First of all, he completely ignored my mom and I. Then he basically ignored us the whole time while doing the inspection. He missed so many things that I'm now paying THOUSANDS of dollars to repair in my new home. Josh came out to our new build home today to conduct a predrywall inspection. This is our third home purchase and he is by far the friendliest and most thorough inspector we have utilized. He really took his time to examine every inch of our home framework and spoke with the site superintendent in length regarding minor concerns. He even noticed a small crack in a window that we never would have noticed on our own. This is our first time building a home and Josh truly gave us peace of mind that the home will not collapse into a heap of sawdust as we sleep. I hired Bentley Home Inspection Services to inspect a house that I had under contract. Bentley came highly recommended to me and, seeing as I was spending over half a million on the house, I trusted they would be the most thorough (even though they were the most expensive). I will start off with the positives: 1.) Inspector was polite and allowed my wife to attend onsite as he did his inspection. Kudos to the inspector for making my wife feel comfortable. 2.) The company offers free wood destroying insect inspection for Veterans. Now for the negatives: 1.) They missed two very obvious issues with the house that they did not have listed on the report. First was that the front step to the porch is not attached, wobbles, and doesn't have a handrail. Second there was an 3'x3'ish area on the basement ceiling that had obvious water damage. The report did list water damage under the sink directly above the basement ceiling, but a huge miss on the ceiling damage itself. These two things I noticed immediately as an untrained observer, how did they miss this? 2.) The inspection report shows that only half of the attic was inspected. It is listed as "Unable to Inspect: 50% - Could not get in completely because of shelving". Seems odd that they are able to inspect the roof with just a camera attached to a drone, but an endoscopic snake style camera isn't something they will use to inspect attics if they can't physically access the area? Odd. 3.) Their Radon detection sensor apparently had stopped working and the company called me to ask what I wanted to do about it. The lady that called me seemingly has no training in customer service and rudely laid the issue at my feet instead of letting me know how they were going to correct it. I told her that if you can't offer me a solution and can only offer me problems that I feel I need to request a full refund and go with another inspection company due to major items being missed on the report and my confidence in the company being further eroded now with the Radon detection issue. She proceeded to tell me that how I "felt" was wrong. I did rudely interrupt her at this point (I was very irked that someone was telling me that my feelings were wrong) and meet her rude energy in kind. Not proud that I didn't keep calm. However I didn't cuss, insult, or yell... I was just very firm about my disappointment. I let her know that I am putting a lot of money on the line to buy this house and am paying them a premium to provide a service. A service of which they are failing to show has any actual value at this point. She responded with telling me that she didn't like my attitude and that I could call them back once I had adjusted my tone, then she hung up on me. If you decide to use this company, don't ever tell them that you are unhappy with them, somehow it will end up being your fault. 4.) They provide your personal information to third parties that spam you about using their services to connect utilities/security alarms, etc. Bentley's management seems to treat this as no big deal since you can simply follow "the process" on each spam contact to "opt-out". This isn't a perk, this is giving me chores. read more

Called over on a Tuesday, got friendly service on the first ring, scheduled my appointment, and had an inspector out two days later. Highly recommend them and the inspector (Tanner) was marvelous. Average home inspection company that seems more worried about selling you home service products after your inspection. I am still dealing with their spam. They even sold my phone number. Also, I was very concern when they did not provide any warning or further need to have checked by a license electrician in their final report of a dangerous over amped circuit panel. It seems the last owner added a 112 Amp tankless water heater to the home without upgrading the panel. In the home inspection the tech provided all the information to discover this, but the company failed to put this in their report and to notify anyone of this dangerous condition. read more

This company missed major construction flaws that should have been caught there are 21 CRACK FLOOR JOISTS and one main beam split this will cost 10's of thousands to fix and they could care less Some of the cracks are 1/2 wide if they did go in the crawlspace they where blind windows broken out the outer thermo panel only the inside one was there Hard wood floor was laid on carpet heating ducts laying loose in crawlspace. drier vent was laying on the dirt floor all moisture was in the crawlspace. Fungus all over the joist at the back of the crawlspace. they did offer our money back LOL. read more

We used Bentley to inspect our home prior to closing. We've since discovered 4 non working smoke detectors. The wrong type of detector in our garage. How did our house even pass inspection with these issues, let alone paying for Bentley to inspect the home? I would not recommend using their services. read more

The person answering the phone (Anita?) was very helpful and was able to schedule our inspection the next day. Jeremy was our inspector and did a very thorough job. My son, who is in construction, was also present during the inspection and Jeremy was very patient with all our questions including some regarding local codes and regulations, even looking them up if he didn't know them. I hired Bentley Home Inspection to perform a full inspection on a home I'm under contract with. I was impressed at the number of tests that they offered including radon, mold, water, sewer camera among many others and that I can add these as needed. Riddle me this...we paid for a termite inspection for a home we purchased. We were told there were no visible signs of termite damage. Part of our crawl space was not accessible but not where termite damage was found. Five other contractors who went in our crawl space found the damage no problem. Not sure we understand why Bentley is not taking responsibility for their inspector's gross negligence? Now attorney has been contacted and we are forced to file suit for estimated $20k in damage that Bentley's inspector missed. What ever happened to companies doing the right thing? Unbelievable. Hope no one else has any problems since they give you the run around then tellyou they have filed an insurance claim but refuse to give you a copy of the declination showing claim was filed. Get the certificate for insurance!! read more

Bentley did our home inspection (we could not be there) and did not find anything major wrong with the structure. We are now looking at over $90,000 to fix what he failed to find. We paid them for a pre-purchase inspection. They said a few minor things were wrong, which we asked to have repaired by the seller. When we arrived at the home, all water in the house had to be shut off. An expensive plumbing issue was discovered. Many windows are fogged and broken, with actual moss growing on the seals. None of that was mentioned on their report. They mentioned one cracked window. Which we asked the seller to repair. We were severely misled by this company, they offered a discount for health care professionals, well they should pay me to fix all the problems they missed. Then when you read the contract, you can't even sue them unless you come to their county and do it in their court. You get the picture. It seems the home inspection business in TN is a scam, probably better to bring a trusted plumber, HVAC guy, etc than pay one of these fools. read more

A buyer hired this company to inspect my house for sale. I came home and the inspector did NOT leave my home the way it was. He opened my blinds, doors, and left my gate open to my fenced yard. I have an antique piano in original and perfect condition and in perfect tune. He played my piano and left the lid up. The original ivory keys had dirty finger prints on them, and two of the keys look cracked. Not certain if it is still in tune now or not. I feel violate by a stranger touching my personal belongings. And whose to say this person did not go through my other personal items. If i could I would rate them a minus 1,000. I would Never in my life go into someone's home and do this. read more

Horrible experience. We are out of area buyers and had Gerald Jones (Inspecting since late 1990's and has inspected over 10,000 properties) conduct inspections on 2 homes in Pigeon Forge in October 2017. He missed warping & stained wood flooring in the kitchen (first room you enter into from front door) and a master bathtub/tiled walls that were visibly damaged and leaking at the walls when the shower was operated (visibly seen leaking and stained under house which is the carport). There was also rot on the support framing (Gerald also concurred). This was all noted by us and RE Agent on final walk-thru (our first visit at the property). We called Gerald and he re-visited this house the next day. He agreed he missed these items (and some others) and would do anything to get them repaired. We ended up losing this house due to the Seller had issues when this all was brought up AND trying to get them replaced from across the country. I brought this to Bentley & Assoc attention and stated we lost many cost(s) due to their unprofessional inspection even though we lost this house. We lost it due to his misses. This all should have been noted during the inspection, not when we were doing a final walk-thru. We have not received any reimbursements!! or any concern on their part for us traveling from California to deal with this crap, when we are supposed to be enjoying the property. The other house we did finalize and had more nice surprises that were missed by Gerald. Disappointed on their inspection and follow-up on their misses. read more

I would never recommend this company. They botched the inspection of my home, to the tune of missing over $3000 in needed corrections to the crawl space. I did call them, very politely, to tell them about their failure. Mr. Bentley promised to get back to me, but never did. They also removed the copy of my home inspection from their website so that I would not longer have access to it. The inspector also broke the pull down ladder to the attic. Avoid them. read more
