    If your insurance company is paying for all your water damage then the following may not be…read moreimportant to you but if you are trying to get a third party insurance to pay for it or you are paying out of pocket then you might want to read on and find a more ethical company to work with given, as you will find out, the large amount of money at stake. We called out AAA when water leaked into our condo from an upstairs neighbor. As is typical in such an emergency condition we ended up with what the legal profession calls a contract of adhesion meaning basically: you agree to pay them whatever number they come up with for their service and you won't know how much until you see the bill. We were at the beginning of a 3 month long ordeal to get the third party's insurer to admit liability and settle with us. We could hold off on remediation and reconstruction but had no choice but to act decisively to stop the current water damage (basically dry it out) or risk the mold getting worse and spreading. We figured that logically this part, abatement, should be the least of the expenses, especially given that damage was primarily limited to one wall and part of a ceiling of a small (less than 50 sqft) bathroom and an adjacent hallway closet. Basically AAA's abatement process consisted of assessing where moisture was present, cutting a small hole in drywall near moisture to allow air circulation behind the walls and ceiling then setting up some scrubbers and a dehumidifier to dry them out, along with installing some plastic curtains to prevent any mold from spreading to other rooms which they did. Not exactly brain surgery. While the area was drying, we discussed next steps with AAA in anticipation of the insurance company settling. This is the first red flag we encountered. The condo was built in the 1970's and it turned out there was asbestos in the ceilings and drywall joint compound. However, it turns out the AAA is not licensed to remove asbestos and wanted to bring in another company to remove it for some huge additional amount on top of what we owed AAA. In fact we never got an honest quote up front as to what the remediation would cost. We were intially given one number that believed was the total ($17,710) but turned out not to include the asbestos part then another number presumably including the asbestos part but they would never commit to putting in writing that they would remove all the asbestos for a given price until we were far beyond the point of wanting to continue to deal with them. At the month mark, the emergency was over and we were no longer interested in a contract of adhesion and so we decided to stop work with them at the abatement stage and hired another company, ARG Restoration who, in addition to being qualified to remove asbestos, were completely up front, transparent and reasonable in their cost and did a great job. As for AAA, It turned out that for simply doing the abatement steps listed above, on a 50 sqft area, the charge was $15,881, over three times what the mitigation work by ARG ended up costing us. Fortunately, the bill was itemized so I was able to examine how the cost had ballooned so much given how little labor was involved. It turned out that the majority of it came from charging us for basically "renting" the two scrubbers and the dehumidifer for over a month. (Yes, during the entire time we were waiting to hear from the insurance company to get the money for next steps until we finally decided to cut them loose, AAA had kept the equipment at our condo, a period of 32 days). It turned out that AAA charged $275 per day for equipment that, for the same period of time, can be rented from home depot for a small fraction of what they charge but we had a contract of adhesion so that's the rate we were stuck paying their rate. The outrageous part, however, is that the equipment had actually been turned off and moved into the foyer by the occupants after 15 days yet we were forced to pay $275 a day for 16 days when the equipment was not even plugged in! I did not have to take the occupants word for it, SoCalEdison provides a nice graph that shows daily electricity usage and clearly showed the 15 days when electricity usage was significantly higher than average starting with the day they set up the equipment and stopping at day 16. It is also necessary to point out that AAA made regular visits to check the moisture and so they had to know the equipment was sitting there unused and yet blithely continued charging us for it instead of taking it away or at a minimum informing us we would be charged for it while it was on our premises. In fact, their tech finally made me aware the equipment was unused some 8 days after it had been turned off (based on SCE graph) at which time I immediately responded and told them to remove the equipment. Despite this, it sat their for another 5 days for which we were charged an additional $1375 before they were removed

I talked with Milan who told me that I should check with a mold company to make sure there's mold first before doing any construction work. The mold company came out and confirmed, there's definitely excess moisture. They gave me a quote to do mold remediation and I was thinking of using them instead but I was told that they wouldn't do the reconstruction/repair after the mold remediation. So I came back to Zimax. They provided me with a very similar quote to the other company for mold remediation. I liked that Zimax would be able to do both the mold remediation and the repair afterwards. I accepted Zimax's quote and Milan was able to schedule me in for mold remediation quickly. They came on a Tuesday. They removed the drywalls and found that there were multiple leaks from the windows. They set up everything in one day. They set up a paper walkway so that they wouldn't track any dirt into the house. Everything was done very professionally. Friday, they came back and removed their equipment. I was told that the next step is to do water testing to determine all the spots where there were leaks. They did some testing but then told me that more testing was needed. They were gonna come on Monday, but they were able to squeeze me in on Saturday instead. They found all the multiple leaks coming from two windows. I wanted them to start immediately, but there was a bit of delay with their scheduling. I guess with how good these guys are, they must be swamped. But Milan did his best to schedule me in asap. Friday, they came and patched the leaks. Then on Saturday, they came to water test to make sure there were no more leaks. Once they confirmed no leaks, they started the repair work that same day. Everything was pretty much completed on Saturday. Last step was painting. They painted on Monday and we were told that the paint just needed about two hours to dry and it would be good. Overall, a very pleasant and professional experience. This is the kind of company I want to work with for anything I might need. They provided accurate information and was courteous. Everyone showed up on time, ready to work. I was impressed with the end results and the work that they did.

He is very professional, personable, and experienced. Advanced Restoration & Construction were available during every step of the mitigation process. Tal came out daily to take new moisture readings and adjust the blower and dehumidifier setup. They patiently listened to and answered all of my questions. All areas are now dry and ready for repair. Based on my experience with them, I highly recommend Advanced Restoration & Construction! The company also helped me deal with my Progressive home insurance. Tal's office assisted me in communicating with them, filling out all the required forms and documents, and ensuring everything was handled smoothly. After seeing Tal and his team's level of care and professionalism during the mitigation process, I also decided to hire them for the repairs. They handled everything consistently, replacing the damaged drywall and baseboards, repainting and restoring the affected areas and bring them back to their original condition. Thankfully, at every turn Lime Green has had appropriate documentation and evidence for their work. Not only that, but David has taken the time to walk me through the insurance process step by step, and has even gotten on the phone with the insurance adjuster and myself to fight for our claim. This service was truly above and beyond for what was a small job for Lime Green, but very important for us. The…read morecompany initially agreed that they would come to do a consultation and then provide us with an estimate for the mold removal, do the work, and then give us a 2nd estimate for the reconstruction. We had mold in the bathroom and the master bedroom and the mold smell was particularly horrible in the bedroom by the window. They opened up the bathroom ceiling as well as a chunk below our bedroom window. They removed mold from the bedroom window sill as well as part of the bathroom ceiling and the bottom of the bathroom cabinets. The bathroom mold was from condensation, from a lack of a ventilation system, and a prior leak under the sink. They stated that the bedroom mold was from condensation and that everything in the wall below the window was dry. But it was strange because during the consultation I was told that after they opened up the wall and removed the mold, that they would come back to test to see if there was somewhere outside that was letting water in through/near the window. When it came time to pick up the scrubber and dehumidifier, one of the staff came by and very quickly closed up shop and there was never any kind of test or inspection performed to see what might have been the problem with the window. After the mold removal process, we were offered a quote that forgot to include the ventilation system cost we had requested during the initial consultation for the bathroom. I reached out to ask for the quote to be amended to include the ventilation system cost. During this time the two reconstruction staff at the company happened to quit. I know that these things happen, but it was very unprofessional given that we were living without a full functioning bathroom. They ended up referring us to a general contractor who unfortunately did not work out. I ended up calling someone that had previously done work for me instead. He and one of his colleagues repaired the drywall and installed the ventilation. During the process, the contractor noticed the bedroom window jostled easily and wasn't sealed. While fixing the window he found a spot where water came pouring out of the wall. Evidently during the intense rain water was trickling in through the loose unsealed window. I mention this because LimeGreen did not bother to even look for the water source in the bedroom because they were understaffed. Why on earth did they not think to check if the window was stable in the spot that I told them we thought the mold was in? I don't know much about this but would expect an expert to know what to do to figure out the source of the problem. Instead they just removed a chunk underneath the window and chalked the problem up to condensation. They would have just boarded everything back up for water and mold to continue to grow in the wall. This company is affordable and I liked the professionalism from Martin, but if the owners are overworking/overextending their employees, they are going to be less likely to take the time to find the source of the water and just rush off to the next project.

Rest assured, you have found the right company to work with. These folks are highly professional, responsive, and great value for the money. Now that I've seen the finished product of the work, I couldn't be happier with my decision to proceed with them. In my own journey, I had hired somebody else first because they were cheaper. After an additional air test where that company was fully unable to remediate the issues that I was dealing with, BH Environmental came in and saved the day. It was a night and day experience compared to the other vendor. Eitan and his team are top notch. Stop looking beyond this post and give them a call.

None of this process was communicated clearly to us. I appreciate the owner's effort to make it right with a refund of the fee. I wouldn't even recommend requesting an estimate from these people. I wish I hadn't. The star is because someone technically came out. They were the only ones who charged a fee to come out, and their inspector spent a total of maybe 50 seconds in the bathroom that had water damage. The person who came out told us would have an estimate within a day, and no estimate. Unlike the other companies that came out, he made no inquiry about the age of the house or mention of required asbestos testing. Overall, his visit did not inspire confidence that any estimate we did get (if we got one) would be valid or accurate (not require change orders). Maybe the reason why some reviewers say they're cheaper is that they cut corners? (We wouldn't know as we never got our estimate.) We were really dissatisfied even with our (extremely brief) visual inspection experience. Communication with respect to the process was not good (as we don't know what's going on). Clearly my short list selection process failed me here. ETA: Apparently they were waiting on payment for the estimate (no one made clear what this process was), which we finally got, and indeed did not include asbestos testing.
