it I see that there were about $100 of utilities that had not closed when I vacated, and a set of blinds for $30 that needed replacing. I told them I had no issue paying those items, but they were charging me $445 to clean the unit that I have already had cleaned perfectly when I left. Rather than attach my photos from when I left, I am attaching the photos Canebrake took of my "dirty" apartment, along with their "cleaning charges" that add up to $445. See if you agree with me or canebrake.... On the bill, you will see $190 to clean and stretch the carpet. Two years ago, a water line broke upstairs and it flooded the master bath and bedroom on a Saturday night. It was Monday afternoon when maintenance finally came into our unit. They pulled the soaked carpet up and put fans out. Again, this is our second home so we were not displaced, but my wife said they are fortunate for that, and would have to pay to accommodate a normal displaced renter. She wanted me to have them professionally clean the unit, and ask for a month of rent for free. I am too nice, and didn't ask for that. Canebrake left the ruined carpet in place, and I cleaned everything. Now I am being charged $190 for something they should have done, and something I have lived with for two years. That's my fault, and that is why I am warning you reading this. We were a perfect renter, never loud, never late, hardly ever there, and we kept the place spotless. You are a number to these people, and they will not think twice of pulling this scam on you. I will end paying this absurd bill, but hopefully after reading this you will think twice about this place and not put yourself in the position we are now in.

I inform the office I'm going to be paying rent a day late because I was having a pretty serious surgery done. I go into the office the next day to pay rent in person with a money order, I even filled the money orders out at the leasing agents desk. Should have be fine right? Wrong. Two weeks later I'm getting a phone call from Carmen telling me if I don't make a payment today she will start the process for eviction. I'm thinking it's just a silly mix up but I'm wrong again. Carmen informs me that there's no way I paid them since she can't find my money orders. During this half a day process with them I'm met with rude and disgusting treatment the entire time from Carmen directly. She's on the phone telling me "I've been doing this for years and I've never lost a money order or rent check before". Turns out you did because your leasing agent is the one who took the time to comb through the stack of payments where he found both my money orders dated for the exact day I told Carmen I paid. Flash forward to my last month here- I'm in the process of closing on my first home. When the lender sends the renter verification to River scape it's sent back with NSF's on my account and saying I was only a resident for a year! At this point I've been here for four years and I've only ever paid rent with money order or cashier checks so tell me how I could possibly have NSF's. It's incredibly incompetent for business to be conducted in such a way that you stop someone's loan process on their home. They also have contacted a girl who wasn't even on my lease for the last three years about my personal situation when her name is clearly no where on the paperwork . It's a never ending cycle of the poor management and attitude from this place. So sad that after four years of living somewhere this is what it came down to. I've reached out to upper management several times over the last few weeks and nothing back from them either. Can't even be surprised after all of this.

I visited a few apartment communities around town close to my office, but couldn't find the right feel, floor plan, amenities, etc., for my dog and me. I was visiting the last place on my list (not The Boulders on Fern) and I asked the leasing manager that if she recommended one other place in Shreveport, what would it be? Keep in mind that this was a competitor, but she quickly said, "The Boulders on Fern". I looked it up, headed out there, visited with the leasing manager, and had made up my mind before I left the property. Why? Before visiting the property, I drove down Fern to see where it was. At the end of Fern, I turned left on Bert Kouns and saw Planet Fitness, a Movie Theatre, many restaurants including Copeland's of New Orleans, and Walmart. Turned left onto Youree and saw MORE restaurants (Logan's, Walk-Ons, Carraba's), Sam's, Target, Best Buy, and Sport Clips (haha). Turned left onto 70th and saw Kroger, Barnes & Noble and PetCo. Well... I headed back to the property and exhausted the leasing agent by asking to see every floor plan they had. And now here I am! Year-round pool and Jacuzzi, gym, gated entry, and more modern than any of the other properties in the area. There's a small dog park, a pond that attracts ducks during the "season", and most importantly, a friendly and helpful staff that's available for your wants and needs. I could go on, but come see for yourself! You will not be disappointed!!

If you are selling your house because you hate to mow your lawn but still like freshly cut grass it would be wise to move here because they mow regularly. My second peg has to do with location and affordability. These apartments are very nice and affordable also you don't have to worry about getting shot when you go out to get your mail. The third (and probably most important) peg of my point is that this place has a pool. This pool differs from all of the other pools because it goes down to 9 feet, which is perfect for jumping, and it's salt water. The only problem is that this pool goes down to 9 feet so there has to be a rope; a very old and tattered rope at that. So when those hooligans and YOLO-swag kids show up and start playing on the rope it breaks. Very easily. Forcing the pool to be drained and the rope to be fixed. The rope has broken (from what I have heard) three times: two of the times it broke the concrete busted out of the pool that held the rope so not only did the pool get drained but the concrete men had to come out and put a new brick of concrete in. The rope has never been replaced through three breaks.

Wasps cover the patios because they have taken over the outside of the building. I had a ticket in for over three weeks, and they never even came to look. The pond outside usually has dead fish in it all summer, so if you like the smell of rotting fish, this is your place. They made us pay to do a DNA test on our dogs, and there is dog crap everywhere. The waste baskets are usually overflowing with dog crap, so I guess people figure why bother picking it up. They have been in our apartments 4 times this month for inspections, and now they are making people take down the curtains we were told we could have because some people didn't follow the specifications. The paint is peeling off the outside, but they think curtains are causing it to look bad. They say luxury apartments, but it's far from being luxury when you are interrupt all the time, and they change the rules constantly. It feels like they should spend more time repairing broken stuff inside the apartment.

Current management took over in May24 and immediately sent notice of a rent increase, giving less that a 30day notice, some renters paid it, some pushed back and got an extra 30days. We received notice ours was increasing 20%, we immediately gave email notice. Evidently, our pushback on the premature rent increase created ill will bc they kept all our deposit, saying it wasn't clean, which is an absolute lie and for damages which also were completely fabricated, we even repaired the nail holes for pics and repainted with maintenance provided matching paint. To top it off they then turned us over to collections trying to charge us for an extra 5 days accusing us of not giving 30 day notice according to our lease, we had no lease at all. So basically, building wise, the apts are adequate, nowhere near the rent price tho. Also Management is unethical and a real piece of work. they have no issues with lying if it suits their purpose, even to the extent of trying to ruin your credit. just remember if they try it, always add a rebuttal in your report, don't give them the satisfaction of forcing you to pay for nothing. The new manager also prohibits the flying of the American flag, it's full of military renters and they can't fly the Flag, amazing.
