Bentley recently did my home inspection and communication has been great leading up to, during, and after the inspection. Day-of the inspection, I had gotten off of work and had time to review the report but had questions after 5 p.m. After contacting their scheduling coordinator, my inspector David took time out of his evening to answer questions and provide supplemental dialogue regarding the findings. read more

Josh was thorough and was also helpful during and after the inspection to help answer questions.

Phenomenal work performed! The most complete inspection I have ever seen and cost effective as well. They also provide a home binder for life and lifetime follow up service for free. Cannot overstate how amazing this company is!! read more

My realtor recommended Bentley Home Inspections and it was the worst home inspection I've had. I couldn't believe how horrible of a home inspector that came out to the house. First of all, he completely ignored my mom and I. Then he basically ignored us the whole time while doing the inspection. He missed so many things that I'm now paying THOUSANDS of dollars to repair in my new home. I expressed my dissatisfaction to Bentley Homes when they called to see how the inspection went and the person I talked to said someone would contact me to discuss further/make it right. No one called. read more

Excellent inspection services. Saved us from buying a house with serous termite damage and a buckling floor held up with a metal pole in the crawl space! read more

Josh came out to our new build home today to conduct a predrywall inspection. This is our third home purchase and he is by far the friendliest and most thorough inspector we have utilized. He really took his time to examine every inch of our home framework and spoke with the site superintendent in length regarding minor concerns. He even noticed a small crack in a window that we never would have noticed on our own. This is our first time building a home and Josh truly gave us peace of mind that the home will not collapse into a heap of sawdust as we sleep. He was patient and answered all of my questions and concerns with honesty and clarity. Couldn't ask for a better experience. We will be requesting that Josh is sent for our final inspection as well. Thanks, Josh. You rock! read more

I hired Bentley Home Inspection Services to inspect a house that I had under contract. Bentley came highly recommended to me and, seeing as I was spending over half a million on the house, I trusted they would be the most thorough (even though they were the most expensive). I will start off with the positives: 1.) Inspector was polite and allowed my wife to attend onsite as he did his inspection. Kudos to the inspector for making my wife feel comfortable. 2.) The company offers free wood destroying insect inspection for Veterans. Now for the negatives: 1.) They missed two very obvious issues with the house that they did not have listed on the report. First was that the front step to the porch is not attached, wobbles, and doesn't have a handrail. Second there was an 3'x3'ish area on the basement ceiling that had obvious water damage. The report did list water damage under the sink directly above the basement ceiling, but a huge miss on the ceiling damage itself. These two things I noticed immediately as an untrained observer, how did they miss this? 2.) The inspection report shows that only half of the attic was inspected. It is listed as "Unable to Inspect: 50% - Could not get in completely because of shelving". Seems odd that they are able to inspect the roof with just a camera attached to a drone, but an endoscopic snake style camera isn't something they will use to inspect attics if they can't physically access the area? Odd. 3.) Their Radon detection sensor apparently had stopped working and the company called me to ask what I wanted to do about it. The lady that called me seemingly has no training in customer service and rudely laid the issue at my feet instead of letting me know how they were going to correct it. I told her that if you can't offer me a solution and can only offer me problems that I feel I need to request a full refund and go with another inspection company due to major items being missed on the report and my confidence in the company being further eroded now with the Radon detection issue. She proceeded to tell me that how I "felt" was wrong. I did rudely interrupt her at this point (I was very irked that someone was telling me that my feelings were wrong) and meet her rude energy in kind. Not proud that I didn't keep calm. However I didn't cuss, insult, or yell... I was just very firm about my disappointment. I let her know that I am putting a lot of money on the line to buy this house and am paying them a premium to provide a service. A service of which they are failing to show has any actual value at this point. She responded with telling me that she didn't like my attitude and that I could call them back once I had adjusted my tone, then she hung up on me. If you decide to use this company, don't ever tell them that you are unhappy with them, somehow it will end up being your fault. 4.) They provide your personal information to third parties that spam you about using their services to connect utilities/security alarms, etc. Bentley's management seems to treat this as no big deal since you can simply follow "the process" on each spam contact to "opt-out". This isn't a perk, this is giving me chores. read more

Highly responsive and very detailed in their home inspection. Josh did an outstanding job and followed up with a prompt report that evening with the ability to go over any questions my clients had. Thank you again! read more

Buying a home is a process with a lot of moving parts. Bentley Home Inspection Services made it super easy. Called over on a Tuesday, got friendly service on the first ring, scheduled my appointment, and had an inspector out two days later. Highly recommend them and the inspector (Tanner) was marvelous. Finished up the inspection around 11am, and had my inspection in my inbox a couple of hours later. Professional, fast, and good at their job -- what more do you need! read more

Easy to schedule a home inspection. Inspection was thorough. Felt as though the wood boring insect inspection could have been more thorough. read more

Zach came out immediately even with short notice. He was at the property early which was nice. He was very thorough and polite. Had questions after reading report which is typical and he made himself available to answer. Definitely recommend this company read more

Average home inspection company that seems more worried about selling you home service products after your inspection. I am still dealing with their spam. They even sold my phone number. Also, I was very concern when they did not provide any warning or further need to have checked by a license electrician in their final report of a dangerous over amped circuit panel. It seems the last owner added a 112 Amp tankless water heater to the home without upgrading the panel. In the home inspection the tech provided all the information to discover this, but the company failed to put this in their report and to notify anyone of this dangerous condition. read more

Nic Ward did a very thorough inspection of our prospective new house in Tennessee, and we couldn't be happier with his work. The level of detail was exactly what we needed as we still live in Colorado. Nic went out of his way to talk us through his findings and give us advice on mitigation for a few of the findings. We definitely got our moneys worth. read more

This company missed major construction flaws that should have been caught there are 21 CRACK FLOOR JOISTS and one main beam split this will cost 10's of thousands to fix and they could care less Some of the cracks are 1/2 wide if they did go in the crawlspace they where blind windows broken out the outer thermo panel only the inside one was there Hard wood floor was laid on carpet heating ducts laying loose in crawlspace. drier vent was laying on the dirt floor all moisture was in the crawlspace. Fungus all over the joist at the back of the crawlspace. they did offer our money back LOL. read more

I hired Bentley Home Inspection Services to inspect a home I was under contract for in northeast Tennessee. Not only were they prompt, but their report was excellent providing great detail and rating the importance of each issue. It makes a good resource for renegotiation of the terms of the purchase. Brian was knowledgeable and thorough in our home inspection. He walked us through any concerns and provided a complete report we feel let's us know the exact quality of our upcoming home. Love that they have an option for a pest letter too. One stop shop. Thank you! read more

Bentley Home Inspection gave us a thorough inspection on a property we are purchasing in Gatlinburg. They did a home inspection, a septic dye test and a termite inspection. Josh reached out directly via phone call after the inspection to give us an overview and to see if we had any questions. Excellent customer service! We are pleased with their services and plan to use them again! read more

We used Bentley to inspect our home prior to closing. We've since discovered 4 non working smoke detectors. The wrong type of detector in our garage. How did our house even pass inspection with these issues, let alone paying for Bentley to inspect the home? I would not recommend using their services. read more

We are out of state buyers and really had no idea who to use. Our RE agent gave us a couple of brochures and I chose Bentley & Associates very quickly as we are anticipating a quick closing. The person answering the phone (Anita?) was very helpful and was able to schedule our inspection the next day. Jeremy was our inspector and did a very thorough job. My son, who is in construction, was also present during the inspection and Jeremy was very patient with all our questions including some regarding local codes and regulations, even looking them up if he didn't know them. He was very thorough and spent about 2 hours going through the home and property. I would highly recommend him and Bentley & Associates. read more

Very thorough and easy to work with! I would highly recommend them for your home inspection needs.

We are buying a home from the other side of the country. Josh came out and did an extremely thorough job. Really gave us a good idea as to what we are looking at. We kinda pulled a fast one on him. This home had been professionally moved 500 yds and he was unaware of this. The untrained eye can not tell that it has been moved. The home doesnt even have as much as a crack in it! He called me and got my story and some of the things he was seeing ( all very minor ) then all made sense. Thanks again Josh! read more

Very thorough, easy-to-figure-out report with extensive photos. Friendly staff. Thanks so much!

Danny was on the job when I and my client arrived . He was very professional and took time to explain what he saw and what was a maintenance concern. I did not see him go up on a ladder to inspect the roof (he started before we arrived so can not say if he did or did not do it) Seemed to get all done in a timely manner . We had the report quickly read more

Requested our inspection from out of the area. Denise was very friendly and helpful, ensuring we requested all reports needed. They worked with our realtor to coordinate the inspection. I found their inspection to meet all our needs. The report was received quickly, was very informative, and gave us a heads-up on items we should keep in mind when doing annual maintenance. I would definitely recommend Bentley & Associates. read more

We bought our house in April and met the inspector at the house. He had arrived early and had already started before we arrived. We were pressed for time and stayed for part of the inspection and assumed he was doing a thorough job. When we moved in we found windows that did not work, rotted out wood in soffits, doors that wouldn't lock, a light fixture hanging by wires outside and others not in the report read more

I live in another state and am purchasing two rental houses in the Johnson City area. This is also occurring just before Christmas. Bentley Home Inspection was recommended by our realtor. I hired Bentley Home Inspection to perform a full inspection on a home I'm under contract with. I was impressed at the number of tests that they offered including radon, mold, water, sewer camera among many others and that I can add these as needed. I met Josh at the property and he was already working hard setting up the tests. He was extremely knowledgeable about what to look for and took the time to answer my questions. He called me that evening to explain some of the findings so that I would fully understand the impact rather than just reading and interpreting it on my own. I really appreciated him doing that and now have a strategy for addressing the minor issues. I would highly recommend Bentley & Associates, they are professional, responsive and knowledgeable. read more

John did a very good job we got our home inspection before putting our home on the market so we have a few repairs to complete. But he was very professional and did a great job seen things we didn't see. So was this help we hope to sell our home as soon as the repairs are done. Thank you read more

Riddle me this...we paid for a termite inspection for a home we purchased. We were told there were no visible signs of termite damage. Part of our crawl space was not accessible but not where termite damage was found. Five other contractors who went in our crawl space found the damage no problem. Not sure we understand why Bentley is not taking responsibility for their inspector's gross negligence? Now attorney has been contacted and we are forced to file suit for estimated $20k in damage that Bentley's inspector missed. What ever happened to companies doing the right thing? Unbelievable. Hope no one else has any problems since they give you the run around then tellyou they have filed an insurance claim but refuse to give you a copy of the declination showing claim was filed. Get the certificate for insurance!! read more

I only gave one star because it would not let me choose none! We were from out of state and chose Bentley on the advise of our realtor. Bentley did our home inspection (we could not be there) and did not find anything major wrong with the structure. We are now looking at over $90,000 to fix what he failed to find. DO NOT USE! read more

We have used Bentley & Associates Home inspection services twice and were very satisfied with our inspector Jeremy. His inspection results were sent to us very fast including detailed photographs. We paid them for a pre-purchase inspection. They said a few minor things were wrong, which we asked to have repaired by the seller. When we arrived at the home, all water in the house had to be shut off. An expensive plumbing issue was discovered. Many windows are fogged and broken, with actual moss growing on the seals. None of that was mentioned on their report. They mentioned one cracked window. Which we asked the seller to repair. We were severely misled by this company, they offered a discount for health care professionals, well they should pay me to fix all the problems they missed. Then when you read the contract, you can't even sue them unless you come to their county and do it in their court. You get the picture. It seems the home inspection business in TN is a scam, probably better to bring a trusted plumber, HVAC guy, etc than pay one of these fools. read more

Donnie was our inspector and was so thorough and pleasant. He arrived right on time and did the inspection in a timely order and was detailed.
